CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract of lease is entered into by and between:

Medardo M. Saldaña
_______________________________________ who is of legal age, married, a Filipino and a
resident of _____________________________, Philippines, hereinafter known as the LESSOR;
Block 1 Lot 15 PHHC-B Mandurriao Iloilo City

-and-
Chuck G. Bayon
_________________________with principal office/residence address
c/o Blue Island Travel and Tour
at___________________________________, now and hereinafter known as the LESSEE.

WITNESSETH THAT:
1. The LESSOR is the true, absolute, and lawful owner of a residential house, situated in
Block 1 Lot 15 PHHC-B Mandurriao Iloilo City
___________________________________________________________,
2. The LESSEE has offered to lease one room, of the above named residence which the
LESSOR has accepted subject to the following terms and conditions, to wit:
Five Thousasnd Pesos
a. The LESSEE shall pay to the LESSOR the sum of ___________________________________

(P_______________), Philippine Currency, per month;
b. That upon signing of this agreement, the LESSEE shall deposit with the LESSOR the sum of
Ten Thousand Pesos

ONE MONTH security and damage deposit and ONE MONTH advance rental.
c. The LESSEE who has received the unit leased in good habitable condition shall use the same
for his own business purposes only and shall not sublease or sublet the unit leased in whole or
in part without the written consent of the LESSOR;
d. This contract of lease shall be counted from January 5, 2019 to June 5, 2019 and the same may
be renewed by the parties herein under the same terms and conditions by mutual consent, and
in this connection, the LESSEE shall negotiate with the LESSOR for its renewal at least one (1)
month before the expiration of this contract;
e. The LESSOR shall not be responsible and/or liable or any untoward incident, fortuitous or not,
during the existence of this contract, such as robbery, thievery, burglary, and any illegal
activities and such other similar circumstances;
f. The LESSOR or his authorized representative shall have the right to visit, enter an inspect the
unit leased at any time during office hours for purposes of knowing its actual condition;
g. All the bills for electricity, telephone, water and other similar services shall be for the account
of and paid by the LESSEE;
h. The LESSEE shall not keep or store any dangerous, combustible and/or inflammable materials
or things in the unit leased or within the perimeter prohibited by law or ordinance; i. Should the
LESSEE fail to pay the rental at the time and place herein above stipulated, or violate any of
the terms and conditions herein agreed upon, the LESSOR may, in his absolute discretion,
declare this contract cancelled and terminated without need of judicial declaration and may
immediately take possession of the unit leased, and the deposit made shall be forfeited in favor
of the LESSOR;
i. Upon termination or expiration of this Contract, the LESSEE shall peaceably vacate the premises
leased and return its physical possession to the LESSOR including all improvements thereon in
good, clean and sanitary condition, and all those damaged or destroyed for any cause or reason
shall be paid by the LESSEE through deduction from the deposit made to the LESSOR;

C The security and damage deposit shall answer for whatever damage or destruction the unit leased
may suffer or incur by virtue of this agreement. It has likewise been agreed upon that should the
LESSEE decide to vacate said unit leased before the expiration of this contract, or violate any of
the terms and conditions stipulated herein, this said deposit shall be forfeited in favor of the
LESSOR, and that this deposit or any part thereof shall not be applied as payment to any unpaid
rental for any particular month during the existence of this contract;

The LESSEE shall observe utmost diligence and care in the preservation,
maintenance, sanitation and use of the unit leased including its surroundings;

The LESSEE shall neither introduce any improvement nor make any renovation on V the unit
leased without the written consent of the LESSOR; but in the event that such
written consent is obtained, all expenses incurred shall be for the account of and paid by the
LESSEE who shall not be entitled to any reimbursement therefore and all improvements and
renovations thereon shall belong to the LESSOR;
