RENTAL AGREEMENT

THIS RENTAL AGREEMENT IS MADE AND EXECUTED ON THIS DAY

BETWEEN

Hereinafter called 'OWNER' of the one Part.

And in favour of;

Hereinafter called as ‘TENANT’ of the other part.

WHEREAS, the Owner is the sole & absolute owner of the premises situated
at_______________________________________________. Which is morefully
described in the schedule, and the owner intended to let-out the scheduled
premises to the tenant, and the tenant is willing to occupy the same.

NOW THIS RENTAL AGREEMENT WITNESSETH AS FOLLOWS:

1. That the Tenant has paid the sum of________________, as advance to the
owner, the advance amount shall not carry any interest and is refundable by the
owner to the tenant at the time of vacating the scheduled premises.

2. That the Tenant has to pay a sum of _________________ as monthly rent


to the owner on or before 5th of every calendar month.

3. The tenancy month is the English calendar month starting from the 1 st day
of the month and ending on the 28th /29th /30th or 31st of the same month.

4. That the Tenant should pay electricity charges separately as per the metered
bills to the concerned department or offices.

5. That the tenancy shall be for a period of 11(eleven) months commencing


from __________ and it may extended on mutual consent of both the parties.

6. That the Tenant shall handover the possession of the scheduled premises to
the owner in such as condition, as the same is left out to him, save normal wear
and tear.

7. That the Tenant shall not sub-let or part with the possession of the premises
to any third person without the prior written consent from the owner.

8. That the Tenant shall allow owner or his nominee(s) to inspect the
scheduled premises at convenient hours.

9. That the Tenant should keep the scheduled premises in clean and tenantable
condition, if he cause any damages such expenses will be deducted from the
advance amount.

10. In the event of the Tenant desiring to quit the Schedule Premises earlier to
the expiry of the period of this rental agreement, he shall do so by giving 2 (two)
months prior notice to the Owner in writing. Likewise, in the event of the Owner
requiring the Tenant to quit and hand over the vacant possession of the Schedule
Premises he shall do so by giving two months prior notice to the Tenant in writing.

11. At the time of handing over vacant possession of Schedule Premises on the
termination of this rental agreement, the Owner shall have the liberty to deduct
such expenses towards the damage(s) caused to the Schedule Premises from out of
the Security Deposit and pay the balance to the Tenant apart from adjusting arrears
in rent or towards any other dues such as arrears towards electricity bill as on date
of the termination of this rental agreement, except any damages that may take
place due to normal wear and tear in use of the premises during the lease period..
