Dear MS. ESGUERRA

This letter is notice to you that your current lease agreement for the above described premises
have already expired and will not be renewed.

You are required to surrender the premises to Landlord/Agent upon lease expiration. Please
return the premises to the same condition as you found it upon move-in, normal wear and tear
excepted. You are required to return all keys when vacating the premises.

With this letter therefore, a formal and final demand is hereby made against you to settle the
above-mentioned matter within ____ (___) days from receipt hereof. Failure to heed this
demand much to our regret, we shall have no other recourse but to institute appropriate legal
actions against you in court which shall entail payment of twenty (20%) percent attorney’s fees
and other consequential damages.

Please give this matter your preferential attention to avoid inconvenience and embarrassment
of court litigation.
