Minimum Technical Requirements (MTR)
1. Introduction
1.1 General
i. The projects wherever the work is under Addendum No. (1) including the
design development and the construction of work.
ii. Any design work required for buildings, elements, site or system under the
Contract.
iii. The adaptation work and any modification required for the completion and /
or preparation of all construction documents.
- The project scope includes the preparation of all construction documents for all
required disciplines according to the proposed design, executing, completing and
testing the required buildings, including parking and pavement outside the building,
in addition, all the building utilities connections up to the existing networks or utility
plants (including water supply, sewage, fire networks, electric networks, etc…) are
deemed included in the project scope of work, contractor to perform necessary
surveys and studies to allow for the design and execution of the networks connections
as would be deemed necessary.
- Contractor need to submit all shop drawings and details showing all the final
requirements of all disciplines for the engineer’s approval.
- The proposed furniture selection shown on the design drawings for all spaces is
considered preliminary selection, contractor shall submit the following:
• Contractor shall prepare, develop and submit full design detailing and final
furniture layout of all functions in the building in a comprehensive scheme
for the owner’s approval.
• Complete and comprehensive list of furniture and equipments covering all
building areas showing all required details, dimensions and specifications.
- Contractor need to submit a complete acoustic study covering all project spaces
showing all requirements and treatments for the engineer’s approval.

Pavement Design
The structural design of the pavement will be accordance to with
AASTHO (American Association of State Highway and
Transportation officials) and Highway Design Manual by Ministry
of Transportaion, Saudi Arabia.
Landscaping
The used planters are to be chosen based on their suitability to the
climate of each site and to be as drought tolerant as possible, in
order to minimize the maintenance and reduce water consumption.

- The criteria mentioned in the MTR, Specifications and shown on drawings are to be
followed during the design detailing developed by the contractor.
- The design detailing of all drawings is to be developed by the Contractor for the
Engineer’s review and approval. The developed design detailing shall be in full
compliance with the architectural concept design drawings and specified technical
requirements.”
- The architecture layouts showing space areas, distribution and function relations,
tables of areas, number of floors shown on drawings are considered as fixed criteria
and to be used as the base for the design detailing developed by the contractor,
however, the contractor required to make the detailed coordination to all building
services with other trades based on the engineering MTR provided in the tender
documents, any changes would be required on the layouts or basic criteria to be
approved by the owner prior to modifications.
- The integration and compatibility between the finishing material, design and
maintenance requirements shall be the most important factor in selecting the
materials. The finish schedules shown on drawings are to be used as the bases for
final selection of finish materials together with the materials provisions indicated in
chapter 8 of the IBC-2009 and the NFPA.
- The exterior finish material shall be as per the provision of the exterior finish
materials indicated in chapter 14 of the IBC-2009 and the NFPA.

using the below as the guidelines and covering the following as a minimum:

1.8 Discharge from exit: (As per Code Minimum Provisions)
- Fifty percent of both the number and capacity of exits is discharging directly outside
the building or through a protected exit passageway separated from the remainder of
the building with fire barriers of 1H fire resistance rating.
1.10 Illumination and Emergency Lighting: (As per Code Minimum Provisions)
- The illumination of the means of egress will be provided
- Exits and circulations of the buildings will be equipped with an emergency lighting
system.
- The marking of the means of egress will be provided.

