a. Principal / Owner / Client: means M/s. Civil Aviation Authority; its successors
and assignees.
f. Contractor: Means the Tenderer whose tender has been accepted by the
Owner/Client and includes the Contractor‟s legal representative, successors
and permitted assigns.

l. Bill of Quantities: Bill of Quantities consists of Material Rates & Labor Rates
separately. All quantities shown in the Bill of Quantities are approximate, and

works. However, the contractor shall be paid for the actual amount of work that

o. Unit Rate: The Unit Price and the rates inserted in the Bills of Quantities
respectively shall be comprehensive and shall include for complying in all
respects with the requirements of the Technical Specifications, drawings and
all other related tender documents. This shall cover all the obligations under
the contract and all matters deemed necessary for the proper construction,
completion of and remedy of defects in the works. No claims for additional
payment will be allowed for any error, or misunderstanding of the work involved
by the contractor
INSTRUCTIONS TO TENDERER
1. The tenderer is expected to visit the site of works, and shall collect all the
necessary information. The Contractor shall be responsible to thoroughly
familiarize himself with all details of the work and working conditions and verify
all dimensions in the field, and shall apprise the Consultant of any discrepancy,
and obtain appropriate directives from the Consultant before performing and
work.
2. The Contractor shall thoroughly go through the drawings and documents which
have been prepared for Civil, Plumbing, Electrical and other works, which can
effect his work and which are either kept acquire all necessary information and
ascertain its accuracy for coordination of the works with the works of other
Contractor.
3. The tenderer shall return all the tender document and drawings signed by dully-
authorized person, alongwith his offer and shall be submitted to this office.
4. The Contractor shall execute all works strictly in accordance with the
specifications, bill of quantities and drawings. Any missing details and
clarifications shall be obtained from the Consultant before the work is to be
executed.
5. Items not specified in the tender will be paid at actual cost of material, labor and
plus 15% (Fifteen percent) overheads and profits. The Contractor shall submit a
break-up of cost for the approval of the Principal / Consultant.
6. All the prices and unit rates in the contract are fixed and shall remain unchanged
for the entire duration of the contract. No escalation of whatsoever kinds or
nature shall be admissible due to any increase in rates, custom duties, sales tax,
local and federal taxes, surcharge, insurance, port and octroi charges, royalties,
or the cost of utilities, facilities, wages and salaries of workers etc., including all
direct and indirect cost of any items related to or connected with the completion
of work.
7. The tenderer whose tender is accepted shall receive letter of Award of work.
However until the formal agreement of the contract has been signed, the
contract shall not be deemed to have been awarded. The tenderer, whose tender
has been accepted, shall be required to send his authorized representative for
necessary technical and contractual discussions for drafting the agreement of
contract.
b. Owner can also supply any material mentioned in BOQ to the contractor for
installation & deduct the quoted amount of corresponding item mentioned
in the BOQ.
9. The work covered by these documents shall be completed in all respects and
first class working condition within specified time. On the completion of the work
the Contractor shall notify the Consultant and the Consultant shall inspect and
determine the successful completion of the work. Consultant shall issue the
certificate of completion, but no such certificate will be given, nor work be
considered to be completed until the Contractor has handed over the site, with all
equipments and plant installed, to the Principal in first class working condition
and have removed all his surplus material, tools, plant and rubbish 3from the
site.
10. The Contractor shall be responsible for a period as specified, for making good
any defects, which may appear in the work. This period is termed the "period of
maintenance". At the end of the Period of Maintenance the works are to be
handed over to the Owner/Client in a perfect condition requirement, as they were
when the certificate of completion was issued. Any work necessary to give effect
to this requirement must be carried out at the Contractor‟s expenses if the
necessity there of is, in the Consultant's opinion, due to the use of materials or
workmanship not in accordance with the specification, contract or due to the
failure of the Contractor to comply with any of his obligation under the contract.
The contract shall not be considered as completed until maintenance period is
over and certificate shall has been issued by the Consultant & Owner/Client
written permission stating that the whole of the works have been completed and
maintained to his satisfaction.
11. All equipment supplied and installed by the Contractor shall be guaranteed
against all defects and deficiencies for a period of twelve months from the date
of issue of completion certificate. In the event of any defects developing within
that period the Contractor shall replace the equipment or the defective
components, as per the instruction of the Consultant.
12. The Contractor shall keep pace with the work of the Civil, Plumbing, Electrical
and other specialist contractors. He shall ensure that all his pipes, conduits,
ductwork, boxes, wiring distribution board etc., are in place before any finishing
work (concreting, plastering, painting), is under taken by other contractors. The
Consultant shall be kept informed about progress so that there is no hindrance at
site of material produced by him. The contractor will arrange storage and
transportation of material supplied by him and will not demand any space or
storage facility form the owner.
13. The Contractor shall take care not to damage the structure during the execution
of work. If so done, he shall repair and make good all losses at his own cost. The
cost of any civil work (cutting, chasing, excavation, back filling, grouting, making
good etc.) associated with any item of the contract shall be included in the
quoted price for the item.
14. The Contractor shall submit a schedule of work within seven days of award of
the contract, and he shall strictly follow this programme.
15. The quantities set out in the bill of quantities are estimates only and their
accuracy shall in no way affect the validity of the tender or of the contract based
thereon. The actual sum to be finally paid to the Contractor will be determined by
measuring the work actually done in accordance with the contract, and valuing it
at the rates inserted by the contractor in the Bill of Quantities
16. Owner reserves the right of rejection to reject any Tender without giving any
reason or to accept any Tender in whole or in part and does not bind himself to
accept the lowest or any Tender
17. The Bid will be submitted giving material and labor rates on BOQ‟s. The Owner
has right to provide any material and deduct corresponding amount from the Bid.
18. If Tender is accepted then this Tender document along with Terms & Conditions,
Technical Specifications, Memorandum, Bill of Quantities, List of Recommended
Manufacturers as well as any Addendum / Corrigendum jointly signed by the
Contractor and Owner will become part of Agreement
19. Tender must be completed in all respects including but not limiting to following
a. The Bill of Quantities must be completed and price giving rate & amount for
material and labor and totally correctly
b. All schedule and appendices of the Tender Document must be properly filled
in, signed as required
c. All drawings, descriptions, time schedule & data as required in the Tender
Document must be provided in time
20. In case of violation of above mentioned instructions the Owner may reject any
Tender before consideration.

1.1. Having inspected the SITE and checked all local conditions affecting the WORK,
and having also examined all Tender Documents including the Drawings,
Instructions to Tenderers, Conditions of CONTRACT, Technical Specifications,
Bill of Quantities, for the above named WORK, we the undersigned offer to
supply, install, execute and maintain the whole of the said WORK. In conformity

