DB Corp’s Homeonline transitioned into a Techno-Human company

DainikBhaskar Group has been able to successfully fill the need gap of home buyers
in Tier 2 and 3 cities with its online real estate marketplace, Homeonline.com. Today,
Homeonline claims to be the No. 1 player in Bhopal, Raipur, Indore markets. The
portal plans to expand its footprint across 60 cities in India by September 2019.

At the helm of the business is Vijay Garg, Business Head, Homeonline.com, who was
CFO of DB Corp’s FM venture My FM for 12 long years before this assignment.

In conversation with Adgully, Vijay Garg, Business Head, Homeonline.com, speaks


about filling the need gap in the real estate business, the growth prospects in Tier 2
and 3 markets, growth strategy and more.

Homeonline Is

It is a real estate portal in the lines of Magicbricks and 99acres, which lists the
properties for builders, brokers, and owners. It is a platform where home seekers
come to buy and home owners come to sell.

Media conglomerate like DB Corp decide to get into the real estate business?

As you know, Dainik Bhaskar is extensively read across the non-metro markets, so we
already have a strong base there. Before we ventured into this project, we researched
our markets such as Bhopal, Ahmedabad, Jaipur, Indore, Chandigarh etc. We found
out that the primary focus of the existing portals for real estate was on metro cities
like Delhi, Mumbai, Bangalore, Hyderabad, etc. We could easily see an untapped
market potential available. The real estate business has been growing at a faster pace

in these cities than in the metros. That is evident from the growth of My FM and
DainikBhaskar. You can see that My FM has had a higher growth in these smaller
markets than the metro centric players.

The research undertaken before started this venture in August 2016?

Initially, the research was on the product side. We wanted to create a world class
product. We spent one-and-a-half to two years to create the best product from the user
point of view. We created a group of 100 users in each potential market. We shared a
demo link with them to understand how Homeonline fared in comparison to the
existing real estate websites, which application was easier to use. They provided the
ground feedback and on the basis of that feedback we created the product. It took us
about two years to make a full-fledged world class product.

In November 2018, we carried out another research to find out the pain areas that the
consumers were facing when they were searching for a house. What we gathered was
that the people in these markets were not that digitally savvy.

When we asked whether they needed human help, 99 per cent of the people said
‘Yes’. Despite this being an era of artificial intelligence, they wanted a human expert.

We also approached the builders and developers to understand their pain areas as well.
Their concern was about drawing in the serious buyers; they did not want people to
just come on their websites and check properties with no intention to buy
immediately. They wanted relevant and serious buyers.

After understanding the pain areas of both home seekers and home owners, we
created a product called ‘Home Search Officer’. We decided on the concept where
anybody registering was asked to deposit Rs 500 as a refundable security deposit.
This was the filter used to weed out the non-serious buyers. The Home Search Officer
understood the requirement of the buyer, provided them guidance and consultancy
and then searched for a home as per their needs.

By offering quality leads to our builders, in the last 6 months our renewal ratio has
been 92 per cent, which is much higher than the industry trends. This has been
possible just because of the better quality of buyers that we have been able to attract.

The gap between the metros and Tier 2, 3 towns lessened after your initiative?

We became a market leader within a period of 6 months in markets like Bhopal,
Indore and Raipur. We have the maximum content, response, traffic and we command
the maximum price. We charge 30 per cent more than our nearest competitor. Since
we are a local player with the know-how, the builder is happy to give me more money
for the response they have been getting.

We have established ourselves as a Techno-Human company rather than just a


technology platform.

Communication strategy?

As of now, we are only pushing our Home Search Officer communication, where we
say we are a handholding guide and expert and bring the builders relevant and serious
buyers.

Media mix for Homeonline?

We do print and radio; digital is also a huge part. Radio and print help us in our
branding initiatives. We do digital in terms of Google ads, Facebook and ground
activations as well. We do events such as Property Expo and Flash Sales. We have not
done much of outdoor advertising. So, print, radio and digital are the three major
activations.

The key milestones?

