1. Introduction:
The Port Tower Complex is a 593 m(1947) the tall skyscraper proposed for the
construction in Karachi, Sindh, Pakistan. The complex will be located on 90 acres of
land reclaimed from wetlands by the Karachi Port Trust, alongside the Mai Kolache
Bypass.
The mixed project will be the first such landmark building in Karachi port.
1.1. Objectives:
The scheme has aims;
 To act as catalyst to some major regeneration initiatives planned for the port by
KPT.
 To provide a new landmark for this new commercial Business District by the
Waterfront.
 The aim is to redevelop the Karachi waterfront.
 The objective of KPT is to build the city in sky.
 Provide a most luxury lifestyle with friendly environment and beautiful water
view from the top and largest buildings.
 It satisfies a significant shortage of luxury hotel accommodation and aspirational
residential property in a city with a population of over 15 million.
1.2 BACKGROUND:
Endorsed by Pakistan’s president General Parvez Musharraf, designs also include
residential, retail and conference facility space in addition to its core commercial facility.
The height of KPT TOWER is proposed to be 1947 feet, relatively the year in which
Pakistan was made.
1.3 Development feature:
The main facility is that it responds to environmental concerns to reduce carbon
footprint, setting a model in Pakistan for environmental building standards through the
use of passive design principles and techniques of environmental control. Solar shades,
modern services, and wind capture technology will contribute to the building’s energy
efficiency and long-term sustainability.

1.4.1 The port tower: At the Centre of the development is an 80-story helical tower
with glazed outer skin. This will house 102000 sqm of office accommodation, on top of
which will sit a 250-bed .5* hotel across the top 21 stores. The hotel will also include
luxury serviced apartments and swimming pool, and give immaculate views over the
Indian Ocean.
1.4.2 Residential towers: four further towers ascending heights of (84m, 102m,
118m, 134m) echo the design, each of varying heights, arranged around a lake. These
will each include 280 serviced apartments with a further 70 apartments above
10,000sqm of high -end retail development.
1.4.3 Convention area: The scheme also features a 1,200-seat convention Center
and exhibition hall and an underground 2,500 space car-park. This is the first step in
developing a large swath of reclaimed land at Karachi Port, a promising area of primary
commercial and residential departments. The architecture firm of KPT COMPLEX is

Background

Scope
the result of KPT tower is a skyscraper society having one icon tower, four residential
towers and one convention center. Will provides an amazing lifestyle on the Karachi
port trust near waterfront. Improves the lifestyles. First landmark building with
amazing design and environmental control features.

Project completion time: expected to be completed in 6 to 7years once the work starts.

Project Budget
expected cost of the project is US$350,000,000 US$. And expected that the cost will
increase from US$350,000,000 to US$400,000,000.

Constraints, Assumptions, Risks and Dependencies


Constraints The potential factor that impact the delivery of the project is
that KPT tower doesn’t have enough investors to invest in the

project. Qatar based company; the city trading are the investors
but project needed more investors to invest.
Assumptions Once the project will be completed it will act as catalyst to some
major regeneration initiatives planned for the port by KPT.

Risks and The major risk of the project is that it is difficult to build a

all must have to think about the impact of natural
catastrophes: earthquakes, flooding, storms.
The threat posed by wind loads and fire; the varying wind
speeds between ground and higher levels; the elastic
shortening of building elements as the weight of the building
increases; pumping and placing concrete and other materials
like windows at high levels; and, perhaps most important,
making sure the building stays level, truly vertical, and
doesn’t say much.

3. Stakeholders of the project:


There are two types of stakeholders:
Internal stakeholders
External stakeholders
3.1. Internal stakeholders: internal stakeholders are entities with in the project.

3.2 External stakeholder: External stakeholders are entities not within a business


itself but who care about or are affected by its performance.
3.3 list of stakeholders of project:
3.3.1 client:
the client of the Karachi port tower complex is the Karachi port trust. Kpt owns the
ownership of the project. The interest of the owner about the project is high and power
is also high so project manager must have to manage client closely. The impact of client
is high.
3.3.2 project manager:
Project manager is the one with high power, influence and interest. The impact of
project manager is high because he has an authority to communicate with the owner,
coordinate with the team and make decision. In KPT complex the project is proposed
and till now the project manager is not assigned. Project manager is responsible for
project planning, managing , executing, controlling.

