Packages Mall Plant Room Automation

Activity Report
Initial Scope
 Measuring of temperature and pressure of water lines at different locations.
 ON/OFF and status of Primary, Secondary and condenser Pumps.
 Status of flow in different water pipe lines.
 Modulation of secondary pumps VFD through index circuit to control Chilled Water
Flow.

This was designed on plant controllers (MNB 1000). We have commissioned and tested
successfully.

Additional Scope
After successful implementation and execution of initial scope, client placed new demand
which included the automation of Entire Plant Room which added

 Start/Stop of chillers with reference to return chilled water Temperature.

 Cooling towers with respect to chiller cycle.
 Cooling tower fans ON/OFF with respect to return condensed water temperature.

To implement new scope, we have added more plant controllers (MNB 1000) and an
Automation server.

 Configuration of universal communication protocol (UCP) card of each Chiller with their
respective baud rate and unique network ID.
 The carrier team has given us ON/OFF authority. We have hooked up all chillers through
BacNet MSTP of Automation server
 Initially the programming script was written in Automation server according to designed
sequence of operations and binded with respect to BacNet values

We have commissioned and tested successfully.

Problems Encountered
The problems encountered during the implementation and execution stage are:
Date: 2nd August, 2018

1) Communication issue in BacNet loop

Resolved: Installation of BT-485 in first and last Chiller
2) Programming script is shifted from Automation server to Enterprise server.
Reason: Due to power failure, the program would get interrupted and would reset
upon Automation server startup. Another risk was if database got corrupted, all the
programming logic would get lost and had to be redone.
3) After 2 months of successful operation, we got an communication issue. After several
inter team meetings and testing, it was discovered that the communication problem is
occurring due to the noise being created in the power supply of Automation server and
in the communication cable.
Resolved: The noise was being introduced into the network because the
communication cable was laid near to some high power cable lines, thus we had to
change the location of the Automation server and the route of the communication
cable.
