AFFIDAVIT OF CONSOLIDATION OF OWNERSHIP

I, THOMAS V. RIDDLE, Sr. of legal age, Filipino, single and a resident of

#66 Little Hangleton, Baguio City after having been duly sworn to in
accordance with law, depose and state:

1. That on October 31, 2016, Mr. MARVOLO S. GAUNT, of legal age,

Filipino, single, and residing at #12 Little Hangleton, Baguio City sold to
me a certain parcel of land under pacto de retro, executed before
Notary Public GELLERT G. GRINDELWALD and bearing Not. Reg. No. 7,
Page 5, Book I, Series of 2016 of his Notarial Register (copy of the
pacto de retro sale is hereto attached as ANNEX “A”);

2. That pursuant to the deed of sale pacto de retro, the said vendor, Mr.
Marvolo S. Gaunt, should have exercised his right to repurchase the
said property within the period of two (2) years from sale;

3. That the period expired on October 31, 2018 without the said vendor,
by himself or by any other person in his behalf complying with the
conditions and stipulations required for the repurchase of the said
property;

4. That the affiant-vendee a retro did not extend said period to

repurchase, either expressly or impliedly;

5. That by virtue of the said deed of sale pacto de retro, and by the
failure of the vendor, Mr. Marvolo S. Gaunt, to duly repurchase the
property within the period stipulated, there was a consolidation, in the
affiant as vendee a retro, of the absolute ownership of the property.
Attached hereto, as ANNEX “B,” is an order of the Regional Trial Court
of Makati City issued on January 11, 2019, approving and confirming
the above consolidation of ownership in the name of affiant.
