CONTACT OF LEASE

This CONTRACT OF LEASE made and entered into by and between:

WITNESSETH:

The Lessor hereby leases unto the Lessee, and the latter hereby accepts in lease from the
former, the premises consisting of a residential/commercial unit, located at
______________________________________, under the following terms and
conditions:

1. That the term of the lease shall be for ______ year (s), commencing on
__________________ and expiring on ____________________________

2. That the monthly rental of the lease premises shall be _______________________


________________( ) Philippines currency, payable in advance within
the first five (5) days of the month,

3. That the lease upon signing of this contract shall make a deposit to the lessor in an
amount equivalent to his _______ months rental fees, in the amount of
_______________________, (P_____________), Philippine currency, to be
answerable for any and all damages caused subject to reimbursement to the Lessee
upon the termination of this Contract of Lease; Lessee warrants not to use the said
deposit or payment of any of his rental fees;

4. That the premises leased have been received by the Lessee in good and habitable

5. That all ordinary REPAIRS WITHIN THE PREMISES that arise in the daily use of
the facilities therein shall be for the sole account and expense of the lessee, without
right to reimbursement;

6. That the Lessee is EXPRESSLY PROHIBITED TO SUBLEASE the leased premises


to any one, without the express consent of the Lessor in writing;

7. That ALL CHARGES for water light, gas and telephone used within the premises
shall be at the sole account of the Lessee;

8. That the lessee shall be responsible for the OBSERVANCE OF SANITARY AND
ELECTRICAL REGULATIONS required or imposed by the municipal or
government authorities regarding the use and habitation of the leased premises;

9. That the lessee SHALL NOT MAKE ANY ALTERATION OR INTRODUCE


IMPROVEMENTS on the leased premises without the written consent of the Lessor;
it is hereby agreed by the Lessee that ALL improvements and alternations on the
premises, permanent or semi-permanent in nature, shall form an integral part of the
Leased premises, without any right on the part of the Lessee to reimbursement of the
cost or value the improvement;
10. That the Lessee shall notify the Lessors at least sixty (60) days in advance should the
lessee decided to terminate this Lease Contract;

11. That non-payment of the rental fees for a period of two months, and violation of any
of the above provisions will produce ipso facto the rescission and/or termination of
this Contact of Lease.

IN WITNESS WHEREOF, the parties hereto have signed this CONTRACT OF
