The Lessee hereby covenants with the Lessor as follows: (a) To pay the rents stipulated at the times and in the manner aforesaid. (b) To pay all electric current, water, gas, and other rates payable during said term. (c) To keep the demised premises in such repair as they are at the commencement of the term or may be when put in the lessor during the continuance thereof, with the exception of those damaged by reasonable use and wear and tear, and due to fire or other unavoidable casualties. (d) Not to make or suffer any alterations or changes without the written consent of the Lessor. (e) Not to make or suffer any waste of the premises. (f) Not to make or suffer any unlawful, improper, of offensive use of the premises, nor any use thereof other than as herein specified.

(g) That the Lessor shall not be liable for any damage or injury by water or otherwise to any merchandise or property upon the premises. (h) That the Lessor at all seasonable and reasonable times to enter upon and examine the premises and make such repairs as he may think necessary for the protection thereof. (i) Not to assign this lease or to sublet the whole or any part of the premises without the consent in writing of the Lessor first being obtained. (j) At the end of said term peaceably to deliver up to the Lessor the demised premises vacant and unencumbered, in such repair as aforesaid, and in good and tenantable order and condition. 3. The Lessor hereby covenants with the Lessee as follows: (a) That the Lessee shall peaceably hold and enjoy the demised premises during all the time of this contract of lease. (b) To make thereon, during the lease, all the necessary repairs of the premises in order to preserve them in serviceable condition for the purpose for which they are leased. 4. Provided, always, that in case of a breach of any of the covenants on the Lessee's part herein contained, the Lessor may, while the default shall continue, and notwithstanding any waiver of any prior breach of condition, without notice or demand, enter upon the premises, and thereby determine this lease, and may thereupon expel and remove the Lessee and his effects. 5. It is hereby agreed that in the interpretation and construction of this contract of lease, whenever the context so permits, the expression "Lessor" shall include and embrace his executors, administrators, and assigns; and that the covenants and stipulations hereof shall be binding upon and inure to the benefit of the person included and embraced under said expressions respectively as aforesaid.
