2016 reminds me of 1989…
Why?
• Canary Wharf & Channel Tunnel
• £1400 p/w tunnel face workers
• £1000 p/w steel workers
• Superheated economy
Recognise this?
It’s happening again today
• Price increase 6% in flat economy
• Clients nervous of cost increases
www.buildoffsite.com
UK Construction Stats
• Circa 3 million employed
• Approx. £120 billion per annum (50/50)
• 7% of GDP
• London 2nd most expensive city in the world to
build in (see table)
• UK 22nd in global productivity league
Waste Safety
• Labour only 50% efficient • 48 deaths on construction sites 2013/14
(skills)
• Over 50% of deaths due to scaffolding on housing
• Waste in materials & design sites
30%
• Why do we still use scaffolding?

108 OFFSITE OUTLOOK FEB 2016 NEW PARK & NORTHWAY PRIMARY SCHOOLS, LIVERPOOL
PROJECT DRIVERS
− July 2011: Morgan Sindall assembled a
design team to respond to the findings of
the James Review and produce a cost
effective approach, learning from best
practice to ensure that schools could be
constructed quickly and efficiently
PROJECT DRIVERS
− Brief was to design a suite of 1, 2 and 3
form entry models with a standardised set
of details and specifications
DESIGN PROCESS
− Site visits took place to many of the South
Lanarkshire schools, this allowed the new
design team to learn from their Scottish
counterparts
− Identified inefficiencies in timber frame
design
111 OFFSITE OUTLOOK FEB 2016 NEW PARK & NORTHWAY PRIMARY SCHOOLS, LIVERPOOL
DESIGN PROCESS
− Simple organisation relating to education
best practice
− Efficient rules which can be applied to
schools of different sizes
DESIGN PROCESS
Development of the design DNA:
PROTOTYPES
− Extensions and new builds
− LANTAC approval
− Review by Zurich

OFF-SITE STRUCTURAL
TIMBER FRAME
− Adoption of an efficient structural grid that
optimizes the classroom depth for natural
ventilation and daylighting along with other
educational drivers was key to developing
the timber frame
− Various timber sizes were considered to
maximize the external wall U-values
Other considerations:
OFF-SITE STRUCTURAL
TIMBER FRAME SOLUTION
External walls:
− 220mm wide timber stud sections fully
filled with Glasswool insulation, OBS and
breather membrane externally. AVCL
internally with service zone
First floor:
− Formed from metal web engineered joists
fixed to OSB and delivered as a cassette.

LIVERPOOL PRIMARY
SCHOOLS
− The external footprint and elevations were
pretty much identical (however one red

Lessons Learnt
• Involving the supply chain
• Early Contractor and supplier involvement
• 2 stage tendering – lessons learnt
• Early sub-contractor, supplier and manufacturer
involvement
• BIM objects
• It’s not just about the supply of components it’s
also the supply of information
Summary of Outcomes:-
• BIM has the opportunity to revolutionise our industry
• For any revolution to take place there is a need for us all to
change
• Benefits are significant
• Design Costs reduced by 10%,
• Construction Costs reduced by 20%
• Contract Period reduced by 10%
• Defects reduced by 25%
• Post Contract Change reduced by 90%
• Improve quality & reduce waste
• Improving buildability
• Moving Construction to an assembly process
• Achieving targets set for 2025 Construction Strategy
