18.2 Procedure
The Flushing & Chemical Cleaning of each loop / section of pipe work comprises of Five (5) important
18.2.1
stages
18.2.2 Dynamic flushing
The purpose of dynamic Flushing is the flushing where the water is being drained and the make-up water is
18.2.3
to be added at one side to maintain the pressure in the system
18.2.4 Ensure all pre-requisites as mentioned in the initial stages have been met.
18.2.5 Fill the system with make-up water
18.2.6 Fully vent the system to ensure no air is trapped within the pipe work by opening all the system air vents.
Keep the system in circulation mode by running the circulation. Inspect, remove, and examine the strainers
18.2.7
clean the same and reinstall them.

Once the major suspended debris is removed, flushing velocity (3 m/s on the largest pipe on the circuit)
18.2.8
should be measured and maintain the system in circulation.
18.2.9 Systematically remove, examine and clean the entire strainer and reinstall the same
18.2.10 Continue with the above step until no contaminants are noted in the strainer / bag filters
18.2.11 Pressure at the top of the header should be maintained at 1-2 bar during dynamic flushing.
18.2.12 Return water will be passed through the bag filter to remove the suspended solids.
Engineer will test the water quality at different locations of the system and confirm the suitability of the
18.2.13 system for Stage Chemical Cleaning of flushing as per the control parameter in Table 18.3 .Flushing of the
system will be suggested, if the parameters are not within the limit
18.2.14 Chemical Cleaning
The purpose of Chemical Cleaning is the removal of impurities from the chilled water system by
18.2.15
using cleaning chemicals
18.2.16 The purpose for chemical cleaning is to remove oxide deposits from the metal surfaces.
The system will be dosed with the specified amount of Clean Guard 70F02 cleaning agent at a level
18.2.17
of 1 Kg per cubic meter of system volume.
After the chemical dosing the system is left circulating continuously for a period of not less than 24
18.2.18
hours prior to draining and flushing.
Clean Guard 70F02 will be circulated in the system until the sample indicate that no further increase in iron
level is occurring prior to start to flush, a reference sample should be collected by the contractor from the
18.2.19 system in the sample bottle. At this point, draining and flushing will be commenced by the contractor and
will continue until the iron level is less than 2 parts per million (ppm) and all traces of the chemical and
sediment removed
18.2.20 Final Flushing And Removal Of Cleaning Chemical
The purpose of Final Flushing is to take out all the left over suspended particles, mill scale, debris and
18.2.21 metal oxides which are accumulated in the system during chemical cleaning stage by continuously flushing
with fresh water at the appropriate flushing velocities required
18.2.22 Make-up and vent System to be flushed with clean and fresh water
18.2.23 Set all valves to fully open / fully closed / throttled positions as required.
18.2.24 Systematically remove, examine and clean the entire strainer and reinstall the same.
18.2.25 Continue with the above step until no contaminants are noted in the strainer.
18.2.26 Continue flushing till the water is clear and the iron level is below 2 ppm.
Engineer will test the water quality and confirm the suitability of the water as per the control parameter as
18.2.27
per Table in 18.3
18.2.28 Passivation
18.2.29 Passivation of chilled water system network using Passivation Chemical (Clean Guard 70F03)
Once the system is thoroughly cleaned it should be properly passivated using passivation chemicals.
18.2.30
Clean Guard 70F03 (Passivation chemical) is a gentle passivator of the metal surface.
System to be dosed with Clean Guard 70F03 at the rate of 1 kg per m 3 and the system is to be circulated for
18.2.31 the 8 hours. All the drain and flushing points of the system should be closed during passivation of closed
loop water circuit
18.2.32 Back flushing of FCUs, AHUs and final circulation
18.2.33 Back flushing of FCU’s

If the water quality is not within the control limit mentioned in Table 18.3, dynamic flushing will be done to
bring the water quality within the control limit. Once the water quality is as per Table 18.3 proceed for final
chemical addition

In the inhibition/passivation process when Corro Guard 33L01 is added at a dosage level of 2.5 Kgs per
cubic meter of water, a thin mono molecular layer of the inhibitor is formed on the metal surface. This
18.2.37 passivating layer prevents the dissolved oxygen from coming into direct contact with the metal surface
thus preventing the corrosion reaction from taking place
After it has circulated for 24 hours, a sample will be drawn and tested to confirm whether an adequate
18.2.38 inhibitor reserve has been established or whether an additional inhibitor is required
Closed loop water system is an ideal breeding ground for bacteria and other microorganism and it is
necessary to control biological growth in the system. Recommendations entail shock dosing of biocide Bio
18.2.39 Guard 40H06 @ 0.05 Kgs per cubic meter. The product is dosed into the system using the manual dosing
pot and is dosed once every three months in order to control the growth of micro-organisms. Therefore it
is very important that residual levels are constantly monitored and maintained
Once the final chemical is added and circulated for 24 hour than the temporary equipment are to be
18.2.40
removed and the circulation is to be carried out by the system pumps.
18.3.1 Water parameter After Dynamic flushing/ Before Addition of Cleaning Chemical Clean Guard 70F02
* The total iron during chemical cleaning will depend on the system contamination and shall be analysed on site
18.3.3
Water parameters for Post Chemical Cleaning Stage
Water parameter After Passivation Process & Before Addition of Final Chemical
18.3.5 Water parameter After Addition of Final Chemicals - Corro Guard 33L01 & Bio Guard 40H06
SAMPLING POINTS
Once clean, the system must be kept in circulation to maintain the passivation layer. Regular test will also
need to be taken. It is important that the following is maintained after cleaning:
18.5 No air enters the system
No new circuits are added
System pressure is maintained along with circulation
Chemical levels are maintained
Regular test are carried out
A control protocol is agreed and adhered to for any work on the system for addition of new
circuits.
