Chapter 1
INTRODUCTION

INTRODUCTION :-

Gated community apartment will be a hypothetical project located in bellendur, Bangalore.


The theme will be “socializing”. As, considering the current situation where people are
losing human contact this project will help the residents of all generations to interact with
each other hence, giving them a happy and stress free life.
Seeing the rapid growth of it hubs and increasing demand in that area an upcoming gated
community apartment will help in meeting the demands of people (employees and their
family). Considering the current scenario the location has some existing apartments but all
are occupied hence the existing infrastructure is unable to meet the demands, building a
new apartment in affordable pricing will help people to get their own house and travel less
for work, saving their time and money.

1.1 AIM :-

The aim is providing a gated community in Bangalore city.

1.2 SCOPE AND LIMITATIONS:-

Since the project is targeting the employees working near the location in it companies
hence it has to be cost effective to attract the mass also the traffic issue is never ending
problem hence a good connectivity is needed which can be achieved by the adjoining
service road, sarjapur signal and nearby highway.
In terms of limitations the campus will suffer a water shortage as the ground water is low
in that area. Some of the connecting roads are still to be constructed.

1.4 METHODOLOGY

Following are the methodology which was adopted while designing the Gate community
apartment .

 Make a list of the aims and objectives that have to be achieved in the entire design
process. Also make small short term goals for convenience

 Literature Survey that is basically gathering all information regarding Gate
community apartment and the codes that have to be followed during its entire
execution

 Site Analysis - Choose a site and gather information on the chosen site regarding
climate, soil quality, lifestyle, trending architecture and economy of the place

 Case Studies and Desk Appraisals – Study about existing functioning buildings
resembling the thesis project: in this case a Gate community apartment. Also one of
the case studies can be taken of an ongoing project to learn about the construction
techniques adopted at site

 Compile entire space requirements into different categories according to the


degree of their importance

 Prepare an entire list of requirements which is needed for the project

 Identify the scope and limitations of the work that can be done in the project and
accordingly revise the list of requirements

 Start with the conceptual design on the site. Conceptual design is basically
preparing sketches and probable designs and trying them out

 After finalization a certain design concept starts with the zoning which is dividing
different departments according to their functionality

 Massing which is basically making a rough sketch of the 3D model of the building
and placing it on the site just to get a hint of how it looks on the site

 Schematic Design which is the most important part that is the internals planning of
each wall including walls, doors, windows, etc.

DATA COLLECTION AND ANALYSIS

2.1 Demand and supply at Bangalore city level :-

Multi storey apartments - demand = 48% and supply =52%


Building floor apartments – demand = 3% and supply = 17%
Residential houses – demand – 18% and supply = 6%
Residential plots – demand = 28% and supply = 21%

2.2 Importance of the project :-

In the above chart one can easily figure out that the demand for multistory apartments are being full field but
the demand of residential houses are not being fulfilled due to high pricing of the land rates and construction
cost in the area. Also the maintenance of tough due to in availability of water in the area hence the proposed
plan will consist of flats with villas which will fulfill the need of the consumers in that area.

2.3 Average price movement for different zones in Bangalore:-

North Bangalore shows an annual increment of 3%


Eastern Bangalore shows an annual increment of 7%
Western Bangalore shows an annual increment of 5%
South Bangalore shows an annual increment of 5%

Hence we can clearly see the site is at Bellendur which is situated in the south-eastern part of the city, it
is one of the largest neighborhoods, and is a highly sought residential locality with wide, tree-lined
boulevards and a mix of luxury apartments, commercial structures, and posh bungalows.

