AFFIDAVIT OF ABSOLUTE TRANSFER OF RIGHTS

We the owner of the property located at 14 ILOCOS SUR ST. BGY RAMON MAGSAYSAY, QUEZON CITY
1105, ILLUMINADA DAVIES y FELIX, ERLINDA FELIX y VENTURA, HERMINIA FELIX y VENTURA, ANGELITA
JOSON y FELIX and MARIA TERESA PATEL y FELIX, being of legal age, depose and say that as the lawful
occupants/claimants of the following parcel of land particularly described as follows:

“the parcel of the land located at the inner lot of the address, 14 Ilocos Sur St. Barangay Ramon
Magsaysay, Quezon City with an area of 1/6 of the Two Hundred square meters which is 33.33 sqm.”

That we hereby waived all our rights, claims, and interests as lawful occupant/claimant of the
above-described parcel of land including all improvements found unto and in favor of MRS. NENITA FELIX
y SIM, Filipino citizen, of legal age, widow of our deceased brother, BENJAMIN FELIX y VENTURA, and also
residing at 14 Ilocos Sur St. Barangay Ramon Magsaysay, Quezon City.

That we hereby warrant the peaceful possession of the transferee and that there are no other
existing claimants or occupants thereof and the same is free from aliens and encumbrances.

That there will be no sale of property will be made by the transferee provided there is a consent
of the lawful occupant/claimant.

That this transfer of rights is subject to all the warranties provided by law for the protection of
the transferee and we further warrant to defend the rights of the transferee from claims of other persons.