• Foundation System
The design should be based on the most efficient structural system. Provision of
expansion joints to alleviate thermal stresses should be clearly indicated for both floors
and roof structures. Relationship between expansion joints in floors and those in roofs
should be thoroughly studied.
• Durability Provisions
Structures within the scope of this project will be subject to different environmental
conditions; ranging from severe to moderate conditions. For foundations, underground
tanks, elevated tanks and the like, the severity of the environmental conditions is
governed by their assigned function, their closeness to the water front, and their
foundation level with respect to the natural ground level and ground water table. The
design shall provide all the necessary measures to ensure durability of different structural
elements to withstand relevant environmental conditions.
Provisions to achieve the project’s fire endurance criteria should be clearly stated for reinforced,
concrete, pre-stressed concrete and structural steel elements.
The design and construction of the geotechnical works shall be based on the latest edition of
the following standards:
- Adequate Soil improvement system at locations were problematic zones are encountered (If
needed).
- Calculations for safe bearing capacity satisfying stability and serviceability requirements
according to international codes and norms for each building.
- Detailed procedure for cavity detection and methodology for grouting (If needed).
- Design and calculations for slope stability and shoring works (where required) according to
relevant internationals codes and standards that satisfy the safety and stability for site
buildings and neighbouring structures and utilities.
- Design for temporary dewatering works (where required) to allow construction of foundation
works in dry condition.
- Pavement design according to international codes and norms.
- Protection measures for foundations against the soil/rock chemical aggressiveness as
determined by adequate chemical analyses for soils, rocks and groundwater to the Owner
Representative’s satisfaction.
- For site adaptation, contractor should take into consideration to make a feasibility study of
execution of project buildings in different levels according to site topography and surrounding
roads levels to decrease the quantities of earth works (Excavation and backfilling).
- Contractor shall make all the necessary procedure to get rid of the storm and rain water outside
the site according to the site conditions.

GENERAL INSTRUCTION:
Contractor scope of work includes (but not limited to) preparation, submitting all detailed calculations
and all related drawings (taking into account to modify all routings, sizes, equipments capacities and
selection according to modified architectural and ID drawings, actual site location and buildings
orientations) to the engineer to get the approval then supplying, installation, operation, testing,
balancing, commissioning, maintenance and Warranty for all systems and components as per
ASHRAE, SMACNA and NFPA.
GENERAL
1- The cooling load calculations must be reconsidered based on actual site Location, project
orientation and the modified Architectural Sketches, and then the HVAC equipments should be
resized and reselected accordingly.
2- Cooling Load calculations should be submitted for approval under HAP 4.3 or later.
3- Contractor shall check, modify, rectify and update all HVAC works as per modified architectural
and ID Sketches for all buildings.
4- Humidity control will be provided for data base and data storage.
5- Humidifier to be provided on A/C ducted units at areas with low relative humidity.
6- De-Humidifier to be provided on A/C ducted units at areas with high relative humidity.
7- Cupper tubes cupper fins condensing units shall be provided at coastal locations with high relative
humidity.
8- Cooling load calculation should be submitted for detention areas (tanks) based on 36 persons per
tank then the related HVAC unit should be enlarged and reselected accordingly.
9- The air quantity to solitary detention areas to be increased to minimum 35 L/S, the effect of the
increased air quantity to be considered while selecting the related A/C units.
10- The contractor shall allow for an additional stand-by A/C unit (From the same type) for each unit
serving detention areas, as described in BOQ noting that the price in BOQ shall include all
additional associated ductwork, Back draft dampers, motorized dampers, cables, control,
additional isolators and concrete foundations and all needed.
11- Data center will be served via Precision Air Handlers best known as Computer Room Air
Conditioning (CRAC) units.
12- Each low current room, control room and server room to be served by suitable two mini-split
units (One duty and one standby connected to emergency power).

E. Occupancy Rates
Occupancy within the buildings shall follow the recommendations of ANSI/ASHRAE Standards
62.1-2007, based on each occupancy category and default values for occupant density or on seating
furniture layout as shown on architectural drawings.

provided to filtrate the exhaust air from grease and smoke.
Make-up air will be provided from the surplus air of adjacent spaces through door grills if the exhaust
air flow is relatively small. Otherwise, supply fans will force make up air inside the space using short
circuit double skin kitchen exhaust hoods.

b) According to the circumstances of each site, drainage pipes flows from individual
buildings shall be collected and flow by gravity (using falls):

