incorporatesnewarchitecturalandenvironmentalstandards,settinganewlevelofsocialresponsibilityinurban
design.
The104storybuilding,ajointventurebetweenThePortAuthorityofNewYorkandNewJerseyandTheDurst
Organization,isdesignedtobethesafestcommercialstructureintheworldandthepremiercommercial
businessaddressinNewYork.Theiconic,3.0millionsquarefootofficetoweris72percentoftheprojected
stabilizednetoperatingincome(NOI),totaling1.9millionsquarefeetintheClassAbuilding.CurrentlyOne
WorldTradeCenterismorethan63percentleased,withworldclasspublisherCondNastasitsanchortenant.
CondeNastwilloccupynearly1.2millionsquarefeettohouseitsglobalheadquarters,alongwiththeVantone
ChinaCenter,whichhasleased190,000squarefeet,andtheU.S.GeneralServicesAdministrationwhichwill
leasemorethan270,000squarefeetofspaceundera
20yearagreement.

TheNewStandardinDesign
TheultramoderndesignofOneWorldTradeCenterisaninnovativemixofarchitecture,safetyand
sustainability.Thebuilding'ssimplicityandclarityofformaretimeless,extendingthelongtraditionofAmerican
ingenuityinhighriseconstruction.OneWorldTradeCenterwillbeanewvisuallandmarkforNewYorkandthe

Itsstructureisdesignedaroundastrong,redundantsteelframe,consistingofbeamsandcolumns.Pairedwitha
