While not for the faint of heart, clients of mine recently made a successful offer on a property they had never seen. Making offers to purchase properties sight-unseen is far from the norm but not as uncommon as you might think. Five weeks later, my clients arrived in Sarasota to attend the closing. That morning, as we performed the final walk-thru, my clients saw their new home for the very first time. As you can imagine, my heart was pounding as the listing agent and I pondered what we might do if they didnt like the home they had committed to buy. As we looked over, we saw my clients in a tight embrace and realized there were tears flowing. When asked what was wrong they replied, We love it! Its absolutely perfect! We love it! With that, the listing agent and I joined them with our tears...tears of joy from all four of us! When a client entrusts me to help them find their special home in paradise it is not something I take lightly. Hours upon hours are invested in aligning the clients needs and lifestyle with area communities and the best available properties. With sales remaining at high levels, and prices trending higher, everyone continues to be optimistic about the Sarasota real estate market. Buyers are certainly benefiting from the high-quality of properties in our market, although inventory remains very low. Sales of distressed properties represented 23.9 percent of the overall sales in September 2013, up from the August 2013 figure of 20.6 percent. In September 2012, the figure was 37.1 percent, so the trend overall is downward despite the recent increase.

What do buyers want?

A new survey by Coldwell Banker Previews International and the Luxury Institute finds that wealthy younger buyers are driving the luxury real estate market, and they are willing to pay more than similar wealthy buyers age 55 and older. According to the survey of Americans age 21 or older with a minimum gross annual household income of $250,000, 43 percent of younger wealthy consumers are considering the purchase of residential property in the next 12 months, compared to 21 percent of those age 55 and older. On average these younger wealthy consumers spent more than $2.1 million on their most recent purchase of residential property, approximately twice the average amount spent by older and similarly wealthy luxury buyers, which was $1.1 million. The trend towards younger luxury buyers is leading a change in desired home amenities. They are looking for homes that fit their active and unique lifestyles. Younger buyers are more likely to want homes with amenities such as a pool, outdoor kitchen, home gym, theater, wine cellar and four or more garages. And, they are more likely to value Green or LEED certified properties. Finally, only 6 percent of these wealthy homeowners surveyed own residential property outside the United States.