2) In case of Laboratory the drain pipe shall drain to neutralization tank before connected to
normal drain
3) Collection of soil pipe or both soil and waste pipes drained to Holding Tank(H.T).
4)In case of using Water treatment Plant (WTP), only waste pipe enter to water treatment
plant wherever soil pipes collected to H.T and In the case of using Sewage Treatment
Plant (STP), both waste and soil pipes will enter to sewage treatment plant.
5) The discharge of STP or WTP will use in irrigation and also in Flushing system(if required)
6) Future connection to be provided to the last manhole before Holding Tank.
H. IRRIGATION SYSTEM
GENERAL
Underground water reservoir for irrigation, pump set, irrigation water piping of
UPVC Class-5 for main lines, polyethylene distribution piping for mini-bubblers,
solenoid valves, drippers, bubblers, quick couplers, valves, etc. and a controller for
automatic operation according to the programmed timing of watering the plants all
the year round.
The source of irrigation water shall be :
PIPING MATERIALS
A. Piping for fuel oil system shall be black steel pipe, seamless, conforming to
ASTM A 53, Schedule 40, with beveled ends.
B. All black steel piping shall have a painted finish as per the requirements of
specification - Painting color shall be as selected by the Engineer.
C. Fill line and test well terminals shall be cast iron body, cadmium plated body
with brass cap and lock.
DAY TANK

DIESEL FUEL-OIL TRANSFER PUMP
Pumps shall be single-stage positive displacement rotary type with motors. Pump and
motor shall be mounted on cast-iron base (full length of motor and pump) with a
raised lip. Pumps shall conform to UL 343, and be UL listed. Pressure relief valve
shall be provided and operation shall give an alarm signal.
LPG GAS
This technical specification establishes the type and quality of materials and the standard of
workmanship to be used in the prepare calculation, supply, installation and testing of the bulk storage
and distribution of LPG (Liquid Petroleum Gas) to serve food service equipment & Laboratories.
- The storage and handling facilities shall be provided in accordance with the specifications of the
LPG suppliers and shall comply with the requirements of NFPA 58 (last edition).
- Gas pipe or tubing and fittings shall be clear and free from cutting burrs and defects in
Structure or threading, and shall be thoroughly brushed, and chip and scale blown.
- Defects in pipe or tubing or fittings shall not be repaired. When defective pipe, tubing, or fittings are
located in a system, the defective material shall be replaced.

