our client upon full payment of the purchase price.

on the details of the outstanding charges.

Dear Sirs,
We refer to the above matter wherein we act on behalf of BANK SIMPANAN NASIONAL of Lot
02-26, Tingkat 2, Kompleks PKNS, 40000 Shah Alam, Selangor who have approved a Housing
Loan Facility of RM79,900-00 (inclusive of MRTA of RM3,400-00) to the abovenamed Successful-
bidder to complete the purchase of the above property.
In this respect, kindly forward to us your undertaking in favour of our client, BANK SIMPANAN
NASIONAL as follows:-
a. to forward all security documents held by your Bank, upon receipt of the redemption sum
payable;
b. to refund to the said redemption sum in the event that the Deed of Assignment (By Way of
Transfer) in favour of the Successful-bidder cannot be effected and/or invalidated for any
reason whatsoever;
c. to execute and deliver to us a valid and registrable Deed of Assignment (By Way of Transfer)
within seven (7) days from date of receipt of your redemption sum.

Dear Sirs,
We refer to the above matter wherein we act on behalf of CIMB ISLAMIC BANK BERHAD of
Universiti Putra Malaysia Branch, Block B, Bangunan Pusat Pelajar, Universiti Putra Malaysia,
43400 UPM, Srdang, Selangor who have approved a House Financing Facility of RM32,420-00
(inclusive of MRTA of RM650-00) to assist Successful-bidder to complete the purchase of the above
property subject to the terms and conditions of our client’s letter of offer to the Customer(s).
Pursuant to the Proclamation of Sale dated 22nd January, 2009 between the Assignee and the
Successful Bidder, we understand that you are the Solicitors acting for the Assignee.
In this respect please be informed that our financier client is agreeable to release the loan sum upon
completion of all the relevant legal documentation in respect of the facility SUBJECT ALWAYS to
the following terms and conditions being first complied with:-
1. the receipt of the Original Letter of Undertaking from the Assignee favouring our financier
client to refund to our financier client the loan sum in the event the Deed of Assignment (By
Way of Transfer) in favour of the Successful-bidder cannot be effected and/or invalidated for
any reason whatsoever;

2. the receipt of your direct undertaking to forward to our client the following documents:-
(a) Original stamped Sale and Purchase entered into between the Developer, the Assignor
and the Proprietor;
(b) Original stamped Facility Agreement, Deed of Assignment and Power of Attorney
entered into between the Assignee and the Assignor.
3. the receipt of the Original Letter of Undertaking from the Developer of the property in respect
of the above transaction and the further assignment by the abovenamed Successful-bidder to
our client together with the details of the Master/Block Title to the Property;
4. your confirmation that the difference between the loan and the purchase price had been fully
settled;
5. that all the parties concerned have duly executed all the relevant loan documentation;
6. that all relevant conditions precedent for the disbursement of the above loan had been
complied with to the satisfaction of our financier client; and

We refer to the above matter wherein we act on behalf of BANK SIMPANAN NASIONAL of Lot
02-26 & 02-28, Tingkat 2, Kompleks PKNS, 40000 Shah Alam, Selangor who have approved a
House Financing Facility of RM34,900-00 (inclusive of MRTA of RM700-00) to the abovenamed
Customer which is to be secured by way of Property Purchase Agreement, Property Sale Agreement,
Deed of Assignment and Power of Attorney in favour of our client pending issuance of the Subdivided
Title Deed/Strata Title and upon its issuance by way of First Party Legal Charge.
In order for us to proceed with the related legal documentation, kindly let us have the following
confirmation and undertaking:-
a. that you have no objection to lodgement of Private Caveat by our client on the Master Title;
b. that you undertake to execute the Memorandum of Transfer in favour of the Successful-
bidders and forward same to us together with the original document of title upon issuance of
same.
Kindly ensure that your letter of undertaking is addressed to our client BANK SIMPANAN
NASIONAL and forward same to us for our onward transmission.

Customer to complete the purchase of the above property.

a. to forward all security documents held by your Bank upon receipt of the balance purchase
price payable;
b. to refund to the said balance purchase price in the event that the Deed of Assignment (By Way
of Transfer) in favour of the Successful-bidders cannot be effected and/or invalidated for any
reason whatsoever;

c. to execute and deliver to us a valid and registrable Deed of Assignment (By Way of Transfer)
within seven (7) days from date of receipt of the balance purchase price.

Dear Sirs,
We refer to the above matter wherein we act on behalf of BANK SIMPANAN NASIONAL of
Tingkat 5, Wisma BSN, 117 Jalan Ampang, 50450 Kuala Lumpur who have approved a Housing
Loan Facility of RM31,000-00 (inclusive of MRTA of RM1,000-00) to assist Borrowers to complete
the purchase of the above property from the Assignee subject to the terms and conditions of our
client’s letter of offer to the Borrowers.
Pursuant to the Contract of Sale dated 24th November, 2005 between the Assignee and the Successful
Bidders, we understand that you are the Solicitors acting for the Assignee.
In this respect please be informed that our financier client is agreeable to release the loan sum upon
completion of all the relevant legal documentation in respect of the facility SUBJECT ALWAYS to
the following terms and conditions being first complied with:-
1. the receipt of your direct undertaking to forward to our client the following documents:-
(a) Original stamped Sale and Purchase Agreement entered into between the Developer,
the Assignors and the Proprietor dated 11 th April, 1997;

(b) Original stamped Loan Agreement Cum Assignment dated 15 th October, 1997 entered
into between the Assignee and the Assignors.
2. the receipt of the Original Letter of Consent to Transfer and Charge (if any) from the relevant
state authorities;
3. the receipt of the Original Letter of Consent from the Developer and/or Landowner of the
property in respect of the above transaction and the further assignment by the abovenamed
Successful-bidders to our client together with the details of the Master Title to the Property;
4. the receipt of the Original Letter of Undertaking from the Assignee favouring our financier
client to refund to our financier client the loan sum in the event the Deed of Assignment in
favour of the Successful-bidders cannot be effected and/or invalidated for any reason
whatsoever;
5. the receipt of the Original Letter of Undertaking (if any) from the Assignee favouring our
client to refund to our client the redemption sum in the event the Deed of Receipt and
Reassignment cannot be effected and/or invalidated for any reason whatsoever;
6. your confirmation that the difference between the loan and the purchase price had been fully
settled;
7. that all the parties concerned have duly executed all the relevant loan documentation;
8. that all relevant conditions precedent for the disbursement of the above loan had been
complied with to the satisfaction of our financier client; and
9. your confirmation on the completion date under the above Memorandum of Contract of Sale.

House Financing Facility of RM44,300-00 (inclusive of MRTA of RM2,100-00) to the abovenamed
Customer which is to be secured by way of Property Purchase Agreement, Property Sale Agreement,
Deed of Assignment and Power of Attorney in favour of our client pending issuance of the Subdivided
Title Deed/Strata Title and upon its issuance by way of Third Party Legal Charge.
We understand that you are the Solicitors acting for the Successful-bidder to attend to Deed of
Assignment (By Way of Transfer) between the Assignee and the Successful-bidder upon full payment
of the purchase price.
As such, we shall be pleased to receive your written undertaking that upon issuance of the separate
document of title, you will deliver to us/our client the following:-
a. the separate document of title to the Property upon issuance and delivery of the same by the
Developer to you;
Kindly address your undertaking to our client and forward the same to us for our onward
transmission.
Kindly also confirm whether the Successful-bidder was deposited with you an estimated stamp duty
payable and other relevant payment.
