Sir:
This refers to the request letter from the PGSO head of office, in compliance
of your instruction to conduct investigation about the floor tile lifting problem in
SOYMPH, Maasin city, this province. We had been conducted inspections twice prior
to this report and we observed a massive tile tenting across the floor area. Large
number of tiles were peeled off and tented but the cement grout remained no
manifestation of lateral crack that is basically due to base preparation failure or other
cause of substandard practices. The exposed flooring on the 1st and 2nd floor with the
core of tile grout are thoroughly firm despite of the fact that there are no expansion
joints constructed as the contractor ignored it being not specified in the plan. We have
seen a span of ceiling being collapsed and some are sagging. This office observes
some feasible causes of its spalling under physical condition:
a) The absorption of moisture in the tile incorporates deformation of its
sizes which state is irreversible, thus, during thermal contraction or
expansion of the cement grout, the expanded tiles cannot cope up with
the movement condition between the surrounding contacts(e.g. cement
mortar, adhesive);
b) Incompatibility of their elastic properties after sometime loosened the
bonding effect of adhesive.
c) The expansion joint to be constructed in some distance apart on the
cement grout which is not reflected in the plan could at least minimize
the effect of pushing between one another through the space gap to be
filled with rubberize sealant.
d) Trapped hot air in the ceiling level where there is no proper ventilation
installed in terms of air passage in the roof eaves or any type of roof
ventilator, develops busting pressure once it has ultimately no room for
the hot fumes to expose atmospherically, therefore, the weak part of the
closed compartment which is definitely the ceiling wall gives up.
With these observations, we would like to give the following most simplest and easy
recommendations:
a) The dilapidated portion will be reconstructed and be filled with cement
mortar with top core epoxy paint that would customize with the existing
tile color.
b) Repair/rehabilitation will be made by phase until such time the said tile
lifting occurrence stops.
c) Tile replacement is inappropriate inside a facility occupied with people
having medical transaction, due to its potential nuisance and dust hazard
generated by tile cutting and its adhesive’s emission.
d) The reusable tiles should be kept in a place which is safety from
breakage, reserved for other utilization.
e) Damaged ceiling board will be replaced with 1/4in. marine plywood
which is claimed to be more resilient when it comes to lateral movement
and other threat related to extreme temperature exposure.
This office has thoroughly validated the aforementioned problem and we are
open to any suggestions that contain practical methodology, supported with diligent
study relevance to the condition of the site.
