Office space and public space during the covid-19 epidemic

Guidelines for the operation and management of air-conditioning and


ventilation system

1. Purpose 

This guide is formulated to ensure the safe and rational use of air-conditioning and
ventilation systems in offices and public places during the epidemic of COVID-19, to
prevent the spread of COVID-19 epidemic caused by the activation of air-conditioning
and ventilation systems, and to protect users to the greatest extent.

2. Operation requirements

(1) When the air conditioning and ventilation system is an all-air system, the
return air valve shall be closed and the whole fresh air mode shall be
adopted for operation.

(2) When the air conditioning and ventilation system is fan coil and fresh air 
system, the following conditions shall be met:
- Fresh air shall be taken directly from the outside and shall not be
taken from the engine room, corridor and ceiling ;
- Ensure the normal operation of the exhaust system;
- For large deep rooms,Measures shall be taken to ensure ventilation
of the  Internal area;
- Fresh air systems should be operated throughout the day.

(3) When the air conditioning and ventilation system is a fan coil system without


fresh air (Similar to split air conditioning in a family), the door or window 
should be opened to enhance air circulation.

3. Management requirement

(1) The new air outlet and its surrounding environment must be clean to ensure that
the fresh air is not polluted

(2) For shopping malls, office buildings and other places with large turnover of
personnel, the indoor ventilation shall be ensured whether the air-conditioning
is used or not; In addition, after work every day, the fresh air and exhaust 
air-system should continue to run for 1 hour, complete ventilation, in order to
ensure fresh indoor air.

(3) In crowded places, air volume shall be increased by opening doors or
windows, and the staff shall wear masks.

(4) It is suggested to turn off the humidification function of the air conditioning
and ventilation systems.
(5) Strengthening the cleaning and disinfection of condensing water pan and
cooling water of fan coil.

(6) The u-shaped pipes of sewage pipes, water seals of air treatment devices,
floor drains or toilets and condensate drainage pipes of air-conditioning units
shall be checked regularly to replenish water in time when water shortage occurs
so as to avoid air mixing between different floors

(7) The use of air-conditioning and ventilation system shall be stopped
when the following situations occurs :
- A suspected or confirmed case of pneumonia from a novel coronavirus 
was found;
- The type of centralized air conditioning and ventilation system and the air
supply range are not clear.

(8) The cleaning and disinfection of the air-conditioning and ventilation systems shall
meet the following requirements
- The routine cleaning and disinfection of the air-conditioning and ventilation
systems shall comply with the ws/T? 396-2012
- Can be used 250mg/L ~ 500mg/L containing chlorine or chlorine dioxide
disinfectant, spray, sork or wipe, for action of 10 to 30 min
- It is recommended to choose quaternary ammonium salt disinfectant in 
preference to metal parts that need to be sterilized.

(9) When confirmed and suspected COVID-19 cases are found, the air-conditioning
and ventilation systems shall be sterilized and cleaned under the guidance of the
CDC , and reactivated after passing the hygiene evaluation.
