INTELLIGENT RESEARCH NOTES TO REMEMBER

1. Focus more on getting every piece of information more than trying to hit a certain number. While it is nice for each person to have 50 verifications, I want to make sure that we are completing every record to the best of our ability and that we are working through each property completely. Dont let our client go back and work through properties and assign it again. 2. NAICS Code always verify this if its the right code. We can research through their website as to what kind of business they are in. 3. Disconnected Number if theres no other number to call or cannot locate a number on the web for that company, DELETE the tenant. - CDX ID 461418 Notes, disconnected number by Alvin. - QUILLIN, JOHN Disconnected. Delete it and dont mark it as verified. 4. NOTES : These need to be called through, and if the tenant is out of business, deleted. The whole reason that we set tenants to the status of original is to note to ourselves that we need to come back and finish it later. It should be a placeholder or temporary status. We need to make notes when this happens. Left VM (left voicemail) or No answer, or something similar. 5. Voicemails, No Answer It should be called twice after 2 days. 6. Moved Tenants It should be moved to the new building location. 7. CALL VERIFICATION ON ADDRESS : It should only be the address. Dont mention the City, State and Zip Code already to sound more local. - ADDRESS : When saying the building number, don't say, " are you still in number five seven three four West Jefferson Avenue?" Just say the actual number and street. 8. WEBSITE : Dont say triple w. Just say www dot.

9. SAME TENANT NAME : Instead of deleting one of them, make it as a subordinate to another (Parent). We dont want the same tenant on the building twice. Stickney & Stickney LLP We put the individual attorney John Stickeny as a child tenant to the firm, which is correct. The problem is we didnt verify the child record and we left the name as STRICKNEY, JOHN ATTORNEY AT LAW and we should have corrected it to just read, John Stickney. We also need to verify the child records as well. RMS Investment Corporation We have duplicate records, one was verified and the other was left there. The duplicate record needs to be deleted

10. Delete duplicate records. We want a clean tenant roster, so if there is two of the same company, delete one. If they are related entities that occupy the same space, then use the parent-child relationship.

11. Let's try change up the SF question a little bit to see if we can increase our collection rate.

Ask, "Do you know how many square feet you occupy?" If answer is NO, "what percentage of the floor do you occupy?" If the suite # is not an even 100, 200, 300, etc, then they most likely do not occupy the entire floor. For example: If it is 210 or 650, then the floor is probably subdivided. If they are in Suite 500, then you could ask if they occupy the entire floor.

12. The two fields that the agents are trailing our group here is the square footage and move-in date. They are both important, so it is IMPORTANT to ask the questions and update the fields if received.
