Engineering / Maintenance

A. Requirements
1. Project Essentials: The program for Engineering and
Maintenance areas is defined by the following criteria and
process.
Project Program: See Module <GR> - Establishing Hotel
Design Criteria for the process of integrating the Market
Analysis, project Facilities Program, Prototype plans and
Design Standards to define a Project Program.
2. Brand Essentials: Provide the necessary Engineering and
Maintenance space required to manage the hotel.
3. Engineering and Maintenance Prototypical Plans: The
prototype plans and Design Standards model a typical hotel
program.
4. General: The Courtyard International Engineering and
Maintenance provides the necessary and basic hotel back-
of-house support service for hotel systems and service
functions from minimal engineering spaces.
• When guestroom quantity, food and beverage, and
meeting areas increase, the Engineering and
Maintenance requirements are typically customized to
provide the required support for an expanded hotel
program. See the Facilities Program.
• Urban Hotels: Maintenance is typically provided as an
outsourced service contract for the property or shared
with another property. Therefore, shop or repair facilities
may not be required for urban sites.
• Suburban Hotels: Typically require shop and
maintenance facilities if shared facilities or outsourced
services are not readily available.
• Regional customs, social factors, labor laws etc. may
impact the program. Verify the applicable program
requirements with Marriott.
5. Area/Size: See prototype floor plans and Facilities Program.
6. Furniture, Fixtures and Equipment (FF&E): See Module
<GR> and requirements in supplemental FF&E criteria
document.
7. Interior Finishes: See example matrix in Module <GR> -
General Requirements.

8. Related Areas & Spaces: Coordinate the following


program areas with applicable Modules and the
requirements in this Module. Generally, these spaces
relate to engineering and maintenance management of
the hotel:
• Laundry Holding <11A>
• Telephone, TV / Video Equipment and Room <13C>
<13D>
• Lighting Controls / Dimming <13D>
9. Spaces: As required by the approved project Facilities
Program, accommodate the following:
• Engineering Administration Offices
• Building Systems Equipment Room
• Receiving Area & Dock
• Ancillary Facilities
• Lighting Controls / Dimming
• Mechanical, Electrical and Plumbing (MEP)
Equipment

B. Engineering Administration Office


1. Program: Include office and storage spaces to support
engineering / maintenance functions of the hotel.
2. Size/Area: See prototype drawings and floor plans.
3. Location: Access to exterior receiving areas and dock
for moving materials, supplies and equipment to and
from the hotel.
• Access to guestroom service elevators to give service
personnel a convenient route to guestrooms.
• Adjacent to MEP areas to allow convenient passage
to monitor building systems.
4. Features: Provide a working desk and chair sized for
computer use.

C. Building System Equipment Room


1. General: Provide an enclosed, secure room and area for
telephone, TV, video, sound and A/V equipment and
storage. Coordinate assignment of spaces in room for
various equipment types as described in Module <13>.

D. Receiving Area and Dock


1. Program: Provide for receipt of supplies, equipment,
furnishings and other deliveries. Where possible and if site
allows, design area to accommodate largest turning radius
for typical over-the-road tractor / trailer truck equipment.
2. Location: Locate convenient to food storage, security
control, and Back-Of-House service circulation areas.
3. Size/Area: Sufficient space for storing carts, in addition to
loading and unloading activities.
• Bays: Refer to the Facilities Program.
• Dock Height: Typically 1.07 m (3'-6") from driveway
surface to dock surface.
• Dock Depth: 3 m (10 ft.) minimum, measured from dock
front edge to building wall.
• Overhead Clearance: 4.27 m (14 ft.) to underside of roof
structure, except 5.5 to 6.1 m (18 to 20 ft.) at trash
compactor bay (verify height if required).
4. Features:
• Roof: Provide roof covering over entire dock area with
clearance as noted above.
• Service Paving: Heavy duty type paving; slope to area
trench drain away from dock.
• Dock Finish: Hard steel troweled with slip resistance of
0.6 wet/dry. Provide positive drainage slope away from
building to dock edge.
• Air Curtains: Provide at high traffic Receiving and Trash
Handling entrance doors.
• Heating: In very cold climates, provide radiant heating
units to moderate exterior temperatures for receiving
area employees.
• Dock Leveler: Provide dock leveler at one bay.
• Electric: Provide power for compactor, when required.
• Water: Provide hose bibb for washing down dock area.
Locate in area that protects it from freezing.

E. Ancillary Receiving Facilities


1. Program: When required, provide the following
programmed spaces to support hotel service and
receiving area.
2. Can Wash: See Module <10>. Locate within contained
area to avoid waste water flowing across receiving dock.
3. Recycling Facility: Design this facility adjacent to the
receiving dock and comply with requirements developed
by a principal recycling company that would service the
hotel and review proposed design with Marriott.
• Determine recycling needs for material types, holding
bins / containers for cardboard, cardboard bales,
paper, paper, cans, plastics, various glass colors, etc.
• See above for compactor at dock area. Determine
requirements, if any, applicable to recycling program.
4. Laundry Holding: In hotels without an on-site laundry
include space for soiled and clean linen storage. (see
Module <11>)
5. Emergency Generator: See “MEP Equipment” below
and Module <15C>.

F. Lighting Controls / Dimming


1. Program: Provide areas, closets or alcoves for
placement and concealment of lighting controls dimming
equipment associated with function space, food and
beverage and public areas.
• See <15C> for electrical systems.
• Review concealment requirements with interior design
and provider of equipment to determine applicable
design that allows easy access but maintains
concealment from guest view.
2. Location: Generally, multiple locations are required to
permit equipment placement near lighting being
controlled.
3. Size/Area: As required by equipment or detailed in
Facilities Program.
4. Features:
• Ventilation: Provide adequate ventilation. <15A>
• Access: Provide controlled access to equipment.

G. Mechanical, Electrical & Plumbing Equipment (MEP)


1. Program: Provide space for hotel building MEP equipment,
system components and convenient access for equipment
service and maintenance. <15>
2. Features:
• Exterior Access: Provide facilities (doors, panel,
corridors) to permit convenient installation, service, and
replacement of equipment.
• Configuration: Most efficient space for equipment is
square or rectangular (1 to 2) and column free areas.
Other geometries may require larger building areas.
• Clearances: Provide sufficient area to enclose and
efficiently maintain, service, and repair equipment.
• Ceiling Height: 5 m (16 ft.) minimum is recommended.
• Views: Locate facilities to avoid or minimize guest views
of equipment. If equipment is visible, screen equipment.
• Sound / Vibration: Wherever possible, locate vibrating
equipment away from adjacent occupied areas to avoid
occupant disruption. If adjacency is required, provide
vibration isolation or barriers to control sound/vibration.

H. System Features
1. Coordination: Coordinate with requirements of other
Modules including:
• 13A - Network Cabling & Facilities
• 13B - Computer Equipment & Applications
• 13C - Telecommunications
• 13D - Audio / Visual
• 13E - Security
• 14 - Fire Protection / Life Safety
• 15 - Mechanical, Plumbing & Electrical
• 16A - Materials & Products
