PROJECT DRIVERS
− July 2011: Morgan Sindall assembled a
design team to respond to the findings of
the James Review and produce a cost
effective approach, learning from best
practice to ensure that schools could be
constructed quickly and efficiently

− Full design team, including timber frame


suppliers and educationalist

− First principles approach

− Re-examined design decisions on


previous primary schools, particularly
timber frame schools delivered in South
Lanarkshire

− Educational story was the main driver


whilst designing the structural timber
frame to be as efficient as possible

− Use of BIM where possible

PROJECT DRIVERS
− Brief was to design a suite of 1, 2 and 3
form entry models with a standardised set
of details and specifications

− Target GIFA was to be in line with the


revised area guidelines issued by the
Education Funding Agency (EFA)

− Designs were to be flexible enough to


allow each school or local authority to
shape the buildings to suit their own
educational brief

− Site visits took place to many of the South
Lanarkshire schools, this allowed the new
design team to learn from their Scottish
counterparts
− Identified inefficiencies in timber frame
design

OFF-SITE STRUCTURAL
TIMBER FRAME
− Adoption of an efficient structural grid that
optimizes the classroom depth for natural
ventilation and daylighting along with other
educational drivers was key to developing
the timber frame
− Various timber sizes were considered to
maximize the external wall U-values

− Trada advice was sought (external timber


walls kept 150mm above external ground
level). Concrete upstand used on later
schemes

− Optimising eaves height to reduce timber


wastage

− Internal M&E service zone to protect


AVCL

Other considerations:

− Insulation between the studs, external


insulation, air-tightness strategy

− Breathability of the external wall

External walls:
− 220mm wide timber stud sections fully
filled with Glasswool insulation, OBS and
breather membrane externally. AVCL
internally with service zone

− Timber sole plate and head binder with


timber glulam ring beam at FF

First floor:
− Formed from metal web engineered joists
fixed to OSB and delivered as a cassette.
Resilient bars below with sound reduction
panel system above

Internal walls:

− Timber stud walls with resilient bars

Roof:

− Formed from metal web engineered joists

TIMBER FRAME
Benefits of off-site timber frame:
− Increased quality

− Better U-values and air-tightness

− Water tight quicker allowing internal


sealing of AVCL to occur in a dry
environment
− Low embodied energy

− Reduced construction period mitigating


impact on the wider community

− Safer construction techniques, less


personnel on site

However internal partitions formed from


timber stud do not perform as well
acoustically as a traditional metal stud wall.
Increased challenges for our acoustician.

− The external footprint and elevations were
pretty much identical (however one red
and one blue)

− KS1 and nursery facilities located at GF


with KS2 at first floor. The double height
central spaces link both floors

− Other facilities include a stepped


assembly area, immersive space, multi-
purpose hall and open plan ICT/ library
space

− The buildings have been a very cost


effective solution, delivered for less than
the EFA equivalent whilst enjoying 23%
additional floor area

− A local spend of over 90% has been


achieved

WHAT NEXT?
− One of the project drivers was that each
project would inform the next in a continual
cycle of development and improvement, to
reduce overall project costs whilst
increasing the quality
− This included formal Post Occupancy
Evaluations as well as lessons learnt and
design team/ supplier reviews.

What next:

− Timber frame: The supplier on the


Liverpool Schools has identified even
further efficiencies, mainly with the design
of the internal stud walls

− Increased energy efficiency of the fabric


and M&E strategy

− Passivhaus? With the right site alignment


and a willing client/ local authority we
believe the Passivhaus standard could be
targetted