1.3 We confirm that we have satisfied ourselves about the SITE, services, ground
water, sub-soil, climatic, traffic and all other conditions in Pakistan in general and
the SITE of the PROJECT, and related works in particular, which influence, or
may influence the work, and that we do not require any further clarification and
additional information.
1.5 The rates and prices that we have entered in the Bill of Quantities and Schedule,
and all information and data attached with our Tender are complete and without
any hidden or technical and/or financial reservations or implications. They have
been duly checked, and are correct in every aspect.
1.6 The rates and prices which we have entered in the Bill of Quantities and
Schedule, are firm and shall remain fixed for the entire duration of the
CONTRACT, and are inclusive of custom duties, sales tax, local and federal
taxes, Iqra surcharge, insurance, port and octroi charges, royalties, all direct and
indirect costs related to and connected to the completion of the WORK.
1.7 We undertake that it is the Owner‟s discretion to provide us any Material and
deduct corresponding amount from the rates and prices, which we have entered
in the Bill of Quantities or undertake or delete any part of work and deduct
corresponding amount in BOQ.
1.9 We undertake that, if our Tender is accepted, we shall commence the WORK at
SITE within 15 (Fifteen) Calendar days of the date of signing the Agreement for
the CONTRACT and to complete the supply, installation and execution of the
whole of the said WORK, in conformity with the said Tender Documents, within
10 (Ten) weeks, or such extended time as may be allowed by the OWNER from
time to time under the CONTRACT.
1.10 If our Tender is accepted, we shall furnish a Performance Bond as per the
format from a Schedule Bank or approved insurance company from among the
approved list which shall be valid from the date of issue by the OWNER of the
Letter of Award, till the expiry of the PERIOD of MAINTENANCE in accordance
with Memorandum of these CONDITIONS of CONTRACT.
1.11 We agree to pay all costs towards the preparation of the Agreement for the
CONTRACT.
1.12 We further agree to abide by this Tender for a period of 120 (One Hundred &
Twenty) Calendar days from the date of openings of this Tender, and we agree
to be bound by this Tender for that period. We accept that Owner reserves the
Right to Reject any Tender with out giving any reason or to accept any Tender in
whole or in Part and does not bind himself to accept the lowest or any Tender.
1.13 The Contractor represents and that it possesses the requisite facilities, licenses,
qualifications, skill and experience for the execution and completion of the works
to the satisfaction of the Owner and Consultant.
1.14 We accept that Owner reserves the Right to Reject any Tender without giving
any reason or to accept any Tender in whole or in part and does not bound
himself to accept the lowest or any

MEMORANDUM
10. Date of Commencement of Work : 3 Calendar days from the date of issuance
of “Notice to Proceed”.

The owner reserves the rights to supply any material, increase / decrease the
B. O. Q or ask the contractor.
As by the rules and regulation of the government, tax will be deducted from
every payment.
The consultant shall furnish to the contractor free of cost two copies of the
singed drawing and two copies of all further drawings issued during the progress
of work. The Contractor shall keep one copy of all drawings and Tender
Documents on the site and the consultant or his representative shall at all
reasonable time have access to them. In case the contractor requires additional
copies of the drawings he shall give an adequate notice in writing to Consultant
who shall make available such additional copies, on payment per print.
The Contract shall include all labor, materials, tools, plants, equipment and
transport etc., which may be required in the preparation for, and in the full and
entire execution and completion of the work. Schedule BOQs (The list of work to
be executed) shall be deemed to have been prepare din accordance with good
practice and recognized principles and the descriptions given terrain shall be
held to include waste on materials, carriage and cartage, carrying in return of
empties, hoisting, setting, fitting and fixing in position and all other labor and
labors, necessary in and for the full/entire execution and completion of aforesaid
works. Any error in description or in quantity in Schedule BOQs or any
commission therefrom shall not vitiate the Contract or release the Contractor
from execution of whole or any part of the work comprised therein according to
the drawings and specifications or from any of his obligations under the Contract.
The quantities contained in the column of the Bill of the Quantities are estimated
amounts and the Owner/Consultant does not expressly nor by implication agree
that the actual amount of the work to be performed will correspond therewith. No
payments shall be made on account of anticipated profits for work covered by
the Contract which is not actually performed nor will any adjustment in the unit
rates set forth in the Bill of Quantities be made because of increase in quantity
indicated therein. In case of discrepancy between Schedule BOQs the
specifications and/or the drawings, the Owner shall be the sole deciding authority
as to which shall prevail and his decision shall be final and concessive.
The contractor will be deemed to have satisfied himself as to the nature of the
site and local facilities of access and all matters effecting the execution and
completion of the works. No extra charges consequent on misunderstanding or
otherwise will be allowed.
The Contractor shall within 15 days after the acceptance of his tender submit in
writing for the approval of the Owner/Consultant, a Time and Progress Chart as
well as cash flow and materiel flow charts. The Chart shall be prepared in direct
relation to the time stated in the Tender Documents or the work order for the
completion of the individual items thereof and/or the contract order as a whole. It
shall indicate the forecast of the dates for commencement and completion of the
various trades or section of the works, and shall be amended as may be required
by Agreement between the consultant and the Contractor within the limitation
imposed in the Tender Documents or Order. The Contractor shall suspend the
execution of the works or any part thereof, whenever, called upon in writing by
the consultant to do so, and shall not resume work thereon until so directed in
writing by consultant. The Contractor will be allowed reasonable extension of
time for completion but no other claim in this respect for completion of otherwise
however will be admitted.
4. SETTING OUT:
The Contractor shall be responsible for the true proper setting out of the
alignment of works in relation to points, lines and levels of reference given by the
Owner/Consultant in writing and for the correctness of the position, levels,
dimensions and alignment of all of the work and for the provision of all necessary
instruments, appliances and labor in connection therewith. If at any time during
the progress of the works, any error shall appear or arise in the position, levels,
dimensions or alignments of any part of the works the Contractor on being
required so to do by the satisfaction of Owner/Consultant. The checking of any
setting out or of any line or level by the Owner/Consultant shall not in any way
relieve the Contractor of his responsibility for the correctness thereof. The
Contractor shall carefully protect and preserve all benchmarks and control
points.
All materials and workmanship shall be of the respective kind described in the
Contract and in accordance with Owner/Consultant instructions shall be
subjected from time to time to such tests at such place and at such times as the
Owner/Consultant may direct. The Contractor shall provide such assistance,
instruments, machines, labor and materials as are required to examine
measuring and testing any work and the quality, weight, or quantity of any
material used and shall supply samples (at his own cost) of materials before
incorporation in the works, for testing as may be selected and required by the
Owner/Consultant
No work shall be covered up or put out of view without the approval of the
Owner/Consultant and the Contractor shall afford full opportunity for the Owner /
Consultant to examine and measure any work which is about to be covered up or
put of view and to examine foundations before permanent work is placed
thereon. The contractor shall give due notice to the Owner whenever any such
work or foundation are ready or about to be ready for examination and the
Owner shall as soon as practicable during a normal working hours unless it
considers it unnecessary and advises the Contractor accordingly attend for the
purpose of examining and measuring such work or of examining such
foundation.
The Contractor shall uncover any part or parts of the works or make openings in
or through the works or search for the cause of any defect imperfections or fault
in the works as the Owner/Consultant may from time to time direct and shall
reinstate and make good after such uncovering, opening or searching to the
satisfaction of the Owner/Consultant. If any part of the works has been covered
up or put out in view after compliance with the requirements of this clause, the
contractor will make good all expenditure on uncovering, opening or searching
and reinstating. If expenses have been paid by the Owner it will be recoverable
form the Contractor by the Owner or may be deducted by the Owner from the
moneys due or which may become due to the Contractor.
8. EXTENSION
9. PERIOD OF MAINTENANCE
a. GENERAL
Variation of the form, quality or quantity of the Work or any part thereof can be
affected through a written order to the CONTRACTOR only signed to show the
recommendations of the CONSULTANT and the authorization of the OWNER.
For any purpose, or if it appears desirable to them for any reasons, they shall
have the power to issue following binding directive:
d. CHANGE IN LEVELS AND LINES to change the levels, lines, positions and
dimensions of any part of the WORK; and
b. NO INVALIDATION OF CONTRACT
The CONTRACT and specially the unit rates are not in the any way vitiated or
invalidated by the aforesaid variations, but the value (if any) of all such variations
shall be kept into account in ascertaining the amount of the final price of the
contract and the payment s of accounts hereof.