Introduction
This part of the report is intended to set out the minimum technical requirements required for
the final calculations, final detailed drawings and installations of the electrical systems.
The detail drawings, documents, calculations and installations of the electrical works will be
carried out by the Contractor. The requirements and responsibilities of the contractor as well
as the deliverables required shall be the same as that outlined in this MTR, illustrative
electrical sketches and electrical specifications related to the project.
Scope of Work
The scope of electrical power, telecommunication & low-current installations in the project
will include but not necessarily limited to the following:-
- MV switchgear.
- Distribution transformers.
- Standby diesel generators complete with automatic transfer switches.
- Low voltage switchgear comprising main distribution boards (MDB), sub-main
distribution boards (SMDB), distribution boards. (DB’s) distribution panel boards
(DP’s), and branch circuits panel boards (LP’s, PP’s).
- Uninterruptable Power Supply (UPS) systems.
- Medium voltage feeders’ network.
- Low voltage cables, raceways and all accessories.
- Miscellaneous wiring devices and disconnecting switches.
- Indoor, roads, parking, facade and outdoor lighting installations.
- Earthing system.
- Lightning system.
- Elevators.
The electrical systems will be designed and constructed in accordance with the latest version
of Saudi Building Code (SBC) and Saudi Arabian Standard Organization (SASO) Codes and
Standards; however, items/systems not covered in SASO Standards shall conform to the latest
version of the following:
The entire electrical installations, the associated equipment and materials shall fully comply
with the above and shall be designed and specified for a continuous and trouble-free operation
at the ambient conditions of the relevant site.
The contractor must take into account any Saudi regulations that are legally mandatory.
All electrical equipment, accessories and fittings employed in electrical installation will be
specified, designed and rated for continuous and free operation at the climatic conditions of
relevant site.
The contractor must use a de-rating factor for ambient temperature, when sizing cables and
selecting equipment.
The contractor shall be responsible for coordinating and negotiating with the authorities with
regard to the services that may belong to them or within their control. Any costs,
contributions or permits required by any national authority to enable full completion of the
works shall be covered by the contractor and included in his price.
The contractor shall check and advise the owner representative/engineer on all room sizes that
are particular to the electrical services equipment.
The contractor shall undertake to maintain at his sole expense, the apparatus and installation
against all defects, reasonable wear and tear expected for a period of not less than twelve
months from the date of hand over of the installation.
All electrical equipment, accessories and fittings will be of the best material and
manufactured to operate continuously in the electricity supply having the following
characteristics:
Earthed neutral.
The power supply characteristics listed above have to be confirmed with local electric
authority at site.
Utility power supply shall be obtained from the network of the Local Electricity Authority at
13.8 kV.
An advance coordination meeting shall be arranged between the Contractor and the Local
Electricity Authority (SEC) to check the availability of the utility supply and how to achieve
the required reliability of that source. Site specifics shall be discussed and agreed upon with
SEC, taking into consideration the particular conditions of the site. The contractor shall fully
conform to SEC technical and space requirements and obtain SEC approval where applicable.
Project shall be catered electrically through substation(s) distributed in the site in the way that
guarantees the most liable feeding of loads.
Electrical feeding of all external works (street/fence lighting, external security systems,
parking areas, watching towers, main/secondary gates, guards rooms, stadiums, septic tanks
pumps, ranges, future expansions… etc) to be distributed on the substation(s) according to the
location and loads values.
All mechanical loads located in the site or on buildings to be fed with power after final
selection of mechanical equipment.
Water tank building is to be totally submitted –electrically- in details by the Contractor (with
feeding all the mechanical loads) and after his final mechanical, structural and architectural
submission.
Helipad area –when found- is to be totally submitted -electrically- in details by the Contractor
(regarding lighting, power, grounding, control…) to match the international standards (codes)
and the end user requirements.
All gates security systems (Road blockers, car barriers, electrical gates, scanners…) to be fed
with the required power after full coordination with the Architectural Engineers.
In case of voltage drop problem raised during the final calculation stage –due to far away
loads from substations-; Contractor is to provide the most effective solutions to reduce the

The incoming Medium Voltage “MV” 13.8 kV supply cables from Saudi Electric Company
“SEC” shall enter site and shall be terminated in the MV switchgear - located in SEC room -.
The Contractor will include for all necessary fault protection and adequate discrimination
throughout the medium voltage level. The contractor will also enquire with SEC the
maximum fault level of the incoming supply and select the suitable equipment.
The MV Switchgear will be indoor type, metal clad switchgear, with withdrawable Vacuum
or SF6 type circuit breakers. Outgoing circuit breakers which feed the MV switchgear shall be
fully equipped with control power supply and all required mechanical interlocks and alarms,
multifunction digital-metering, instrument transformers, terminal blocks, protection and
control devices.
2.3.2 Medium voltage network, Distribution Transformers and Ring Main Units (RMU)
MV cables from MV switchgear to the RMU of the transformers will be single or multi-core
8.7/15 kV (17.5kV) annealed copper, XLPE insulated, flame retardant PVC overheated to
IEC 60502. The cables shall have adequate current carrying and short circuit withstands
capacity.
M.V cables -when running inside the site- shall be direct buried armoured cables or

Final number and size of transformer(s) required for the project shall be specified by the

The generator(s) will be 400V, 3-phase, 4-wire, 1800 rpm; 60 Hz, 0.8 power factor turbo-
charged after cooled, class G3 to ISO 8528, with electronic governor; and complete with
associated auxiliaries, acoustic treatment and ventilation attenuators to minimize noise level,
residential type exhaust system; start up system, cooling system and daily fuel storage and
transfer systems.
Contractor will determine the final size of generator(s) required based on his final calculations
and final selection of equipment. The generator shall be loaded up to 80 % maximum of its
rating capacity and the maximum voltage dip permitted for each step is 15 %.
Bulk storage fuel tank will be sized for four days full load operation of the generator set(s).
Contractor will advise the engineer at the earliest the size of the diesel storage tank required.
Automatic transfer switch(es) shall be 4-pole, single switch-double-throw and provided with