As I said earlier, we are the No. 1 in Bhopal, Indore, Raipur. Our content is much
better, and so is the response received. In the next 3 months, we are looking to
become a leader in Jaipur, Indore and Chandigarh as well.

Mr. Ramesh Chandra Agarwal

Ramesh Chandra Agarwal (30 November 1944 – 12 April 2017) was a media
proprietor and founder-chairman of the Dainik Bhaskar group of newspapers that has
a presence in 14 states of India with 62 editions and has an estimated readership of
over 15 million. He started Dainik Bhaskar newspaper at Bhopal in 1958. In 1983 he
launched the Indore edition and in 1996 it was produced in Rajasthan. He was on the
board of D.B. Corp Limited from its inception.

Early Life And Education

Ramesh Chandra Agarwal was born on 30 November 1944 in Jhansi, Uttar


Pradesh and was the son of Seth Dwarka Prasad Agarwal, who ran a book business
in Jhansi. In 1956 he came to Bhopal with his father and laid the foundation of Dainik
Bhaskar in 1958. He held a post-graduate degree (Master's in Arts) in Political
Science from Bhopal University, Bhopal.

Career

Agarwal was engaged in the running of the Dainik Bhaskar organization for over four
decades. Daily News and Analysis (DNA), with Subhash Chandra of the Essel Group,
was his first step into English-language publications and DB Post was his second. He
was also the Chairman of the Federation of Indian Chambers of Commerce and
Industry - Madhya Pradesh. He had been awarded the Rajeev Gandhi Lifetime
Achievement Award in Journalism. He was awarded within 50 most powerful
Business houses by India Today Magazine in 2003, 2006 and 2007. He was ranked 95
on the Forbes list of India's Richest in 2012.

Shri Ramesh Chandra Agarwal's vision to transform the Indian language media
landscape has led D.B. Corp. Ltd. to be India's largest newspaper group. He
envisioned the burgeoning potential of the Tier II and Tier III cities of India
and firmly believed in the growth of the Indian language newspaper industry.

Death

Agarwal died at Ahmedabad Airport after a cardiac arrest on 12 April 2017. He was cremated
on the next day at Bhadbhada Shmashana, in Bhopal.

Managing Director

Sudhir Agarwal, is the Managing Director of DB Corp Ltd. He has been on


the Board of Company since inception. He has approximately 28 years of
experience in the publishing and newspaper business and has been a part of
the organization for same number of years. He is responsible for our long
term vision and monitoring our Company's performance and devising the
overall business plans. His dynamic leadership with clear future vision, the
company has progressed to become one of largest read newspaper of the
country, with multiple states with PAN India presence, in 4 languages. His
aggressive leadership qualities, the company is considered as one of the
fastest growing media groups by various analyst and investors, which has
spread from 1 state in 1997 to 12 states in 2018, from 4 editions to 66
Editions. In his leadership adapting the innovative door to door contact launch
process , company has achieved status of no.1 from day 1 across it's launch
markets. India Today Magazine has adjudged our company in top 50 most
influential business houses in 2003, followed by in 2006 and 2007.

Mr. Girish Agarwaal
Non Executive Director

Girish Agarwaal is the Non Executive Director of our Company. He has been
on the Board of our Company since October 1995. He heads the marketing
and related operations of our Company. He has approximately 24 years of
experience in the publishing business and has been with the organization for
same number of years. He is also an active member of INS. He holds the
distinction of being the youngest chairman of INS for Madhya Pradesh region.
He was also been awarded the Entrepreneur of the Year, for the year 2006 by
Ernst & Young. Further, he was also award recipient for "Outstanding
Entrepreneur" in APEA ( Asia Pacific Entrepreneur awards). He was the
recipient of Divya Bhaskar , the leading Gujarati Newspaper from DB Corp Ltd
as the only regional newspaper of India to win 'Best in Print' (Bronze), an
honor bestowed by IFRA Asia Pacific awards held in Chennai. Best in Print is
about the quality and consistency in printing demonstrated by a publication
through a period of time