applicable to the extra or additional WORK, then price will be determined based
on market rates of the material, transportation, taxes, labor and 15 percent over
as profit & overheads. The rates so determined by the Consultant / Project
Managers shall be binding on the contractor. The bill of quantities shall be
deemed to consist of procurement supply and incorporation of materials in the
WORK, including but not limited to the following costs:
Failing to lodge claims within the stipulated time all of his claims shall be
deemed to have been abandoned and extinguished.
12 LIQUIDATED DAMAGES:
If the Contractor fails to complete the works and clear site on or before the date
for completion, he shall without prejudice to any other right or remedy of the
owner on account of such breach be liable to pay as compensation an amount
equal to Rs. 5,000 every day for that the whole or the work remains
uncompleted, provided that the total amount of compensation to be paid under
this condition shall not exceed ten percent of the Contract sum.
The laws in Pakistan for times being are in forced, shall govern this contract.
The Owner may without prejudice to any other right or remedy, which shall have
accrued, may cancel the Contract in any of the following cases.
If the Contractor: -
i. Fails to comply with any of terms and conditions of the Contract or after
reasonable notice in written orders properly issue thereunder.
ii. Fails to complete the works and clear site on or before the date for
completion.
Wherever the Owner exercises its authority to cancel the Contract under this
condition he may complete the works by any means at the Contractor‟s risk and
expenses. The Contractor shall be entitled to receive payment of work
performed, in the Contract value thereof less the cost of completion the works in
his default as certified by the Consultant/Project Manager, and if the cost so
certified exceeds the sum of money held by the Owner as otherwise due to the
Contractor, the Owner may recover the deficit from the Contractor by other
means. The Contractor will be bound to refund balance of Mobilization Advance
within fifteen (15) days.
If at any time after the Acceptance of the Tender, Owner shall for any reason
whatsoever not require the whole or part of the work, to be carried out, the
Owner shall give notice in writing of the fact to the Contractor, who shall have no
claim to any payment of compensation.
16. DEVIATION:
The Contractor shall not make any alteration addition to or deduction form the
works as described in the Tender Documents except in pursuance of the written
instructions of the Owner/Consultant.
The Owner / Consultant shall have the power at any time to inspect and examine
any stores and materials intended to be used in or on the works, either in the site
or at any factory or workshop or other place where such stores or materials are
being constructed or manufactured, or at any place where the same are laying or
from which they are being obtained and the contractor shall give such facilities
as may be required to be given for such inspection and examination.

the Consultant may replace the stores or materials complained of at the risk and
expense of the Contractor. The liability of the Contractor under this condition
shall not extend beyond the maintenance period aforesaid except as regards
stores or materials that the Consultant shall have previously given notice to the
Contractor or replace.
18. QUANTITIES:
The quantities set out in the Bill of Quantities are estimated quantities only and
they shall not be taken as the actual and correct quantities of work to be
executed by the Contractor in fulfillment of his obligations under the Contract.
The Owner or his representative concerned with the Contractor shall have power
at any time to inspect and examine any part of the works and the Contractor
shall give such facilities as may be required to be given for such inspection said
examinations.
Should the Project Manager / Consultant considers at any time during the
construction or reconstruction or prior to the expiration of the Maintenance period
(Twelve calendar months after handing over the work), that any work has been
executed with unsound, imperfect or unskillful workmanship or of a quality
inferior to the contract for or not otherwise in accordance with the contract (in
respect whereof the decision of the Owner shall be final and conclusive) the
Contractor shall on demand in writing from the Consultant specifying the fault not
withstanding that the same may have been inadvertently passed, certified and
paid for forthwith rectify or remove and reconstructed the work so specified, in
whole or in part as may be required, at his own expense, and in the event of his

or payable by the Contractor the same may be deducted from any sum that is
due at any time thereafter or may become due to the Contractor under his
Contract or under any other contract with Owner of from his Security Bond, or he
shall pay the claim on demand.
The Owner reserves the right to carryout a post payment audit and technical
examination of the final bill, including all supporting vouchers, abstracts.
If as a result of such audit and technical examination any overpayment
discovered in respect of any work done by the Contractor, or alleged to have
been done by him under the Contract, it shall be recovered by the Owner from
the Contractor by any or all of the methods prescribed above. In case any
underpayment is discovered Owner shall duly pay the amount to the Contractor
Provided that nothing hereinafter contained shall entitle Owner to recover any
overpayment or refund any underpayment in respect of any price agreed
between the Owner and the Contractor under the circumstances specifically
subscribed for such method of assessment, and that the said right of Owner to
adjust over any underpayment shall not extend beyond a period of three years
from the date of payment of the final sum.
22. ROYALTY:
Payment of any Royalty for earth/sand and excavation required for filling under
this contract, if any shall be borne by the Contractor and shall be deemed to
have been taken in to account by the Contractor while quoting the rates.
The Contractor or his authorized agent will sign the work diary daily. Work dairy
is maintained at site. The contents/records maintained in the work diary at site
will be considered as correct and genuine even if the Contractor does not sign it.
Consultant will also sign the work diary daily.
No escalation will be paid or considered under the present Contract due to any
reason. The rates accepted are final and conclusive till the completion of work
(including extension of time, if any) under this Contract Agreement.
24. ARBITRATION:
All disputes between the parties to this Contract arising out of or relating to the
Contract, other than those for which decision of the Owner/Consultant or any
other person is by Contract expressed to be final and conclusive, shall, after
written notice by either party to the other party may be referred to the sole
arbitration of the arbitrator appointed by the Owner. Decision of the Arbitrator
shall be final, binding and conclusive for both the parties.

2. SCOPE OF WORKS
The contractor shall provide all materials and equipment: perform all the works
necessary for the execution and completion including testing and commissioning
of all air conditioning works as shown on drawings, specified herein and to the
satisfaction the Consultant. The air conditioning work includes but not limited to
the followings:
3. RELATED WORKS
The contractor shall include the cost of all related works in his bid, which are
necessary to complete the air conditioning systems in all respects. The related
works include but not limited to the followings:
4 INTENT
It is the intent of the Working Drawings, Specification and BOQ that all work,
equipment, pumps, piping work, accessories and wiring shall be provided
complete, commissioned, tested, adjusted and ready for operation.
The Drawings, Specifications and BOQ shall be taken as whole and not
separately since they are intended to explain and illustrate each other.
Minor details not usually shown or specified, but necessary for the proper
installation and operation; shall be included in the work, and in the Contractors
bid.
5. COORDINATION
6 EXPENDABLE MATERIALS
The contractor shall supply all expendable materials or services, which are
necessary to test or set to work the system at his own expense.
Unless otherwise specified, all materials and equipment provided shall be new
and shall conform to grade, quality and standards specified.
i. Model and serial numbers on the drawings and in the specifications are taken
from the catalogs of the manufacturers equal in quality and utility may be
accepted.
ii. When specific names are used in connection with materials hereinafter
mentioned, they are mentioned as standards but this implies no right to use
other materials or methods unless approved as equal in quality and utility by
the Consultant. The decision of the Consultant should govern as to what
material is equal to that named but the burden of proof as to the quality of
any proposed material lies on the contractor. If any test is necessary to
determine the quality of the proposed materials, such test should be made at
the expense of the contractor by an unbiased laboratory approved by the
Consultant.
iii. Where more than one specific name is used, it is to be understood that the
name mentioned first represents the manufacturer whose equipment has
been used as the basis of design. All other names mentioned are to be
considered substitutions within the meaning of this paragraph, and no
additional cost to the Employer shall accrue due to any revisions, additions or
deletions required to make substituted equipment perform in accordance with
the drawings and specifications.
iv. The responsibility for all changes involving the work of other trades as a
result of substitutions should be included under the Air Conditioning &
Ventilation Work. All such changes should be made at no extra cost.
The Material, workmanship, design and arrangement of all work installed under
the Contract shall be subjects to written approval of the Consultant.
The Contractor shall be responsible for this work until the completion and final
acceptance and shall replace any of the same, which may be damaged, lost or
stolen without any additional cost.

