CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE made and executed by and between:

_______________________, of legal age, Filipino, and a resident of


_____________________, Philippines, hereinafter referred to as the LESSOR;

- AND -

_____________________, of legal age, _______________, and a


resident of _______________________, Philippines, hereinafter referred to as the
LESSEE;

WITNESSESTH:

That the Lessor is the owner of a House and Lot, situated at


_______________________;

That the Lessee desires to lease a portion of the above mentioned House and Lot,
and the Lessor is willing to lease the said property;

That for and in consideration of the mutual covenants herein below mentioned,
the Lessor hereby leases unto the Lessee a portion of the above-mentioned property,
subject to the following terms and conditions:

TERM OF LEASE, Period and Rentals:


The term of this lease contract has a minimum duration period of One (1) year
and is renewable subject to the terms and conditions agreed by both parties, during
which period the Lessee shall be bound to pay to the Lessor an amount of Twenty-Five
Thousand (Php 25,000.00) Pesos, Philippine currency, and said payment should be
made every First (1st) week of the month;

1. Deposit and Advance Payment as a condition:


The Lessee prior to moving/using the said property shall pay One (1) Month
advance payment and One (1) Month Deposit. The One (1) Month deposit can be
used as last payment for the last month of their stay, subject to the deduction of
the bills such as but not exclusive to electric and water bills;

2. Minimum Duration Period; Penalty:


This contract of lease has a minimum duration period of One (1) Year and is
renewable subject to the terms and conditions agreed upon by both parties. In
case, the Lessee vacate/terminate the contract before the end of the minimum
duration period, the Lessee shall be liable to pay the remaining months covered
by this contract of lease;

3. Portion of the House and Lot covered by this Contract of Lease:


The portion of the House and Lot covered by this Contract of Lease contains
three (3) rooms, and as to the remainder of the said property, it shall be used by
the Lessor;
4. Use and Purpose, Rights of Lessee Non-transferable:
The leased premises shall be used exclusively by the Lessee and shall not be
converted into other uses without the written consent of the Lessor;

The Lessee shall not directly or indirectly sublease, assign, or transfer his right of
lease over the leased premises or any portion thereof under any circumstances
whatsoever without the prior written consent of the Lessor;

5. Repair and Improvements:


The Lessee hereby expressly acknowledges that the leased premises is in good
tenantable condition and agrees to keep the same in such good and tenantable
condition for which he binds himself to undertake at his exclusive expense all
ordinary repairs necessary to maintain the same in such condition.

In cases maintenance and repair is necessary for the leased premises, the Lessee
shall first acquire the consent of the Lessor for the maintenance and repair of said
premises;

6. Water, Electricity, Internet Connection, Cable etc:


Charges for water consumption, electricity, internet connection, cable connection
and other services used by the Lessee shall be charge/paid by the said Lessee;