Mr. Piyush Pandey
Non Executive Independent Director

Mr. Piyush Pandey (63 years) is the Non-Executive Independent Director of


our Company. He has been on the Board of our Company since November
28, 2007. He has over 35 years of experience in advertising – all with Ogilvy
and Mather, India. He is the only Indian to have won three Grand Prizes at the
London International Advertising Awards. He was awarded the Clio Lifetime
Achievement Award in 2012 and the Padma Shri in 2016 in recognition of his
distinguished service in the field of advertising and communication – the first
Indian to be awarded in this field. He published his first book ‘Pandeymonium’
in 2015. He was also awarded the Lion of St. Mark at the International
Festival of Creativity at Cannes 2018.

Mr. Harish Bijoor
Non Executive Independent Director

Mr. Harish Bijoor has been on the Board of the Company since November
2007. He started his career with Hindustan Lever Limited (formerly known as
Brooke Bond Lipton India Ltd.). Currently, he is a brand-thinker and
practitioner operating out of Bengaluru, India. He runs a unique boutique-
consulting outfit branded ‘Harish Bijoor Consults Inc.’ Harish has spent his
career across the aggressive realms of FMCG, Telecom and Consumer
Durables. He has also served at Zip Telecom Ltd. and Tata Coffee Limited in
varied roles in the senior management. He is an active member of different
coffee forums including the Coffee Board of India. Besides, he was an active
member of the sub-committee on plantations of the Planning Commission.

Mr. Ashwani Singhal
Non Executive Independent Director

Mr. Ashwani Singhal has been on the Board of the Company since
November 2007. He has over 30 years of experience in non-ferrous
metallurgical industry. He is currently handling the global sourcing of raw
materials for his business of manufacturing Aluminium Deox and Ferro
Aluminium for the steel industry. He is the founder-director of ‘The Metal
Recycling Association of India’ and has served as the District Chairperson -
Sight First Co-ordinator of ‘The International Association of Lions Clubs
District 323 A3’ Mumbai, India, 2015-16.

Ms. Anupriya Acharya
Non Executive Independent Director

Anupriya Acharya, CEO, Publicis Media India is an eminent media


professional with 22+ years of experience in media agencies across India and
Singapore. Prior to this, she has also held positions of Group CEO of Zenith
Optimedia, CEO - Aegis Media Singapore, Leader - Team Unilever South Asia
at Mindshare and President - The Media Edge India. She is a Jury member n
key media industry awards in India and APAC and speaks frequently at key
industry events. She has been felicitated by Forbes India as ‘W-Power’
Trailblazer 2018 and received ‘Beti’ FICCI FLO Gr8 Awards 2018 for Media &
Advertising. She was also featured amongst Top 10 on Impact’s list of ‘50
Most Influential Women’ 2018. A Post Graduate in Chemistry from IIT -
Roorkee, her interests are adventure trips, photography and interior
designing.

Company History

DB Corp To Launch A New Portal, Homeonline.com

The latest Indian real estate portal to launch in India, Homeonline.com will go live
nationally on 1 August 2016 after a year long investment from publishing giant DB
Corp.

DB Corp, which made the announcement in its Q1FY17 quarterly report, says it has
been nurturing the website in Raipur and Bhopal to keep its real estate segment
‘strong and protected.’For the quarter ended June 2016 (Q1FY17) the company's
internet segment revenues were Rs 23 crore ($US 3.4m) up by 6.5 per cent from Rs
21.5 crore in the same quarter last year.

Meanwhile losses were Rs 7.29 crore (US $1.1m) for its internet business segment,
8.3 per cent lower from losses of Rs 7.8 crore in the same quarter last year.

For the same segment, DB Corp has liabilities of Rs 8.37 (US $1.24m) crore, up 16.8
per cent from Rs 6.97 crore in the same quarter last year.

The company also posted a growth in advertising revenues of ~21 per cent yoy to Rs.
4136 million citing volume and market share recovery and a 46 per cent growth in
