The overall concept of the plan is based on cluster system of different activity areas, which ultimately creates a valuechain framework of all activities. However, the focus is paid on smooth interflow of all activities. For this maximum, effort is put to keep the plan simple and affordable to achieve the overall goals. Main features include the zoning of different activities according to their function, size and locationofallfacilitiesaccordingtonormalstandardsoflanduseplanning. The setting of buildings has been placed and located according to their functional requirements and nature as well as height zoning regulations, such as the tower area has been proposed at the backside ofoverallplantogainmaximumheightpermission. Functionally, all the activities have their own importance and impact on the overall project. Each building/activity provided and designed will cause an economic generation at its end. So, in the concept plan, it is considered vital to locate all the activities as per their use and importance. Banks and other small services and shops are located near/ along the main cargo road to provide services all on a window basis. Then, location of administrative setup, display area, and labs/skill development centers have been located in same line to provide a harmony and rhythm in use and services provided by these activities. Then, located at the end are the tower area and gems and jewellery manufacturing area. If it becomes possible, two towers will be designed and built to accommodate space for maximum services and activitiesinsteadofone. The location of tower(s) is planned in such a way as to avoid any height zoning laws and has been elaboratedthroughasimplelinecharttoprovidemaximumrelaxationinheightstandards. And, in the end, investors enclave area has been located at the western corner to avoid any noise and airpollutionfromthebusinessandcommerceareas. Accordingtotheuseandfunctionofvariousactivities,subdivisionhasbeenmadeinfollowingmanner: 1. The Admin area will include facilities to support the activities to administrative authorities of the area, office for Trade development Authority of Pakistan (TDAP) and other such activities which create coherence between all the stakeholders at the same time. Its location is such that alltheadjoinservicesandactivitiescanbecontrolledandexecutedsmoothly.

2. The investors enclave area covers about 13.09% of overall project, and is located away from business and commercial areas to provide calm and clean environment to the endusers. Investors area, as per the requirement of the user, includes residential rooms, recreational facilities, meeting halls, swimming pool, and state of the art facilities for social and business purposes. 3. Provision of open spaces and green spaces has been considered as per minimum required standards and requirements. It covers about 1.75 % of whole the project area, excluding investors enclave area. Hence, maximum space has been utilized for business and commercial relatedactivities. 4. Provision of security services at two main entrances has been located to ensure safety and complete vigilant over entrants and outsiders. Each security post will include living rooms for ondutystaff,officerooms,andwaitingareasforvisitors.Alongwiththis,spaceforpolicecheck post has also been provided for better and effective coordination among various security factors. Furthermore, small watch towers will be provided at all the corner points around the planned area. In addition to above, security cameras and lights will also be installed for controlledsystemofallactivitiesinandaroundtheprojectstructures. 5. A separate services area has been planned to include water supply services like Underground Tank, Overhead tank, Pump House, Generator Room, fire fighting services, police check post, etc.Thisareawillalsoincludeanyfuturerequirementasandwhenitarises. 6. Towerareawillbedesignedtoaccommodateanumberofsmallactivitiesrelatedtoeachother and also supporting to major activities. The activities included will be like manufacturing, man power requirement, courier services, legal services, printing spaces, restaurants, insurance services,travelagents,financialservices,etc. 7. The display area will include all the facilities for commonbonded ware house for gems, convention centre, food/beverage outlets, exhibitions halls, multimedia services, auditoriums, and presentation halls. The plots sizes will vary providing multidimensional activities related to eachotherontheuseandfunctionalbasis.Variationinplotsizeswillalsoprovideoptionstothe businessandtraderelatedfirmsaccordingtotheirproductiontypeandquantity. 8. Parking areas have been provided in three segregated parts to avoid any congestion and overcrowding in the area. It will also provide strong vigilance system on incoming and outgoing traffic. In the times of emergency, it will also be an easy game for the controlling authorities to executethetrafficmatters. Above all, main objectives of the planning i.e. comfort, safety, clean and calm environment has been catered in the conceptual plan. The location of project site through Google map has been demarcated andisattachedhere.
