Philippine housing industry, socialized housing in particular, are built to be
affordable, convenient, secure and it improves the everyday life of a Filipino family
most especially for the unprivileged and the informal settlers. Although, there are
certain researches about the housing backlog here in our country due to population
growth, thereby, housing needs are at a high demand. In year 2015, cited in a journal,
close to four million housing units are needed to serve the country’s rapidly growing
population, with 80 percent of these needed by the crucial low- to mid-end segment
of the market. In addition, our country’s housing requirement grows alarmingly fast
and, if no substantial and effective solutions are put in place, the housing shortage
could leap to almost 6.5 million housing units by 2030. With this in mind, socialized
housing is indeed a solution to this situation. In support of the objective of achieving
inclusive economic growth, the Subdivision and Housing Developers Association
(SHDA) has adopted their mission statement: “Every Filipino family has the right to
live with dignity in the comfort of one’s own home regardless of economic status.”
It is committed to eliminate the housing backlog by 2030, “with full government
support.” For the end of the day, the primary goal of the current and future
developers here in the Philippines is to provide homes for every Filipino families
and not just that, it is also to give a positive impact in the lives of the Filipinos.

Last July 14, 2018, we went to San Rafael Bulacan to visit Capejana Village,
a 12-hectare subdivision. It started its operation almost 10-15 years ago, with the
mission of providing economic to mid-cost housing and a certain percentage of
socialized housing. But due to competitors and legal issues, unfortunately, it did not
suffice. Despite of which, they are coping up and maximizing their capabilities by
changing its primary plans without risking its goals. They over-all converted it into
100% socialized housing. At first, we found it very unusual because the roads are all
on standard distance, the clubhouse and amenities are for higher bracket housing. It
could have made a high margin than making it all 100% socialize housing. The
subdivision could now provide 1700 socialize housing units, with up to date of 600
units in sales and still coming up. Their model house was composed of 36 sq. meters
of land area with 32 sq. meters of floor area, with loft, small garden at front and a
solid concrete partition to separate with other units. They also decided to maintain
the clubhouse in order to provide more space for the homeowners during their special
occasions and also to accommodate for other public events at certain price. Aside
from that, they also planned to allocate their 2 hectare of land opposite to the
subdivision for commercial use. As what we saw, it looked like it was created with
quality compared to other socialized housing. As the owner itself told us that they
were pushing themselves to be the best socialized housing in the country. He taught
his family to become disciplined, that is why he created specific restrictions to make
the village clean, peaceful and order.

As to end, in the last four weeks I enrolled in this course with a limited
knowledge about Real Estate in general, I truly learned a lot from the facilitators,
lecturers, professors, government officials, and also with my classmates. Knowing
that the real estate domain is quite flexible. It can be used for agricultural, industrial
or residential. I believed that the more diverse knowledge and experience that come
together, the better off we are able to come up with new and superb things, though
it requires maximum effort and focus, we can still reach our goal setting with unity
and determination. After all, the main goal of the business is not just to create profit
but also to provide better lives for the people.