13 ACCURACY OF DATA
The layout of piping, ductwork and equipment shown on the drawings is
generally diagrammatic unless specifically dimensioned. The layout, which shall
finally include all approved materials to be used on the job, should be checked
for interference with work of other trades and with existing conditions before
installation. The right is reserved by the Consultant to make any reasonable
change during the construction in location of piping, equipment and ductwork
and its size as shown on the drawings in order to conform to the building
conditions at no additional costs.
The general layout of piping shown on the drawings indicates branch run out
terminated at individual or groups of fixtures and equipment. The piping should
be considered continuous and finally connected to all fixtures and equipment.
All dimensions of doors, partitions walls etc., for the location of piping, ductwork
and equipment should be taken from the Architectural Drawings.
The contractor shall provide all temporary storage shop rooms care and cleaning
that may be required for storage of tools, materials etc. to be utilized as per this
section. These rooms should be constructed only within the site approved by the
Consultant and must in no way interfere with the proper installation and
completion of other work. They should be removed within three days after
notification from the Owner / Consultant that such removal is necessary. In case
no suitable space at site is available, then the contractor will arrange at his own.
Owner at his discretion may provide any material and deduct corresponding
amount from BOQs. Contractor will only claim for labor rates provided in BOQ.
16 SUBMITTALS
The Contractor should supply the following materials and data (5 sets).
a. MATERIAL AND EQUIPMENT LIST
iv. Materials for which the contractor does not propose a substitute can
be described in the submitted list with the list "as specified in lieu of
complete description". Equipment submitted list must include data.
After receiving Letter of Award of Work, Contractor upon instruction from the
OWNER, shall start receiving from CONSULTANT two (2) set of drawings
labeled “Good for Construction”, out of which one (1) set will be preserved at
SITE in a cellophane envelope for use of OWNER and CONSULTANT.
Subsequently, all further Drawings issued to CONTRACTOR will be in
duplicate. CONSULTANT shall furnish with reasonable promptness,
additional instructions, by means of Drawings or other wise, necessary for
the proper execution of the WORK. All such Drawings and instruction shall
be consistent with the CONTRACT, true developments thereof, and
reasonably inferable there from. The WORK shall be executed in conformity
therewith and the CONTRACTOR shall not WORK with out proper Drawings
and instructions.
All Drawings, together with such notes, interlineations, figures and details, as
may be noted thereon, shall be considered as a part of and complementary
to the Specifications.
c. SCALES OF DRAWINGS
Full size Drawings and large scale details shall, in general, govern and take
precedence over small scale drawings, which they are interned to amplify.
Written dimensions shall govern in laying out WORK, and no work shall be
executed from dimensions obtained by scaling Drawings.
e. TRADE CLASSIFICATIONS
should any thing be omitted from the DRAWINGS or should any thing be
omitted from the Drawings or Specifications, which is necessary for a clear
understanding of the WORK, he shall promptly repot facts in writing to the
CONSULTANT within 15 days of issue of drawings, who will make any all
necessary corrections and /or decisions and advise OWNER.
In the case of any class of WORK for which there are no specifications in the
Tender, such work is to be carried out in all respects as per the instruction
and requirement of the CONSULTANT
The CONTRACTOR shall keep at least one (1) copy of all drawings &
specification at the site and good order and available to OWNER,
CONSULTANT or their representatives. These Drawings and Specifications
shall be kept up to date at all times and show all construction changes.
Wherever the provision of any section of Specifications may conflict with any
agreements or regulations of any kind in force among members of any Trade
Associations, Union or shall not be included in the work of any particular
trade. CONTRACTOR must make all necessary arrangements of his own to
reconcile any such conflict of provision with out own to reconcile any such
conflict of provisions without recourse to the OWNER / CONSULTANT.
Drawings and Specifications are and shall remain property of the Owner.
These are furnished to the contractor as instrument for service. They are not
to be used on any other work, shall be preserved and, if required with
exception of the signed CONTRACT set, shall be returned to the OWNER
prior to issue of certificate of final payment.
Prior to the delivery of any material to the job side, and sufficiently in
advance of manufacturers lead time to permit the Consultant ample time for
checking, submit for approval three (3) copies of detailed shop drawing
showing cutouts, size arrangements, operating clearance, performance
characteristics and capacity of all material and equipment. Catalogs,
pamphlets, or other documents submitted to describe items on which
approval is being requested, shall be specific and identification in catalog,
pamphlets, etc., of item submitted shall be clearly made in ink. Data of
general nature will not be accepted.
Examine all shop drawings before submission for approval and place thereon
initialed approval stamp designating compliance of the submission with the
contract drawings and specification. Shop drawings submitted without
Contractors approval stamp, will not be accepted. Also include with each
submission, the followings information on a cover sheet prepared by the
contractor, in addition to contractor's stamp on the item.
ii. The Manufacturers name for each contract air conditioning equipment.
iv. Each sheet submitted shall be identified by page number, sheet number,
and drawing number.
v. All shop drawings will also be prepared using AUTO CAD Latest Version
(Computer Drafting Software)
Prior to erection, the piping and ducting contractors shall submit for approval,
drawing showing all pipe and duct works and related equipment. All drawings
shall be the same size as Contract drawings or as desired by the Consultant
No further changes in shop drawing will be permitted after approval has been
given, except upon written request and subsequent approval of Consultant.
b. CONSULTANT APPROVAL
So for as practicable, each Shop drawings shall bear a cross reference note
referring to sheet number or numbers of Consultant‟s Drawings showings
some WORK in order to facilitate checking of shop drawings in
CONSULTANT office.
e. SHOP DRAWING
19 AS-BUILT DRAWINGS
a. GENERAL
Contractor, shall, before any work is started, procure, at his own expenses,
an extra complete set of contract drawings for his trade. Keep this set at the
job site and use for "marking up" to suit the works as actually installed.
Record on this "AS BUILT" set each change, not later than 24 hours after
such respective change in work in complete. Make changes neatly using
sharp colored pencils, straight edges and drawing instruments. Keep this ‘AS
BUILT' set available for inspection at all time, and at job completion, deliver it
to the Consultant for submission to the Employer, complete and unsoiled.
and protect them from injury. He shall deliver all materials at such times and
in such quantities as will insure speedy and uninterrupted progress of
WORK.
b. SAMPLES
c. INSPECTION
For purpose of inspection OWNER and their representatives shall, at all time,
have access and CONTRACTOR at his expense, shall provide or progress
facilities for such access and for inspection, but such right of inspection and
any actual inspection, shall in no way relieve the CONTRACTOR from
performance of the WORK in accord with requirements of CONTRACT or
from any other duty, obligation or liability, imposed upon him by the
CONTRACT. The fact that materials have been accepted at shop or
wherever the WORK in preparation or progress shall not prevent its rejection
under provision hereto at building either before or after its installation. If any
such WORK should be covered up with out approval or consent of the
CONSULTANT, it must, if required by OWNER / CONSULTANT, be
uncovered for examination at Contractor‟s expenses. Wherever so required
by OWNER / CONSULTANT shall render a detailed report of condition of
WORK in shop or at SITE.
The intent herein is that each and every type and /or kind of material shall be
fabricated and finished and erected and /or installed in best known possible
manner by skilled artisans and machines, or so as to be rated „ first class “ in
the opinion and judgement of CONSULTANT and whose judgement and
opinion shall be conclusive and final and not a subject for arbitration or
apparel.
21 BAD WORK, DEFAULT, etc
a. GENERAL
If it appear to the Consultant or OWNER that any WORK has been executed
with unsound, imperfect or unskilled work man ship, or if materials of any
