DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is executed on August 18, 2020 at Magalang,

Pampanga by and between:

Camille Manguerra, Filipino, of legal age, married with residence

at Sta. Cruz, Angeles City. (hereinafter referred to as “VENDOR”);

- and -

Bernadette Balilu, Filipino, of legal age, single with residence at

Cuayan, Angles City (hereinafter referred to as “VENDEE”);

WITNESS THAT:

WHEREAS, the VENDOR is the registered owner of a parcel of land

covered by TCT No. 123456-7, located at Sta. Maria, Magalang, consisting of
more or less 650 square meters, over which a two-story house made of strong
materials is erected (hereafter referred to as “the Property”),

WHEREAS, the VENDOR has offered to sell the Property to the VENDEE
and the latter has agreed to buy said Property, on an ‘as is where is’ basis,
under the terms and conditions set forth herein;

NOW THEREFORE, for and in consideration of the sum of Eight

Hundred Fifty Thousand Pesos (PhP850,000.00) (hereafter referred to as “the
Purchase Price”), and under the terms herein set forth, VENDOR hereby
SELLS, TRANSFERS and CONVEYS her title, rights and interests in the
Property unto the VENDEE, free from all liens and encumbrances of any kind
whatsoever.

The Parties agree that the VENDEE shall pay the Purchase Price in the
manner specified below:

Down payment of Php. 250,000 to be paid upon signing of this

instrument

The balance of Php 600,000 to be paid on December 10, 2020.

The VENDOR shall pay the Capital Gains Tax on the sale of the above
property while the VENDEE shall pay the Documentary Stamp Tax and such
other taxes or fees involved in this transaction and other costs to effect the
transfer of title.

IN WITNESS WHEREOF, the PARTIES have set their hands on the date