frame size, and to have a symmetrical short circuit withstand current equal to the nearest
highest standard rating to the maximum expected short circuit current at its location. The
neutral bar is to be sized as the phase busbar. The earthing bar is to be half size the phase
busbar.
Main incoming, tie and couplers breakers of MDB's will be motorized (where applicable &
required) air circuit breakers (ACB) when sized equal to or more than 1000 Amp.
Withdrawable type for more than 1250 Amp, individually mounted and fitted with electronic
solid state trip units (LSIG type) having an adjustable setting for long time current pickup and
delay, short time current pickup & delay, instantaneous current pickup and earth fault current
pickup and delay, with short circuit rating to IEC 60947-2 (service rating).ACBs installed in
MDBs as incomers, couplers or tie- breakers shall be specified 4-Pole type.
The outgoings of MDB’s will be Molded Case Circuit Breakers (MCCBs) for 800 Amp. Or
less, motorized where applicable & required, with electronic solid state trip units (LSI type)
with time / current adjustments as applicable, however and for ratings 1000 A and above
ACBs shall be specified as outgoing breakers.
A digital multifunctional display unit (MFDU) shall be provided on the main incoming
section of the MDBs and connected to the controlling and monitoring system (when found).
Unit shall be microprocessor based and providing complete electrical metering (KW, KVA,
KVAR, power factor, frequency, current per phase, single and composite phase voltage, etc.).
In addition to the above MFDU, 3 analog voltmeters and 3 analog ammeters shall be
provided.
Surge arresters shall be provided on each MDB main incoming.
Minimum 10% spare capacity shall be provided at each MDB. The number of spare
compartments shall be calculated based on the active / operational breakers. Spare
compartments mean compartments equipped, for future, with circuit breakers.
MDBs shall be located in dedicated rooms. Clearances requested by the Codes shall be
provided in the front, rear and on the sides of the boards to permit safe operation, inspection,
testing and maintenance.
Contractor will include within the main distribution boards power factor correction units to
achieve the power factor value accepted by the local power authority (SEC) .Automatic
regulation will be employed to avoid over compensation .The effect of harmonics and
resonance shall be taken into consideration while designing the system .
UPS systems will be provided to maintain power supply to the critical and essential loads in
the event of power failure.
UPS units shall be “on line” type completed with all necessaries.
UPS systems shall be provided in the suitable locations to serve the essential/critical loads.
Output isolating transformer (other than the inverter transformer) is to be installed at the end
of each UPS unit for galvanic isolation.
By pass for UPS system shall be fed from the same source.
2.5.1 Distribution & Final Branch Panel Boards and Feeder Pillars:
Main Distribution Boards will supply power to distribution panel boards, UPS’s, large
mechanical equipments (chillers, pumps, etc.), motor control centers, power factor equipment
and other electrically operated equipment.
Distribution panel boards shall be allocated to feed specific zones/load floors and will be
located inside electrical rooms and will supply power to all final branch circuit panel boards
and other electrically operated equipments (elevators, etc).
Distribution panel boards “DP” shall be metal enclosed, factory designed and assembled,
IP42, for indoor installation and,IP55, for outdoor and wet installation free standing or wall
mounted, with group mounted molded case circuit breakers on the outgoing circuits and
molded case switch on the incoming feeder, to IEC 60439.
Final branch circuit Panel boards shall be metal enclosed ,factory designed and assembled
type IP 42, wall mounted, surface or flush with hinged lockable doors to IEC 60439. Final
branch circuit Panel boards shall be in general of the three phase type with triple pole “T.P”.
molded case switch having shunt trip unit on the main incoming and with miniature outgoing
circuit breakers.
Copper busbars are to be used for distribution and final branch panel boards. The busbar
rating has to be equal to at least the standard upstream frame size and to carry 125% of the
max. short circuit level at the point of applications for 1 second. The neutral bar is to be sized
as the phase busbar. The earthing bar is to be half size the phase busbar.
Circuits breakers shall be in accordance with IEC 60947-2, sequence II (service rating) for
main distribution boards and distribution panel boards. Final branch circuit panel boards will