articles provided by the CONTRACTOR for the execution of the WORK are
unsound or of a quality inferior to that contracted for, or otherwise not in
accordance with the CONTRACT, the CONTRACTOR, shall, on demand in
writing from the Consultant / OWNER specifying the WORK or materials or
articles complained of, not withstanding that, the same may have been
inadvertently passed, certified and paid for , forthwith rectify the materials so
specified and provide other proper and suitable articles or materials at his
own charge and cost. In the event of CONTRACTOR ‟s failing to do so, no
payments shall be made for the same till defects are rectified as per
instructions of the Consultant or OWNER, and in case where rectification or
removal of defects or materials if not possible and work can be accepted
other wise, the rates for such items shall be reduced. In all such cases the
decision of OWNER shall be final and binding on the CONTRACTOR.
b. RECTIFICATION BY OWNER
22. PAYMENTS
i. INTERIM PAYMENTS
Contractor shall submit five copies of all bills to OWNER who shall make the
payment within 30 days or return the Bill with observation within 7 days. But
all such intermediate payment shall be regarded as payment as by way of
advance against the final payment only and not as payment for WORK
actually done and completed and shall not preclude the requiring of bad,
unsound, and imperfect or unskilled Work to be removed and taken away
and re-constructed or re-erected, or to be considered as an admission of the
due performance of the CONTRACTOR, or any part thereof in any respect,
or the acceptance of any claim, nor shall it conclude, determine, or effect in
any way the powers of the OWNER and CONSULTANT under these
conditions, or in any other way vary or effect the CONTRACT. The OWNER
shall have power to amend or withhold any Certificate if the WORK or any
part there of have not been carried out to the satisfaction of the OWNER,
and CONSULTANT. The final bill shall be submitted by the CONTRACTOR
within 3 (three) months of the date fixed for the completion of the WORK,
unless otherwise allowed by the OWNER.
Shortly after issue of the letter of award of the CONTRACT the Owner will
require a meeting with the contractor at a the owner‟s office (as mentioned in
invitation letter) to discuss equipment methodology and scheduling of WORK
and other similar matter which may be pertinent for the execution of the work.
The contractor „s agent at the site who will be responsible for the execution of
the work shall be present at this meeting. Meeting for coordination at the SITE is
the discretion of the CONSULTANT and/or OWNER. When the works at the
SITE are continuing regularly these meetings will take places once weekly, on
the same day and time, at the SITE Office of the Project and attendance of
contractor is mandatory.
The CONTRACTOR will be permitted to carry out the WORK also by double or
three shifts operation, if he has undertaken to prove satisfactory working
conditions for this operation at the SITE and has received the approval of the
OWNER work may only be carried out on Sunday and Holidays with special
approval of the OWNER and/or the competent authorities as per government
rules, when such WORK is unavoidable or absolutely necessary for the saving of
life or property or for the safety of WORK, or when other extraordinary
circumstances so require.
If any piece of apparatus or any material or work fail in any of these tests, it
should be immediately removed and should be replaced by perfect material, and
the portion of the work replaced should again be tested by the contractor at his
expense.
i. All equipment, fans, pumps, motors, piping and all other materials
furnished under this section should be thoroughly cleaned and should be
free from all rust, scale and all other dirt before any covering or painting is
done, or the system put in operation.
ii. All fan coil units, air handling units and all motors and other moveable
machinery should be completely covered up to keep off dirt and water
therefrom during construction. All opening of ducts and pipes should be
effectively capped with purpose made caps. Paper, wood etc., should not
be allowed as cap material.
iii. All finished surfaces of equipment should be protected with heavy paper
pasted thereon, or by other means, throughout the period of construction.
iv. Ductwork should be cleaned inside and out before grills are installed and
before fans are operated.
26 BASES
Where equipment is shown mounted on concrete bases the floor shall first be
roughened before the base in poured with the equipment set on level grout and
anchored to the base. Equipment shall be anchored to the floor or base with
approved standard concrete anchors.
Where called for in the sections, which follow, the equipment, material and
installation shall comply with the requirements of the latest standards and codes
of following:
28 ACCESSIBILITY
Locate all equipment and piping which must be serviced operated or maintained
in fully accessible positions. Include, but do not limit access to valves, traps,
clean- outs, drain points, motors, and controllers. If required for better
accessibility, furnish access doors for the purpose. Make minor deviations from
drawings where required to allow for better accessibility, but do not make
changes of magnitude which involve extra cost without obtaining prior approval
from Consultant in writing.
Access doors for reaching valves, traps, air vents, equipment, duct access
doors, manholes and clean-outs set in walls or ceiling, should be of 14 gauge
steel door and inner frame, and 16 gauge outer frame; 12" x 12 for reaching
small items within wrist reach of walls or ceiling 12" x 24" or 24" x 24" for larger
items or at greater distances as required. The access doors should be provided
at positions as described above whether shown on drawings or not.
29 GUARANTEE.
The contractor shall guarantee that all materials, equipment‟s supplied and
workmanship by him to be free from all defects of workmanship and material.
The contractor shall replace at his own expense at any time within one year after
installation is accepted by the Consultant any or all parts, materials and
equipment that may be found defective or faulty.
Supply, installation, testing and commissioning of complete single split system air
conditioning units of capacities as shown in equipment schedule drawings and
specified herein and as per instruction of Consultant.
2. DESCRIPTION.
The complete supply and installation of the split system air conditioning unit
included but not limited to factory charged tested and packed indoor evaporative
unit, outdoor condensing unit, thermostat, refrigerant piping, control and power
wiring with isolators, foundation, hangers, support, etc.
I. The air cooled condensing unit shall be completely factory assembled for one
piece shipment and rigging leak. The unit shall be pressure and functionally
tested at factory to assure a trouble free startup after installation and shall be
covered by a manufacturer's warranty.
II. The frame of condensing unit shall be made of angle iron, with corrosion
resistance treatment, to provide rigid support for shipping, rigging and
dependable operation.
V. The condenser fan shall be directly driven propeller type. The fan shall draw air
from three side and discharge at front.
VI. The condenser fan motor shall be water proof induction type and equipped with
an over current relay for safe operation. The bearings shall be non-lubrication
type for a maintenance free operation.
i. The indoor unit shall be single split type with configuration as shown on the
drawings/schedule.
ii. The blower shall be of centrifugal type and directly coupled to electric motor
suitable to deliver required cfm at low sound level. The blower motor shall have
three stages control LOW, MEDIUM & HIGH and shall be mounted on rubber
isolator.
iv. The evaporative unit shall be internally wired and factory tested, dehydrated,
sealed and supplied at site with holding charges.
v. The remote control shall be provided with selector, on-off switch, a built in
temperature sensor monitor with temperature & speed selector.
d. REFRIGERANT PIPING
Copper pipes conforming to ASTM standard B88 type K, L & M with brazing
joints shall be used for the refrigerant (gas + liquid) lines. Both pipes shall be
insulated with 12mm thick slip-on expanded foam rubber insulation having the
thermal conductance of 0.04 W/m.k.
The indoor insulation shall be covered with PVC self-adhesive finishing tape
with 20% overlap. The insulation exposed to the weather shall be further
protected with the covering of 26 SWG Aluminum cladding.
The entry points of the refrigerant pipes to the building shall be completely
water tight so that rain water should not be entered in the building.
UPVC Sch. 40 pipes with solvent cement joints shall be used for condensate
drain from the evaporative unit. Near to the drain tray, an U- trap with min. 50
mm. water seal shall be installed. The entire length of the drain pipe shall be
covered with 10mm thick slip-on expanded foam rubber insulation having the
thermal conductance of 0.04 W/m. K.