GROUP HOUSING

12.1 Norms for Approval of Group Housing Plan The following norms shall be adopted while
approving the layout plan for group housing:- i) The boundary roads if any must have a minimum
width of 12 mtr. ii) The FAR should be considered with reference to the width of the public road
abutting the property and the FAR should be calculated after deducting the area reserved for
parks, open spaces and civic amenities. iii) The set-backs should be provided with reference to
depth and width of total plot area. iv) The coverage shall be with reference to total area of the
layout. v) The distance between the buildings should be a minimum of half of the hieght of the
tallest building. vi) 25% of the total area be reserved for CA, parks and open spaces, subject to a
minimum of 15% for parks and open space. vii) The means of access to the building blocks in the
area of group housing shall be as follows: Access length in mtrs. Min. width a) Less
than 100 mtrs. 6 mtrs. b) 100 to 200 mtrs. 9 mtrs. c) More than 200 mtrs. 12 mtrs.

vii) The area reserved for Parks and Open spaces, CA and roads (other than internal access in
each sub-divided plot) shall be handed over free of cost to the B.D.A through registered
relinquishment deed before issue of work order.

Chapter 3
SITE STUDY
3.1 ABOUT THE SITE

The site is such that it is enveloped by pristine and serene surroundings off the Outer Ring Road (ORR) only 3
km from Koramangala. Waterfront living with open spaces on 3 sides near the oldest and largest lake in
Bangalore is a luxury that makes this project unique in the city of Bangalore. The neighbouring lake is 1000
acres and is being developed as a model lake by the Bangalore Development Authority.

The site is surrounded by rolling grasslands and trees on 2 sides. A 60 ft wide approach road makes the
property easily accessible from the Outer Ring Road. Since the project is only 800 mtrs off the ORR, you can
enjoy the benefits of a dust and pollution free life.

The site is located in #502, 6th Main Rd, Iblur Village, Bellandur, Bengaluru, Karnataka 560102.

3.4 AREA ANALYSIS


 The total site area = 35,451sqm = 381.59 sqft = 8.7 acres

 Total built up area = 8.7x1.8 = 15.66 acres
 Total no. of floor if we cover 15 % of the area = 15.66 / 1.30 = 12 floors

Building a gated apartment at this site is like living the good life, yet minimizing the impact on the
environment. It is about enjoying the best nature has to offer in terms of unspoiled, serene
surroundings. The site is truly a haven, blessed with open area on three sides – something that’s
practically impossible to find in the city today. Situated on a waterfront, the property overlooks a
1000-acre heritage lake, one of the oldest in Bangalore. On one side it is bordered by densely
wooded defence land and enveloped by rolling grasslands on the other. These truly green homes give
you an inspiring view of nature.

The property will have all the features of an independent home: a private entrance that screens

It will be designed and built on the underlying principles of Green buildings for the IGBC Green
Homes Gold Certification. As, It is a place where what the Earth has to offer is replenished and the
footprint upon the Earth is gentle. It holds regard for future generations and the environment that
they will inherit.

The energy of the sun is harnessed for solar heating, while rainwater will be harvested and reused.
Floor to ceiling windows minimise the need for artificial lighting while the lighting provided is
energy efficient.

CHAPTER – 4
LITERATURE STUDY

4.1 GREEN AFFORDABLE HOUSING:-

Green affordable housing as the name suggest has two key components, i.e. affordability and green
features. Affordability for a household as discussed earlier is function of price, area income, income
of household, and size of household. Affordable housing in some countries like Singapore means
houses built and operated by public authorities like housing department. In country like us most of
the affordable housing is built buy for profit development and community based organization (the
cost and benefit of green affordable housing, 2005). While in developing countries like india
affordable houses are built through financial aid from government organization or from
international agencies.

4.2 Why green affordable housing?

It is separately shown what green building and affordable housing mean in earlier sections.
Combining merits of both is definitely going to give superior housing experience to the people. In
developing countries there is no gap between supply and demand of housing but in country like
India there is a huge gap between supply and demand. According to ministry of housing and urban
poverty alleviation (MHUPA) there was estimated shortfall of 18.8 million houses in urban india
and 46.7 million units in rural india in 2012. This shortage affects 95% of ews and lig group of
population which lack proper finances. Along with increasing urbanization it is projected that there
will be requirement of 30 million houses by 2020.