have miniature circuit breakers at the output to IEC 60898.
The breaking capacity of circuit breakers shall be fully rated and selected in accordance with
the nearest highest standard rating to the maximum expected short circuit current at the
breaker location.
Earth leakage protection device is to be provided as per the requirement of the NEC/IEE in
proper areas such as: Kitchen countertop surfaces, wet areas, outdoor, garages and etc
The Contractor/manufacturer shall allow for tripping discrimination between circuit breakers
to minimize inconvenience and nuisance tripping.
The Contractor/manufacturer shall allow for a minimum of 15 % spare capacity /ways for
distribution boards and final branch panels.
Motor control centre(s) and panel board(s) shall be provided at mechanical rooms for the
supply and control of mechanical motors.
Direct on line starting shall be accepted for ratings below 10 H.P. Reduced voltage start of an
approved type shall apply for motors rated 10 H.P. and above. Reduced voltage start of the
open transition type shall not be acceptable.
The motor control centers shall be provided with facilities for connections with monitoring
and controlling systems.
The Contractor/manufacturer shall allow for a minimum of 15 % spare capacity /ways for
motor control center and panel.
The LV distribution and sub distribution cables shall be rated 600/1000 V, XLPE insulated
copper conductor, flame retardant, PVC sheathed and with minimum temperature rating of 85
deg. C.
The outdoor LV cables shall be direct buried armoured cables or nonarmoured type running
in conduits. Concrete duct bank to be used when crossing roads only or as indicated on
drawings.
The cable distribution network shall be provided to ensure that the voltage drop from the
transformer and up to the farthest end of a branch circuit is not to exceed 5 percent.
Fire resistant cables multi-core, 600/1000V, low smoke zero halogen (LS0H) to IEC 60331,
BS 6387 category CWZ and IEC 60332-1, shall be used for feeders of fire pumps, fire alarm
voice evacuation, mechanical equipment for fire control and smoke management systems.
The final sub-circuit cables/wires for lighting and small power shall be rated 450/750 V, PVC
insulated, copper conductor, flame retardant, with minimum temperature rating of 85 deg. C.
drawn in conduit or trunking as applicable.
All circuits of both lighting and power applications will be loaded to not more than 75-80% of
the actual net rated capacity of the protection circuit breakers.
PVC ducts for lighting, power and low current /telecom Cable Installations are to be non
sparking type, suitable for direct burial in ground, minimum tensile strength 500 kg/cm2,
impact strength 5 kg/cm2, supplied in standard 6 m lengths, with one end of each length
tapered.
Minimum Wall Thickness of the ducts are to be 3.2 mm for 100-mm ducts; 4.7 mm for 150-
mm ducts. All conduits filling ratios do not exceed 40%. All necessary manholes and
handholes required for duct bank installations are to be provided in every bend /every
building entrance, manholes should be spaced not farther than 150m apart for straight runs.
Cable trays, trunking shall be hot dip galvanized steel and shall be electrically and
mechanically continuous.
Rigid heavy gauge steel conduits (hot dip galvanized) shall be used for all exposed
installations composing lighting, power, low current, communication and signal system
wiring, for wet areas, laundry, kitchen, mechanical equipment rooms, electrical equipment
rooms, workshops, storage areas and any other location / area where there is a possibility of
mechanical damage or any possibility of high humidity.
Light gauge steel conduits (EMT) to UL 797 & ANSI C 80.3 shall be used for all exposed and
above false installations in areas other than the areas listed for heavy gauge steel conduits,
toilets with anti-humidity ceiling and for all installations if false ceiling is used as an air
plenum.
Rigid heavy gauge PVC conduits to BS 4607 and BS 6099 shall be used for lighting, power,
low current, communication and signal system wiring, where embedded in the slabs, walls or
screed.
The Contractor shall follow the space factors in trunking and conduits as required per the
approved standards.
Lighting fixtures will be selected to provide comfort light distribution and minimize glare
effects.
Generally fluorescent fixtures will be used throughout the building, except in main operation
room Fluorescent /metal halide fixtures may be used as appropriate and applicable .Also in
some specific areas decorative incandescent/ halogen lights may be used to highlight
architectural features. Lighting levels in the various areas will be according to code
