Apartment Rental Lease Agreement

Thank you for your interest in renting the apartment located at Apartment ____, ____
floor, G.K Chua Building, Lopez Jaena St., Subangdaku, Mandaue from _____________ to
____________ with renewable terms of 6 months.  Please review and sign below to confirm
your agreement with the terms and conditions in this Apartment Rental Lease
Agreement.  Signature by both parties identified in this Apartment Rental Lease
Agreement will bind them to a legally enforceable contract

TERMS AND CONDITIONS

1.      Agreement to rent.  Jed Nabaunag (“Leaser”) agrees to rent the apartment located
at Apartment ____, ___ floor, G.K Chua Building, Lopez Jaena St., Subangdaku, Mandaue
to ____________________ (“Tenant”) for the term of this Apartment Rental Lease Agreement.

2.      Term of lease.  The rental term will start on [ ] and end on [
] renewable after 6-month term.

3.      Rent.  Tenant agrees to pay ₱___________ in exchange for use of the Apartment
under the conditions of this Apartment Rental Lease Agreement, payable as follows:
₱_________ Every end of the month, electricity and water, and ₱200 for garbage disposal.
Electricity meter reading is done every end of the month while water bill with meter
reading every 15th of the month and to be added on the tenant’s bill on the following
month. Due date must be ___ day of the month (Rent, Electric and Garbage), if this falls
on weekends, the due date will be on the 1st Monday of the month.

Payments will be made by cash to the Leaser on or before the due date(s) set forth
above.  Late payments will result in ₱100 late fee charge per day.

4.      Security deposit.  Tenant will pay the Leaser a security deposit of ₱______ and
₱_______ 1-month advance rental payment on the day this Apartment Rental Lease
Agreement is signed.  Security deposit should be consumed upon ending the contract if
the tenant decides to transfer without renewing the Term of Lease. Security deposit
cannot be used as a rental fee. Security deposit is solely used for the remaining electric
and water bill on their last month of stay before ending the lease contract. Surrender of
the Apartment in a clean and undamaged condition, subject to inspection.  Any
damages will be charge to the tenant before vacating the premises.
5.      Occupants.  The maximum occupants of the Apartment are __.  Any unauthorized
guests beyond 2 days of stay will result in an additional charge of ₱300 per guest per
day and will be included on the headcount on their water bill for the month.

6.         Assumption of liability and risk.  Tenant agrees to not hold Leaser from any
injury, liability, damage or cost, or guests of Tenant, may incur due to occupancy of the
Apartment or its surrounding areas, and Tenant assumes all risks associated therewith.

7.         Rules and Regulations.  Tenants will abide by the Rules and Regulations by G.K
Chua Building, this includes 1 motorcycle parking per apartment. No smoking on
hallways. No loud music beyond 7:00 PM, no pets (subject for Leaser’s approval), No
drinking sessions at the hallway, and disposing the garbage properly.

8.         Keys.  Keys to the House are owned by the Leaser, not the Tenant.  No copies
may be made, and keys will be returned to the Leaser upon termination of this rental
agreement. Key duplicates will be provided by the Leaser upon request.

9.       Early Termination of Lease.  In any case the Tenant decides to terminates/end the
contract between the term of lease, the security deposit will be forfeited allowing the
Tenant to only consume the advance rent deposit.

10. As of January 1, 2020. An increase of ₱500 per apartment has been lifted due to
upgrading of facilities and maintenance. This will be equally divided to the tenants per
room. This increase will stay to apply on January 2020.

11.       Entire agreement.  This Apartment Rental Lease Agreement, including all
attachments (if any), is the entire agreement between the Leaser and the Tenant.  Any
changes must be in writing and signed by both parties.