CHAPTER – 5
CASE STUDY
5.1 Case study on t zed homes, Bangalore.

Location: Airport Whitefield Road, Bangalore


Area: 5 Acres
80 apartments, 15 independent homes
Super Built-up Area: 2155 Sft. to 3537 Sft.

T zed home is a 5 acre development located on old airport white field road, Bangalore 20 km from
Bangalore city Centre, there are 76 apartment homes and 15 single family homes in this campus.
The campus is design by architects of bcil and competed in 2007. Environmental sustainability has
been integrated to suit the moderate climate of banglore Noth location.
The total number of homes is based on the carrying capacity of the land. The streets are designed as
per systematic segregations od pedestrian and vehicular paths. Building materials like stones, mud,
filler slab, incorporating fly ash blocks. Laterite blocks, soil stability blocks, green roof which helps
in controlling the temperature for thermal comfort.

light weight mulch and coir pith without soil), which helps in controlling the temperature for
temporal comfort. Rubber wood, pal wood, compressed coir door panels and bamboo composites
have been used for interior that are low energy in nature. Rainwater harvesting with recharge
through a system of drains, percolation pits, trenches and wells for water management. Solar water
pumps are used for drawing water from bore well.

Solar water heater are been installed for daily hot water consumption. All waste water (grey water)
is treated, through filtration, aeration of ionization to be reused for flushing and gardens eventually
percolates into the open wells for use and generation. Centralized district refrigeration system and
air conditioning system using an ammonia based chilling unit has been provided to the campus.
Intelligent lighting system blend motion sensors, ambient light sensors and timer for control and
compact florescent lamps and light emitting diodes are used for common areas, cutting power
consumption by upto 80 percent while protecting lighting efficiency. Each home also has,
conscience meter, monitoring electric watts and water consumption with meres installed in the
kitchen and bathroom taps for monitoring. Kitchen waste are segregated into organic / inorganic
watstes. Organic waste goes to the vermin – compositing pits for gardening. Black water for the
tolites and bathroom are treated in sewage treatment plant (anaerobic digester) where 70% of the
biological matters is decomposed. Grey water processds to a decentralized water treatment system
connected to root zone treatment system which is used for irrigation of hearbs, pants and grass and
percolates to shallow aquifer.

Design:
The total number of homes is based on the carrying capacity of the land: to ensure the
autonomy in water the amount of water harvested from the annual rainfall is calculated and
gives the feeding capacity of the land which is divided by the annual average consumption of
a modern family, giving at last the maximum figures for settlement.
The master plan consists in two parallel four-floor buildings containing a street for pedestrian
and vehicles movements along it. The south-facing buildings are segmented into blocks
in order to provide maximum natural light to the street and homes located in the second
row of buildings. These cavities called “e-zone” are treated as garden for recreation.
Materials:
TZed uses building technologies and materials (like stone and mud) that reduces carbon
emission through savings on resources and embodied energies.

BCIL has used filler slabs, incorporating fly ash blocks, to save the amount of steel and
cement used.

External walls are built using soil-stabilised blocks (around five lakhs have been used),
laterite blocks and finishing treated with fine waterproof coating. This ensures that surfaces
are non-erodable, need no external paint applications and are thermally efficient.

Green roofs or “sky gardens” also contribute to the thermal comfort of the dwellings. These
provide a planting space for every home while serving as thermal insulation for adjoining and

lower built spaces. Each sky garden uses lightweight mulch and coir pith instead of heavier
soil, and is irrigated via a drip method.

Rubberwood, a non-forest timber, is used for door shutters and as flooring. Palm wood has
been used for external walkway decking. They have also used compressed coir door panels
for the door shutters, while bamboo composites provide roofing for part of the club and the
interior woodwork in places. These are local resources that use less energy to produce, thus
reducing carbon emissions.

