NEW GUIDELINES AND SIMPLIFIED

APPLICATION PROCESS FOR


EXTENSION OF LANDED RESIDENTIAL
BUILDINGS

1.0 SCOPE

• Confined to max. 3-storey Landed


Residential Buildings i.e. detached, semi-
detached, terrace, zero boundary houses
and quadruplex.

• Commercial, Industrial, Strata/highrise


residential and other types of building are
Not included.

2.0 PRINCIPLES
• No review of maximum plot coverage and maximum building
depth.
• No revision of current minimum building setbacks.
• No compromise on safety and health aspects as follows:
(i) Manhole and septic tank shall not be
within the walled-up area.

(ii) No opening on side wall if the


minimum side setback is 1.5m and adjoining
to another building & electrical substation

(iii) Any opening on side wall, the


minimum side setback shall comply
with Schedule F in Sarawak Building 3

3.0 DEFINITION

2 Types :

1) Horizontal Extension

2) Vertical Extension

1) Horizontal Extension :
 Extension of out-building for living space
to the sides and rear but not to the front of
the main building line;

 At the same time maintaining the


maximum plot coverage and minimum
setbacks of the main building.

 The permitted out-building is allowed to be


fully walled-up and of a single storey height.

2) Vertical Extension :
 Extension of space vertically within the
main building without affecting the total
height and main framework of the building.

 Including attic floor, mezzanine floor,


basement and walling-up of balcony.

Local Authorities to approve:

• Delegation of power from the State Planning Authority to


Local Authorities to consider and approve building
extension as per these guidelines.

• If building extension is beyond these guidelines, the


current work process (application through L&S
Department) still applies.
