Quotation & scope of work (House Construction)

COST OF THE WORK:


1. The cost of work shall be INR 1100 per Square Ft. of the slab
measurement.
SCOPE Of WORK:
1. We shall commence the execution of the specified work.
2. The specified work would comprise of the following:
 Construction of retaining wall in stone masonry, as and when required.
 P.C.C. work below R.C.C.footings. (As per General Specification
clause no.2).
 Brick masonry (As per general Specification clause no. 3b,3c).
 Masonry work (Stone/Brick) and partition. (As per General
Specification clause no.3).
 Plaster internal and external. (As per general Specification clause
no.5).
 Masonry work in parapet walls up to 3’-0” ht.
 Providing and fixing of doors,railings,grills etc.(As per General
Specification clause no.9).
 Marble flooring including simple polish/tiles of all the floors as per
design. Flooring and dado work in toilets,granite fixing in kitchen
counter(As per Material specification clause no.7,12).
 Plastering and matka filling in sunk portion.
 Complete sanitary work including total fixtures and fittings, rain water
pipe, internal and external PVC work, making of chambers etc.

 Complete electrical work including laying conduit pipe in slab and wall
drawing of wires for point and circuits, fixing of DB’s in each floor
including individual wiring box meter pane. The work shall include all
L.T. work. The work shall include drawing of wire for T.V. & Telephone
and complete electrical up to panel.
3. (A) Water and electricity for construction shall be provided free of cost by
the Owner.
(B) Other development work including (driveway,Compound gate
fixing,railing fixing, Ug water tank etc.) all external development, modular
kitchen, wardrobe, False ceiling would be regarded as extra items and
shall be paid by the owner as per market rates.
GENERAL SPECIFICATION
1. Earth work in Excavation & Earth filling and foundation and footing:
a.Earthwork in ordinary soil up to a depth of 3 foot below GL
(Maximum height 4 foot extra) and filling of available excavated
earth and ramming/watering. Any earth to be brought from outside
would be the responsibility of the owner.
2. P.C.C Plain cement Concrete 1:4:8 (1 cement:4 sand: 8 stone).
3. Masonry
a. Stone Masonary 1:6(1 Cement : 6 Sand)
b. 9” thick Brick Masonary 1:6 (1 Cement : 6 Sand)
c. 41/2” Thick Brick Masonary 1:6 (1 Cement : 6 Sand)
4. D.P.C in plain cement concrete 1:3:6 (1 Cement : 2 Sand : 4 stone 20
mm nominal size) steel as per drawing.
5. Plaster
a. Ceiling 1:4 (1 Cement : 4 Sand) 12 mm Thick
b. Walls 1 : 6 (1 Cement : 6 Sand) 25 mm thick (Internal and outer
walls)

6. R.C.C (2’x 2’ Steel plate)


a. Steel consumption in Structure- The consumption of steel in the
super structure of the villa/house would be considered at 2.25 kg/sq
Ft.(+/-5%). Any extra consumption would be charged
separately/extra.

7. Flooring (complete with house stone soiling & PCC) and dado.
a. Full body Vitrified tile flooring in 1 : 4 (1 Cement :4 Sand)
mortar/adhesive with 4’’ skirting/marble flooring with simple polish in
1 : 4 (1 Cement : 4 Sand) mortar with 4’’ skirting. (As per Material
Specification clause no. 11) approved by owner.
b. Staircase would be finished in normal polished marble of base rate
Rs.50 per Sq ft.
c. Wall ceramic tiles would be provided and fixed in toilets and kitchen
at a base rate of tile being rs.35 per Sq ft. toilet wall tile would be
limited till door frame height of 7’ and kitchen wall tile would be limited
to 2’ above the platform. Floor vitrified tile/marble inside the villa would
be provided at a base rate of Rs. 50 per Sq. Ft. Make of tiles would
be RAK,Johnson, Somany or equivalent. GF verandah and FF
balcony would be finished in ceramic tile of base rate Rs. 30 per Sq.Ft.
8. Doors and windows:
a. Main door frame would be 5’’x 21/2 (double paintam) frame and other
internal door frames would be 4’’ x 21/2 frame (Single paintam).
b. Flush door (30 mm thick) would be provided with the hardware for all
rooms, toilets and kitchen.
c. Grills as per design would be provided in the windows.
9. Steel fabrication works:
a. SS Railing for staircase and in balconies.

10.Kitchen fittings:
a. Kitchen would be provided with SS sink(Make- Neelkanth or
equivalent) of base rate Rs.3000/- along with kitchen mixer of base
rate of Rs. 2500/- as per client choice.
b. Kitchen would be provided in granite at a base rate of Rs.100/- sq.ft.
as per client choice.
11.Sanitary/CP fittings :
12.CP fiitings would include wash basin,bibcock/health faucent, Shower,
Shower mixer, angle valves etc. Make would be Hindware or equivalent
for sanitary fittings and CP fittings/ as per client choice.
13.Parapet wall upto 3’-0’’ height. (Brick wall with plaster).
14. Brick bat coba work with IPS finish on the roof, water proofing work for
the toilets, filling of sunken areas of only kitchen and toilets with matka
would be provided. Admixture would be used in brick bat work.
15. Parking area would be finished in exterior grade heavy duty tiles of
base rate Rs.25/- per sq. ft.
16. Elevation would be considered as plain façade without any cladding
etc. done and any pergola design would be included in full
measurement. No area would be deducted between fins.
17. Roof top water tank in domestics water grade PVC tank of make Sintex
or equivalent would be provided and fixed (capacity 1000 liters).
18. Roof Top Work- brick bat coba on open areas of roof would be
provided.

Payment Terms

1. Mobilization advance. – 20%


2. On completion of foundation (Complete roof area to be measured). – 5 %
3. On completion of brick work up to roof level - 10 %
4. On completion of roof casting -20 %
5. On completion of Internal plaster – 10 %
6. On completion of outer plaster -10 %
7. On Completion of flooring work -10 %
8. On completion of electric wiring -3%
9. On Completion of Sanitary work -4 %
10. On virtual completion of house/Villa - 5%
11. On Completion of Villa/House -3%
Total – 100 %

First floor payment schedule will be sent at the time of commencement of first
floor work.

Method of Measurement
Slab area (RCC SLAB) to be measured for area calculation. The projected area
rate will be quoted separately.

Mode of Measurement
Measurement for payment will be made as per roof measurement / RCC Slab for
each floor i.e. 1100/- per Sq. Ft.+ GSt as applicable. (including all materials as
per Material Specification & General specifications).

Note: 1. any Item/Work, which has not been specified in this document, shall be
payble as extra item and the cost of the same would be finalized after discussion.

2. Cost of drawing,designing,planning will be 30 Rs per Sq.ft.if Required . this


includes Plan and elevation. Interior design is nit included.