Water:
A self sufficient and secure water supply system is also provided, using the rainwater
collected from the roofs, which is stored in shallow aquifers, through a system of drains,
percolation pits, trenches and wells. Around 44 recharge wells are dug to help water
percolation through the ground into the shallow zone. Four bore wells act as backup for water
in extreme conditions of shortage of harvested water, these wells are equipped with sand
filters and ozonation systems.

Solar water pumps draw this water from the shallow aquifers into a transit tanks from where
it is sent for ozonizing thereby making it potable. Then it is sent to small overhead tanks for
daily storage before it reaches the homes. Hot water is always available as solar water heaters
have been installed.

There is no sewerage connection for this campus. All wastewater (grey water) is treated,
through a process of filtration, aeration and ozonization to be reused for gardens in a way that
such water eventually percolates into the open wells and so completing the loop of use and
generation. This treated water also finds it way into the water closets of the individual homes.

Energy:
Centralised district refrigeration system and air conditioning system using an ammonia-based
chilling unit (non ozone depleting product) has been provided to the campus. Such strategy
allows large economy of scale and also means that there are no compressors in the individual
refrigeration units installed in each home. This in turn enables better management of cooling
needs and more space for storage within each fridge.

Intelligent lighting systems blend motion sensors, ambient light sensors and timers to ensure
that lights are switched off when not needed. Compact fluorescent lamps and light emitting
diodes (LED’s) are used for common areas, cutting power consumption by up to 80 per cent
while protecting lighting efficiency.

Each home also has “conscience meters”, monitoring electric watts and water consumption.
An electrical watt- meter fitted in each home indicates the wattage used at a particular time
and thus allows users to monitor their power consumption and introduce efficiencies. Meters
on the kitchen and bathroom taps help to monitor the volume of water used in litres.

Waste:
Kitchen wastes are segregated into organic /inorganic wastes. Organic waste goes to the
vermicomposting pits where they are converted into Vermicompost, a nutrient-rich natural
fertilizer and soil conditioner to be used for the garden.

Black water from the toilets and bathroom proceed toward the Sewage Treatment Plant, an
anaerobic digester where 70% of the biological matter is decomposed. Grey water proceeds
to a decentralised water treatment system, which then passes through an root zone treatment
system. This water is used for irrigation of herbs, plants and grass and finally joins the

shallow aquifer.

Air:
TZed’s ACs bring 100% fresh-air compared to the regular AC, which gets only 80% fresh air
in over 24 hours of working.

Some achievements:
•TZed is a campus that has no water supply connection from the outside.

•There is no sewerage connection for this campus. All wastewater is treated and reused for
gardens in a way that such water eventually percolates into the open wells and so
completes the loop of use and generation.

•This is India’s first centrally air-conditioned (with no CFC and HCFC) residential campus.

•The Capital savings of approx 20,000 tonnes of Carbon emissions.

•The Revenue savings of approx 1500 tonnes of Carbon emissions.

•Tzed consumes only 60 per cent of energy demand of a 100 houses anywhere else. Residents
pay 30 % less on power and 20 % less on monthly maintenance.

•Every resident gains Rs. 12,000/- on an annual basis, thanks to carbon credit savings in T-
Zed.

Conclusion
Through the project, BCIL has made an effort to provide modern comfortable housing and at
the same time, minimize the environmental impact. The various technologies and design
techniques used in the construction are all well known and have been successfully
implemented in the past. The advantage lies in incorporating many technologies together in a
single project, which is exactly what BCIL has achieved through T-ZED homes. BCIL has
stated its long-term commitment to quality housing and strong sustainable communities as
one of the reasons behind the T-ZED homes project. It serves as a model for energy
conscious development in urban locations.

This experience has given rise to many difficulties -successfully worked out. But despite
difficulties faced, one has to appreciate the risks taken by this organisation for having
addressed sustainable issues at a larger scale while confining themselves within the frame of
the market rules.
