As a result of the market demands, OPTIM PM has established 8 years ago an in-house
architectural team to provide fully integrated project design services for Architecture,
MEP and Structure in most vivant real estate sectors in Romania: Industrial, Office,
Retail, Residential, Healthcare, Leisure etc.

This allowed OPTIM PM to further meet their client needs, by having the internal
capacity to develop design projects from the initial CONCEPT DESIGN & 3D
MODELLING to BUILDING PERMIT DESIGN including individual PERMITTING FOR
AUTHORISATION OF CONSTRUCTION (DTAC), FULL TECHNICAL PROJECT DESIGN
(PTh) and DETAILED DESIGN EXECUTION plans (DE).

OPTIM PM also assist with the development of Urbanistic plans e.g. ELABORATION &
ENDORSEMENTS FOR PUZ (Zonal) & PUD (Detailed) planning applications. The
company provides “CODE COMPLIANCE REVIEW” services of foreign project designs
targeted for construction in Romania, identifying whether they meet the requirements
stipulated by local Romanian Building Codes.

In 2019 OPTIM PM designed & delivered some of the most important large scheme
industrial projects on the Romanian construction market. We offered Full Integrated
Design & Permitting services for:

1. ARCTIC FACTORY - a high-specification 84,000 sqm factory

2. YILDIZ MDF FACTORY - 99,000 sqm
3. PHILIP MORRIS (PHASE 2) - 13,500 sqm extension
4. DUNAPACK FACTORY - 31,400 sqm

OPTIM PM has also finished the Master-Planning for VALLEY 21 in Brasov - 380 duplex
units on 68 ha site.