condensing unit, thermostat, refrigerant piping, control and power wiring with isolators,
foundation, hangers, support, etc.

to assure a trouble free startup after installation and shall be covered by a

IX. The compressor shall be hermetically sealed reciprocating type mounted on vibration
isolators and completely enclosed in compartment to minimize the noise transmission.
The compressor shall be dynamically balanced. The compressor shall have complete
set of safety suction gas strainer, suction and discharge stop valves, low and high
pressure cut out switches, over current relay, compressor thermal protection, self
lubrication, oil filter etc., The compressor shall be suitable for operation with refrigerant
R-410A.
XI. The condenser fan shall be directly driven propeller type. The fan shall draw air from
three side and discharge at top.
XII. The condenser fan motor shall be water proof induction type and equipped with an over
current relay for safe operation. The bearings shall be non-lubrication type for a
maintenance free operation.
vi. The indoor unit shall be different type and capacity with configuration as shown on the
drawings/schedule.
vii. The blower shall be of centrifugal type and directly coupled to electric motor suitable to
deliver required cfm at low sound level. The blower motor shall have three stages
control LOW, MEDIUM & HIGH and shall be mounted on rubber isolator.
viii. The evaporator coils shall be constructed of copper tube/aluminum fins mechanically
bonded. The evaporator coil shall be factory leak tested, dehydrated, sealed and
supplied with a holding charge at site. The protected plugs should not be removed until
final connection of piping to the unit.
ix. The evaporative unit shall be internally wired and factory tested, dehydrated, sealed and
supplied at site with holding charges.
x. The remote control shall be provided with selector, on-off switch, a built in temperature
sensor monitor with temperature & speed selector.
d. Refrigerant Piping

with 20% overlap. The insulation exposed to the weather shall be further protected with
the covering of 26 SWG Aluminum cladding.

tight so that rain water should not be entered in the building.
Following are relevant standards and codes are applicable to these sections:
Equivalent to mentioned codes and standards may be approved by the Engineer on the
provision of evidence of equivalent by the contractor.
1.1.2 Provide the following electrical work in accordance with the requirements of
related to electrical sections:
1.3.1 Product Data : Submit manufacturer‟s technical product data for HRV units
showing dimensions, weights, capacities, ratings fan performance with
operating point clearly indicated, motor electrical characteristics, gages and
finishes of materials, and installation instruction.
1.3.6 Field tests reports indicating and interpreting test results relative to compliance with
specified requirements.
1.4.1 Deliver HRV units with factory installed shipping skids and lifting lugs; pack
components in factory fabricated protective containers.
1.4.2 Handle HRV units carefully to avoid damage to components, enclosures, and finish.
Do not install damaged components; replace and return damaged components to
HRV unit manufacturer.
1.4.3 Store HRV units in clean dry place and protect from weather and construction traffic.
1.4.4 Comply with manufacturer‟s rigging and installation instructions for unloading HRV
units and moving them to final location.
2.0 PRODUCTS
2.1.1 General
Supply and install HRV‟s as indicated in the schedule of equipment HRV‟s
shall be of Cross Flow Type, each capable of the duty as mentioned in the
schedule of equipment. The space available for the unit shall be confirmed
with the civil and architectural proposals of the main contract and sizes of
units shall be selected to fit into the spaces available.
Centrifugal fans should consumeless power and cover longer distance for
supply air. The thermal efficiency of the HRV should not be less than 65%.
Shouldbe having high quality heat exchange core, with lsmall air resistance.
Operation should be auto, easy, user friendly. HRV‟s should have quiet
operation characteristics, with sound absorbing ability materials. They should
be compact, easy to install and maintenance. As indicated in the schedules,
the unit configuration should suit the ducting arrangement as shown on the
drawings.
2.1.2 Quality Assurance
The equipment manufacturer shall strictly adhere to following standards &
specification:
Rotor shall be mounted in a sturdy casing with an access door and sealed
against casing by means of wear resistant, adjustable seal. The casing shall
be equipped with purging sector. The wheel shall be cleanable by spraying
its surface with compressed air, low temperature steam, hot water or by
vacuum cleaning without affecting its latent heat recovery properties. The
casing shall be equipped with adjustable brush seals which minimize carry-
over to max. 0.5-0.2%. The wheel shall be belt driven along its perimeter. A
constant speed drive motor shall be used. The motors shall be mounted on
a self adjusting base to provide correct belt tension.
The rotary wheel should confirm to ASHRAE 84-78, EN 29001 and BS 7550.
For one piece rotor, hub and spoke shall be in aluminum. On sectorized
rotor, hub made of steel, painted with anti-corrosion paint, galvanized sheet
steel spokes.
The Heat Recovery Wheel shall be constant speed. The HRV shall be
provided with speed detector.
Supply, fabrication, installation and balancing of G.I. sheet metal duct work
complete with insulation, dampers, acoustical lining and other accessories for Air
Conditioning and Ventilation systems as per drawings, specified herein and
instructed by the Consultant.
2. DESCRIPTION
a. DUCT WORK.
All sheet metal duct work as shown on drawings should be fabricated
from commercial quality prime finish galvanized steel sheets and should
be installed and completely balanced for proper air distribution and
specified room conditions.
All duct joints as specified herein should be completely air tight and made
neat and smooth in order to minimize the resistance to air flow. No duct
should be constructed of more than 4 ft long section. All duct hanger as
specified herein should be firmly fixed with building structure and the
great care should be taken in fixing the hanger so that no damage should
be occurred to the building structure. Provisions should be made to
reinforced the insulation at hanger location so that no damage should be
occurred to the insulation.
Generally all elbows should be full radius type, but where there are space
limitations existed, short radius elbow should be constructed with
approved double width turning vanes.
Generally all takeoffs should be using full radius elbows, but due to space
limitation square elbow takeoffs should be constructed with approved
double width turning vanes.
b. DUCT WORK SCHEDULE.
All duct work should be fabricated according to the following schedule.
The bracing should be carried out all around four sides on the following
sizes of ducts and should be revited, bolted, screwed or welded securely
to the duct sheet to prevent vibration
50" - 84" 1 1/2" x 1 1/2" x 1/8" @ 24" centre from transverse joint.
All ducts over 18" in either dimensions should be cross broken, except to
which rigid insulation applied on area of duct where outlet or duct
connection is to be installed. Duct seams should either be Pittsburgh
lock seam or lock grooved seam. Longitudinal seam which shall run
horizontally on the duct sections are important because these locks must
hold the duct pieces securely and tightly and shall not leak under
pressure and should be readily and swiftly put together on the job.
c. DUCT HANGERS
All hangers supporting duct should be rigidly fixed with building structure
by means of expansion bolts or power driven fasteners of selected sizes
for various points loads due to different sizes of ducts. All hanger should
generally be spaced at 8ft centers on straight runs of ducts. Hangers
should also be provided at each end of all elbows, at the take-off points
of all branch ducts and where as required. All hangers should be trapeze
type. Trapeze should not be secured to the duct.
All rods should be of hot rolled steel one coat of anti-rust paint should be
applied to the hanger before installation and than one coat after
installation.
d. ACCESS DOORS
e. FLEXIBLE CONNECTIONS
All duct connections with air moving unit should be made through rubber-
impregnated fibre or equally approved material to avoid the transfer of
vibration from fans to the duct work.
All ducts shall also have flexible connection adjacent to the building
expansion joints to avoid any damage to the duct system.

