A MIXED-USE TOWNSHIP DEVELOPMENT PROJECT

BACKGROUND OF THE PROJECT

The largest developer in the eastern corridor intends to develop the area with lot coverage of about 18.00-
hectare property formerly owned by private individuals. Known for launching several residential projects,
the developer is said to be more aggressive in its corporate expansion with shopping malls, office buildings
and hotel projects, thus the interest to develop more high-end and profitable projects. In 2015, the developer
allocated PhP 17 billion in capital expenditures, primarily for the construction of malls, office buildings,
hotels, residential projects and also for land acquisitions. For this new project, the developer aims to boost
its revenue with the construction of these buildings integrated in one development project.

The financial closing for the newly-acquired property is expected over the next couple of months. Over
that period, the developer plans to come up with a comprehensive master plan to develop the property into
an integrated mixed –used township to equal those of the successful existing township projects sprawling
within Metro Manila and its surrounding provinces.

The developer envisions the project to be a business magnet for the province of Pampanga. With
Megaworld’s Eastwood City in neighboring Quezon City and Ortigas and Capitol Township Development
in the city of San Fernando, the project is anticipated to generate consolidated revenues for the developer
as well as an improved, integrated and advanced image for the province of Pampanga, particularly the
municipality of Mexico.

MIXED-USE TOWNSHIP DEVELOPMENT

A township is a particular kind of master planned, self-contained mixed-use development where residents
are given access to facilities not only for living but for working and playing, as well. In townships,
residential units are developed among corporate offices, leisure establishment’s, and sometimes even
schools.

One of the reasons townships have become highly sought-after over the recent years is the fact that local
real-estate companies, like Megaworld, SMDC, Century Properties, Robinsons land and Ayala Land have
been developing townships all over the metropolis and even in areas outside of Metro Manila.

Integrated townships have already set the standard for property development. Moreover, townships may
also be the solution to the growing problem of the Metropolitan congestion. It can likewise spur the growth
of the local economy by bringing activity to the nearing suburban areas thus creating a more dynamic
business environment and more employment opportunities for locals.
THE SITE

The municipality of Mexico is a first-class urban municipality in the province of Pampanga, Philippines. It
serves as the secondary gateway to the rest of Pampanga province from Metro Manila. It is one of the oldest
towns and fast becoming one of the most urbanized towns due to its proximity to San Fernando, Clark and
Subic. With its proximity to the urban employment hubs of Pampanga, Mexico is becoming a strategic
residential place for average income families working in the metropolis.
