Item Description

1.0 Sanitary Maintenance Works

Carefully Inspect the cause of waste water leakage of pvc drainage


pipe and maintain waste water leaks that comes around pvc
drainage pipe and bends installed for wc, Hand wash and floor drain
etc.Price shall include demolishing of ceramic wall and floor tiles,
chiseling of wall and floor surfaces, dismantling of all sanitary
fixtures (WC, floor drain and Hand wash basin etc) that are
1 suspected for cause of leakage due to failure of their waste water
drainage installation systems and re fixing them after completion of
maintenance works by cleaning clogged drainage pipe lines and
supplying and installing of all damaged necessary accessories(pvc
pipe and connecters etc). Price shall also includes supplying and
installing of ceramic wall and floor tiles where they are demolished
for maintenance reasons.

-Marks of leakage on R.C ceiling is observed. All fixtures of 1st floor


shall be dismantled & PVC drainaige pipes should be checked and
changed if there is problem with the system. The floor concrete
should be demolished and done again after plumbing work is
checked.

Leakage is observed at elbow and Sewer line of 2nd floor located at


the R.C ceiling slab of 1st floor. Dismantle sewer pipe including the
false colomn and checked the source of leakage and repair or
replace the damaged swear system.

Floor drain of 2nd floor is damaged. It should be changed.

R.C ceiling of 2nd floor toilet shows signs of leakage . Sanitary


fixtures of 3rd floor should be dismantled and fixed again after
solving the problem. Floor finish of 3rd floor of the toilet room
should be demolished and rework again after replacing all
necessary the plumbing or sewer system with a new one.

Install water mater for internal use of the client. Water meter shall be

2.0 Civil Works

Demolish ceramic floor tiles in room no 105 and verandah at first floor
2.1 and hand over demolished ceramics tile to the client. Price shall include
castaway of chiseled material.

Supply and lay non-slippery porcelain ceramic floor tile of size 600
x600 x12mm for First Floor( Room 105) the same as previously bedded
2.2 in 1:3 cement to sand mortar. Price shall include chiseling of slab and
ancillary works required to complete the work.
2.3 Ditto Item No-2.2 but at 1st floor Verandah

lay dismanteled ceramic porcelain ceramic floor tile of size 600 x600
x12mm for First Floor( Room 105) the same as previously bedded in
2.4 1:3 cement to sand mortar. Price shall include chiseling of slab and
ancillary works required to complete the work.

2.5 Glazing

a) 8mm thick glazing needed to replace the broken ones(First Floor)

b) 5mm thick figured glass for door at ground floor near to staircase
and window at Third Floor.

Supply and fix SHS 20x20x1.5 mm thick metal safety grille with 12
cm c/c spacing on ground floor metal door size 250x135cm near to
2.6 staircase. Price shall include one coat of anti rust paint and three
coat of synthetic enamel paint similar color to existing frame and all
accessories and ancillary works required to complete the work.
Provide a door latch(a bar that can be lowered or slide into hole on
floor) on bottom of door at graound floor near to staircase with hole

Aluminum Partition
Supply and fix 45 series andoized aluminum profiles(silver color) of
AA6063 Norm EN 573-3/EN 755-2-EN 755-2EN 755&EN 120220:
2.7 tensile strength 215N/mm2: average thicnkess of andoizing layer
on a single component not less than 15 micron.The panel shall be
high pressure laminated panel EPDM rubber best quality iron
monger.

a) Partition WD1 of size 190 x 300cm at first floor where shown on


the drawing with door size 220×90cm and covered with aluminium
grill. Price shall include 6mm clear glass (half aluminum panel and
half clear glass),grill and door with Italy made cylinderical locks.

b) Window W1 of size 190 x 300cm at first floor where shown on


the drawing with openable windows size 95×90cm. Price shall
include 6mm clear glass and openable windows with best quality
handles.

2.8 Cart away all surplus material not exceeding 2km from the site.

Remark

As per the previous maintenance contract


agreement, Sanitary fixtures were supplied and
installed by the contractor on the existing waste
discharge system. They were properly
functioning during both Provisional acceptance
and Final acceptance. However, roof water
tanks are usually empity due to shortage of
water supply and tenants are using toiletes with
out flashing water. So waste water leakages are
curently obserbed on originally installed
drainage pipe lines and especially at the elbows.
The drainage pipe lines are clogged with dirts
and dry waste. The cause could be the joint
between the fixture and the waste pipe. Some
accessories of Hand Wash Basins were not in
place during the inspection. Waste from hand
wash basin were flowing on the floor due to the
missing items. This is abuse of handling by
individuals. The new toilet constructed by
privious contractor, including sanitary fixtures
and drainage pipe line, is still working properly
as the installation system is not connected with
the existing one.

previous maintenence contract.

No ceramic tile was constructed in this room by


previous contractor but it is most of the tiles are
disloged currently so it needs to be either
replaced by new one or repair with dismantled
ceramic tile.
About 47m2 of dislodged ceramic floor tiles(130
pcs of 60x60cm ceramic tile with scattered
condition)were replaced by the previous
contractor. But the remaining ceramic
tiles(about 30m2) that surrounds the previously
maintained ones were currently dislodged. They
might have been either disturbed during
previous maintenance operation or the whole
Varandah area was originally completed with
poor workmanship . So it is better to remove all
tiles and laying back with appropriate mortar
mix so as to avoid disturbance of the near by
ceramic while repairing disloged ones.This
method avoids repetitive maintenance.

This item is provided as an alternative item to


re use the dismantled ceramic tile if it is not
damage during demolishing and omit item 2.2
and 2.3.

It is newly broken glazing that need to be


replaced with glazing thicker than the the
existing one.
