This letter is sent upon the authority of my clients, Angelo,
Beth, and Cardo, all surnamed De Guzman, to convey to you the following:
On December 15, 2012, upon inquiry in the Registry of
Deeds at Batal, Santiago city, it has been made known to them that a piece of land, registered under TCT No. 67890 on December 15, 2010, located at Kapirpirwan, Cordon, Isabela, with an area of 40,000 square meters, previously registered under TCT No. 12345, was transferred to your name by virtue of a Deed of Donation, dated November 5, 2009, allegedly signed by your parents, Esmeraldo De Guzman and Fatima Garcia (maiden name), when alleged donors Esmeraldo and Fatima died on 1999 and 2007, respectively.
My clients are seeking earnest efforts to settle this family
matters outside of litigation as provided under Art 151 (1) of the Family Code, viz, “No suit between members of the same family shall prosper unless it should appear from the verified complaint or petition that earnest efforts toward a compromise have been made, but that the same have failed. If it is shown that no such efforts were in fact made, the same case must be dismissed.”
To avoid needless expense and embarrassment brought about by
court litigation, I am writing to invite you here at my office to settle the foregoing dispute and compromise with your siblings, extra- judicially.