All dampers shall have 10 gauge steel sleeves. Dampers with maximum
dimensions less than 18" are to have a minimum of 2" x 1/8" x 3/16" steel
bar frame bearing supports.
i. BLADES
Dampers over 3.5 sq. ft in area are to have corner braces. Dampers
over 3 ft in length and 2 ft in height are to have the tie rods 2 ft or less
apart. Additional braces of frame or blades are to supply as required .
j. MOUNTING PROVISIONS.
Dampers frames are to have holes every 18" or less on all sides of
mounting and should be mounted with rigid angle iron frame riveted to
duct on both sides.
k. DUCT INSULATION.
All duct work shall have 1" thick 16kg/m3 density fibre glass insulation
blankets with thermal conductivity not exceeding 0.28 at a mean
temperature of 76 degree F. Insulation shall have factory applied over the
insulation a vapor barrier facing of aluminum foil glass serim kraft.
All duct insulation should be applied over clean and dry surface and all
vapor barriers should be properly sealed the prevent moisture
penetration. All insulation should be adhered to duct with manufactured
approved adhesive applied to duct in 4" wide brush strips on at least 10"
centre to centre. Insulation should further be secured with galvanized
steel wire with suitable protection at the duct corners to safe guard any
damage to insulation due to steel wire. All insulation joints should be
sealed with 3" wider pressure sensitive aluminum foil tape. The duct insu-
lation should be finally covered with colored cloth through approved
adhesive and painted anti-algae paint of approved make and color.
The insulation exposed to the atmosphere should be 2" thick and weather
protected with 3 layers of bituminous felt, properly sealed to avoid
penetration of any moisture on the insulation surface. 26 SWG G.I. sheet
metal cladding shall be provided to protect the mechanical damage to the
duct.
l. ACOUSTIC LINER.
m. AIR PLENUMS.
Supply air and return air plenums should be fabricated and installed as
shown on drawings. The gauges of sheet metal should be one size lower
as given in ductwork schedule.
AIR DEVICES
1. SCOPE
2. DESCRIPTION
i. Diffuser, grilles and registers shall be factory fabricated constructed and shall
distribute the quantity of the air specified, evenly over space intended without
causing noticeable drafts over an air velocity of 50 f.p.m. in occupied zone or
dead spots anywhere in the conditioned area. The contractor shall be
responsible for correct diffusion, spread, drop, and throw. If according to the
certified data of the manufacturer of the proposed units, the sizes indicated
will not perform satisfactorily, the units shall be re-selected at no extra cost to
perform quietly and effectively in accordance with the manufacturer's
recommendations as approved by the Consultant. A schedule of all air inlets
and outlets indicating location, type specified air quantity, neck of face
velocity, sound power level valves, pressure drop, throw and drop for
registers, and maximum and minimum diffusion range shall be submitted for
approval. The inlets and out lets shall be sound rated and certified in
accordance with Equipment Test Standard 106 2R2 of Air Diffusion Council
in sound power levels, decibels reference 10 - 12 watts, in octave bands 2
through 8. Diffusers and registers shall be provided with volume control and
accessible operator. After the system is in operation, if excessive noise, draft,
or dead spots, are noticeable in the conditioned spaces due to improper
selection of type and size of diffuser or grille. the unit shall be changed to the
proper size and type without additional cost.
ii. Diffusers shall be furnished with anti smudge device, unless the diffusers unit
minimizes ceiling smudging through design factors. Sponge rubber gasket
shall be provided between ceiling and surface mounted diffuser or anti
smudge ring. Duct plenum connecting the duct to diffuser shall be airtight
and shall not be interfered with volume controller.
iii. Grilles and registers shall be four-way directional- control type except that
return and exhaust grilles may be fixed horizontal or vertical louver type.
Each register shall be provided with removable key operated opposed-blade
volume-control damper, Registers and Grilles shall be provided with sponge
rubber gasket between flange and wall or cabinet, or ceiling. Four- way
directional control shall be achieved by individual adjustment of horizontal
and vertical vanes.
iv. All diffusers, registers and grilles to be installed in fire rated walls or ceilings
shall have one-hour rated fire dampers.
v. All diffusers, registers and grilles shall handle the air quantities shown on the
drawings at rated noise levels not to exceed the Noise Criteria Curve ratings
shown below:
vi. All diffusers shall be insulated directly to the supply air duct & shall be so
installed that the collar shall be flush with ceiling. Gasket shall be used to
prevent leakage‟s
vii. Registers & Grills on side wall shall be fixed on wooden frames provided with
anti termite solignum treatment
viii. Plenum for linear diffuser shall be fabricated for linear diffuser using 20
gauge G.I sheet metal. Plenum shall be provided with hanging holes at every
1200 mm center, intake round spigots at 1200 mm center unless otherwise
indicated on drawings, arrangement for fixing linear diffuser with out visible
screws & assuring leak proof fitting into the plenum
ix. The louver shall be provided with insert screen, so installed as to removable
for cleaning & replacement
x. The blade & frame of exhaust & intake air louvers shall be of heavy gauge
extended aluminum section provided with powder coating
Supply, installation, testing & commissioning of Exhaust Air & Fresh Air fans
complete in all respects of various capacities as shown in schedule of fan,
drawings, specified herein, & as per instruction of Consultant.
Motor shall confirm to specification under motor and shall be sized to provide the
required BHP for meeting the specified conditions without overloading.
2. DESCRIPTION.
The fans and blowers used for exhaust and ventilation shall be complete with
electric motor, starter, frame, weather proof accessible enclosure and etc. In this
section word fan and blower shall be used with the same meanings.
II. The belt driven fan shall be supplied with belt guard and variable pitch pulley
for adjusting the fan speed + 10% of the design speed.
iii. Fan housing shall be of heavy gauge mild steel, continuously welded
construction with rigid reinforcement on anti vibration support on spring
mounting. All fan housing shall be equipped with flanges discharge &
removable spun inlet canvas designed for smooth airflow.
iv. Fan wheel shall be rigidly constructed accurately balanced both statically &
dynamically on precision electronic equipment & shall be free from
objectionable noise and vibration.
v. Fan shall have shafts of solid hot rolled stainless steel accurately turned,
ground, polished & ring guard for accuracy. Close tolerances must be
maintained where the shaft makes contract with the bearing.
vi. Fan shall have heavy duty, permanently lubricated, self aligning, pillow block
type bearing, selected for min avg. bearing life of 125000 hrs.
viii. Fan & motor drive shall be mounted on heavy steel framing. Motor shall be
mounted on slide rail. Fan shall be with variable pulley & suitable for
adjustment with in + 10% of specified RPM, provide complete belt guard on
fan and motor pulley constructed of heavy steel framing & expanded metal
mesh screening.
ix. Self closing gravity louvers, bird mesh and rain protection hood shall be
provided for the exhaust and ventilation fans, located outside the building.
x. Heavy duty, air tight canvas connection shall be provided for fans installed
with ducts.
xi. The propeller fans shall be direct-driven types with totally enclosed weather
proof electric motors.
xii. The roof extractor/ventilators shall be of the centrifugal belt driven type with
backward inclined fan blades, a weather tight housing for motor constructed
of aluminum, galvanized steel, or glass fibber reinforced high-impact plastic.
Fan discharge opening shall be provided with (1/2" x 1/2") wire mesh bird
screens suitable for the weather tight housings. Sealed permanently
lubricated sleeve, roller or ball bearing with provision for end thrust, shall be
provided. Drip proof electric motor shall be provided with safety disconnect
switch mounted under the fan housing adjacent to the motor. Motor and
rotating parts shall be mounted on isolators of neoprene or other approved
materials. Capacities shall be as shown on the drawings.
xiii. The range hood exhaust fan unit shall be of the roof mounted, centrifugal up-
blast type, complete with weather tight housing for mounting on a curbed
opening, adjustable V-belt drive, motor and vibration isolators. Housing shall
be of spun aluminum, designed to discharge air vertically upward and to
prevent entry of snow or rain into the building. Fan Wheel shall be of
aluminum with backward inclined blades. Motor shall be of the ball bearing,
drip- proof type. Motor and drive shall be mounted outside the air stream
and cooled by outside air entering through a tube. Unit shall be prewired at
factory with a junction box for field connections and a safety disconnect
switch mounted inside the cover. Capacities shall be as shown on the
drawings. Unit shall be rating in accordance with AMCA Standard 210, or
other approved standard.
xiv. The air curtain fans shall be of the cabinet enclosed, direct connected
centrifugal fan type, designed for mounted above the ceiling, complete with
fans, motor, cabinet, supply air diffuser and ceiling grill. Motors shall be
single speed or two speed as shown on the drawings and capacities shall be
as indicated.
xv. Ventilation fans shall be wall mounted propeller fan complete with fan, motor,
wall mounting plate mounting bracket, safety guard grill and speed regulator,
blades and hub shall be aluminum die coasted, contoured to streamline air
flow and produce low noise. Blades and hub shall be natural finish anodized
after caster. Motor shall be single phase, 720 Rpm, psc type for 50 Hz. Fan
motor assembly shall be mounted on a rotating base to divert air flow.
3. ELECTRICAL WORKS
Unit shall be pre-wired at factory including weatherproof isolator box with isolator
switch. Unit shall be properly grounded with building earthling system.
4. PAINT WORK
Supply & install where indicated / shown on drawing or specified herein M.S intake
louvers. The blade & frame shall be of heavy gauge M.S. sections provided with
powder coating as approved by Consultant. The blade of louvers shall be set at
45°. The louvers shall be provided with bird mesh, so installed as to be removable
for cleaning & replacement of mesh.
Filter section shall be fabricated in 16 gauge M.S. sheet metal & shall be suitable
to remove & re-install filters easily.
Fan & its accessories shall be commissioned, tested & balanced by contractor.
Before fabrication contractor shall submit the shop drawing showing the fabrication
detail & Technical Specification of Fan & its accessories. No Fan shall be
fabricated & delivered at site with out Consultant approval.
2. DESCRIPTION
i. Before painting metal surfaces should be washed with mineral spirits to remove
grease and dirt. Where rust or scale is present, wire brush or sandpaper
should be used. For steelwork after first one coat of red lead primer of
approved make, two coats of rust resistant paint shall be applied. For
Galvanized surfaces zinc chromate of approved make to be used before
applying the final coats.
ii. Materials previously shop prime coated by the manufacturer and which have
been scuffed, should be touched up with the same materials used for priming,
objectionable materials should be removed from prime coats before final
painting. Prime coats should be of a lighter tint than final coat.
iii. All surfaces should be dry above 50 F before paint is applied.
iv. Baked enamel finishes should be of a uniform color throughout.
v. All finish color shall be as selected by the Engineer In charge.
vi. Color identification of pipelines shall be as per BS- 1710.
vii. Identification bands shall be painted on piping at frequent intervals. Lettering
shall be as per BS or as agreed with the Engineer.
viii. Identification tags shall be installed on valves, controls and other parts of the
system where as required. Tags shall be polished or lacquered brass or
aluminum, 50 mm round or hexagonal shaped with 15mm high-engraved
letters. The tags shall be fastened securely with brass hook or chain.