3.3.3 Government

Government are other stakeholders. Varying levels of government are stakeholders in


construction. Local government approves permits and gives the okay for new
developments. State and federal government bodies set standards for fire, safety and
other residential and commercial building codes. The government has high power and
low interest in the project so project manager must have to satisfy them.

3.3.4 architect and designer:


Architecture firm of the KPT complex is AEDAS and MATT MACHDONALD. The whole
structure of the society is designed by these firms with advanced features. Architect and
designer are stakeholders of the project with having no power but high interest in
designing the project. So, project manager must have to keep them informed throughout
the project.

3.3.5 Project team members:


The group executing the project under the project manager's leadership. The project
team members are also the stakeholders of the project with low level of interest and no
powers. So, the project manager must have to monitor them.

3.3.6 Sponsor:
Sponsor is the one who provides financial resources to the project. The sponsor of the
project is the Qatar based company, the city trading. Sponsor is the one with high
powers and interest and influence so project manager will manage them closely. Rs 15 to

16 billion would be raised through various groups. 3.16 billion contributed by Karachi
port trust.

3.3.7 customer or users:


Customers or users are the people who can use the deliverable of the project. So, the
customers or users of KPT complex is general public, public who will live in those
buildings, who will book their shops in commercial area. Public who enjoy the luxury
lifestyle of KPT complex. They are the powerful entities so project manager will manage
them closely.

3.3.8 supplier:
Suppliers are the stakeholders of the project having high power. so, project manager will
manage the suppliers of the Karachi port tower complex very closely to eliminate the
negative impact. Managing many of the suppliers requires a lot of skills needed to
manage full-time project team members. The concept of KPT complex is conceptually
approved and on hold because KPT complex is looking for investors to invest. So, the
suppliers are not yet decided.

3.3. 9 labor unions:


Labor unions are the unions hired by the project manager to work on the project. The
labor union having low powers and low interest in the project. So, project manager just
monitors them. They are also the stakeholders. Once the work on the project will start
the labor unions are hired.

3.3.10 resource manager:


Resource managers are the one who can manage the resources human, financial,
technical of the projects. These managers have high power and high interest so managed
closely by the project managers. Resource managers are responsible for assigning the right
people to the right projects at the right time. They manage employees currently in the workplace
and determine hiring needs based on each project's requirements.

4. Cost and schedule of KPT complex:


4.1 cost:
The total cost estimated on the Karachi port tower complex is US$350000000. But
it is expected that the cost will increase more from us$350,000,000 to
us$400,000,000.

4.2 schedule:
The project was proposed in April 2007 and the work on the project till now is not
started because the project is on hold because the KPT is still looking for investors to
invest. But the full KPT complex is expected to be completed in 6 to 7 years once the

work is started. One more reason behind the delay of the project is that the project is
held under Pervez Musharraf’s reign but in 2008 the president of Pakistan was
changed and the next president didn’t focused on the KPT complex.

5 Risk of the KPT complex:


5.1 risk identification:
 Building something this tall, the designer, architect and project manager all must
have to think about the impact of natural catastrophes: earthquakes, flooding,
hurricanes, and snowstorms.
 The threat posed by wind loads and fire; the varying wind speeds between ground
and higher levels; the elastic shortening of building elements as the weight of the
building increases; pumping and placing concrete and other materials like windows
at high levels; and, perhaps most important, making sure the building stays level,
truly vertical, and doesn’t say much.

5.2 Risk elimination technologies:


 KPT complex builds according to Pakistan standard & quality control authority.
Buildings are designed with heavy technologies having capacity to face all the
natural catastrophes.
 Base isolations are used in buildings to prevent earth quake.
 Wind Power Technology. ... Wind turbines, like windmills, are mounted on a
tower to capture the most energy. At 100 feet (30 meters) or more aboveground,
they can take advantage of the faster and less turbulent wind. Turbines catch
the wind's energy with their propeller-like blades.
6 Conclusions:
Karachi port tower complex is the tall skyscraper proposed for construction in
Karachi. The building will be the one of the 10 tallest building in world. This project
will be in national interest in terms of employment generation and office
accommodation and thus the revenue generated from the business activities. The
project will improve the national image. In this project a luxurious society is going to
construct with residential apartments, 5-star hotel, offices, convention area. This is a
huge project in favor of general public by providing them a chance to live or work in
skyscraper towers. Breathtaking views from every floor every apartment of the
Karachi port tower complex. Project would generate huge employment
opportunities, as some 40,000 workers, along with 137 industries would remain
associated with the project for six years.