Equivalent to mentioned codes and standards may be approved by the Engineer
on the provision of evidence of equivalent by the contractor.
EQUIPMENT INSTALLATION
1. SCOPE
2. DESCRIPTION
i. All floor mounted equipment at grade level shall be set on 6" high concrete
pads poured integrally with the floors and all floor mounted equipment above
grade level shall be set on not less than 4" high structural steel beams
anchored to the floor in accordance with drawings.
ii. Air handling units shall be floor mounted or suspended, as shown on the
drawings, with vibration isolators furnished with the units. Isolators for floor
mounted units at grade shall be fastened to the concrete pads using
foundations bolts or expansion bolts and shields driven into holes drilled in
the concrete. Supports for suspended units shall be shown on the shop
drawings. Isolators for units mounted on structural steel members shall be
bolted to the members.
iii. Air filters for air handling unit, fan coil unit and ventilating units shall be
provided. Install one set in each of the units prior to testing and adjusting. At
the time of handing over they shall be replaced with new ones. Install a filter
gauge at each air handling unit filter bank in accordance with the
manufacturer's recommendations.
iv. Support surface mounted ceiling diffusers from angles or channels resting on
and fastened to ceiling T-bars or channels. (Do not support from ducts)
Install lay- in diffusers for T-bar ceiling, shall be supported by ceiling structure
and provide sheet metal adapter box above each diffuser to allow space for
volume controller with round collars for connection to round ducts where
shown on the drawings, connect duct into side of box, unless shown
otherwise, on the drawings. Install volume control blades at 90-degree angle
to inlet duct airflow.
v. Wall mounted and duct mounted registers and grilles shall be fastened to
flanges of duct collars.
vi. All devices shall be aligned to be parallel to ceiling T-bars or walls and ceiling
surfaces, and shall be pulled up tightly to compress gaskets and to fit neatly
against the surfaces.
vii. Submit shop drawings for approval showing method of installing each type of
equipment and device.
viii. Supply equipment shall be installed after ducts, plenums and casings have
been cleaned and blown free of all small particles.
All equipment shall be started by, and operated under, the supervision of the
qualified and approved personal of contractor or the designated authority.
All water distribution system shall be tested whole or in part to 1-1/2 times the
working pressure but not less then 80 PSI. The Contractor shall pay for all devices,
materials, supplied, labor and power required for the test. The test will be run for
two hours at revealed by the test shall be repaired and the whole test return until
the system proves to be satisfactory.
2. TESTING
i. All tests shall be conducted in the presence of Consultant who shall be given
7 days notice before any test is to be conducted. Any material, equipment or
instruments required for tests shall be provided by the contractor at his own
cost.
ii. An approved company experienced and specialized in testing and balancing
of air conditioning systems shall be hired. The company shall test and
regulate all air/water handling systems and equipment and confirm that the
capacities and performances of the system are as indicated on the drawings.
The contractor shall furnish to the consultant in writing a statement
evidencing that the testing and balancing company is already qualified in past
and has experience in this type of work.
iii. All testing and/or balancing shall be performed in complete accordance with
SMACNA's standards, the AABC National Standards for Field Measurements
and Instrumentation, Form No 12173, volume two, as published by the
Associated Air Balance Council. All methods and procedures listed in and
applicable to sections on Air/Water Balancing shall be included and
performed, although repeated herein.
iv. A qualified representative of the approved testing and balancing company
shall visit the job site when fabricated ductwork and pipe work are delivered
and when installation is in the very early stages and the installation is well
along but before any closing, verify to his satisfaction that all fittings, air
volume control devices and regulating valves are of the proper type or
properly fabricated and are installed in accordance with the specifications
and that these will be able to balance the systems as required herein.
v. All instruments and equipment required for balancing shall be furnished by
the contractor at no additional cost.
vi. Furnish any special fittings or devices in the duct/pipe, systems as may be
required to obtain the required data. Artificial resistance‟s, equal to dirty
filters shall be added to the clean filter banks in air handling units by partially
blanking off the filter face area. Pressure drop for test and balance shall be
(0.5").
vii. Prior to any air volume testing, any furred spaces, chases, shafts etc., which
are to handle air directly without the use of sheet metal ductwork, shall be
checked for leakage. First seal or otherwise prevent the leakage of air
through tracks or porous materials in these spaces. All voids around piping,
conduit ductwork, or other services, which pierce the constructions, shall be
caulked airtight before making final duct connections and grille /register
installation.
viii. Contractor should check the design and be responsible for correcting any
mistake made inadvertently during the design stage by the designer any
change should be notified to the Consultant and prior approval must be
taken.
3. EQUIPMENT TESTS