recommendations as a minimum.
Luminaries shall be the standard products of reputable manufacturers and shall be the best of
their respective kind. The protection class IP of all luminaries shall be specified according to
the location where they will be installed.
Lighting scheme and lamp selection shall be based on achieving recommended illumination
levels, proper color rendering and temperature for each task. Glare shall be kept to minimum
as per CIBSE recommendations through the correct selection and positioning of luminaries.
The following are the minimum requirements for illumination levels at the various areas:
Lighting control means shall be provided through local lighting switches in different offices
and rooms. However in large/public spaces such as lobbies, corridors, toilets, stairs, etc; the
lighting control shall be provided through BMS and /or push buttons.
Escape signage (Exit and directional signs) shall be provided along all escape routes, at
change of direction and above all escape doors.
Escape routes and Life safety lighting will be selected to secure average lighting level not less
than an average of 10.8 lux at any point and not less than 1.1 lux measured along the path of
egress at floor level.
Outdoor (i.e. Road, Parking Area, Fence, range and Helipad) lighting shall be provided with
an adequate Lighting levels recommended by the approved codes/ standards in an energy
efficient manner. Outdoor lighting will be controlled via photocell/ timer, contactors, push
buttons (external lighting control panels).
Training ranges areas –when found and when required to be used for night purposes- shall be
illuminated by galvanized “high mast” - IP65- with metal halide luminaries for better
efficiency, longer lifetime, energy saving and reduction of the number of luminaries complete
with all related lighting panels and controls.
Landscape and façade lighting shall be provided and coordinated to satisfy the Architecture
site requirements.
Lighting switches will be in general, grid type rated at 10A and will be quick make, quick
break, and rocker type with suitable earthing terminal.
Socket outlets, fused connection units and isolators shall be provided to serve various fixed
and portable equipment and general appliances throughout the facilities. Duplex socket
outlets will be provided where there is likelihood that numerous equipments require plug-in
points.
Equipment that requires fixed connection or heavy electric power outlets shall be supplied by
means of flexible cord, from suitable non fused disconnect switches mounted adjacent to the
equipment for maintenance purpose.
Single phase socket outlets for general convenience use will be two wires, with grounding,
rated 16 A, 250 V a.c.
Industrial type 16A, 32 A single phase and three phase socket outlets shall be provided
through out technical areas such as workshops, generator, pump room and the like.
Switches and Socket outlets located in wet/outdoor areas will be housed in waterproof
enclosure suitable for the location and fed with power through earth leakage relays.
All switches, socket outlets and any other wiring devices are to be located at easily accessible
places.
Convenience outlets shall be selected to comply with the area where installed. Decorative
accessories will be provided to match the interior design scheme, where required.
Receptacles connected to the UPS power system shall be properly color coded/ designated.
The earthing system shall be provided to meet all relevant requirements of SEC Standards.
The earthing system (associated with LV system) will be TN-S type as per BS7671:2008 (IEE
Regulations, 17th Edition) and in full compliance with BS7430:1998.
The earth source will be provided at transformer substation/emergency generator and will
consist of multi-earth electrodes, earth conductors and busbars for earthing of neutrals and
enclosures of electrical equipment. Transformer neutrals will be connected to the main earth
source.
All earth electrodes will be interconnected in a loop using directly buried underground bare
copper conductor. Resistance to earth of the each earth electrode system shall not exceed 5
Ohm.
An earth bar will be provided at the main distribution boards cubicles and will be linked to the
neutral bar using two links. Protective earth conductors will be run separately from the earth
bar of the main distribution boards to the distribution panel boards earth bars.
A complete system of separate protective conductors will be provided in all installations for
earthing of lighting fixtures, socket outlets and other metal parts of switches, motors and the
like.
All non-current carrying metal parts of equipment, pumps and water pipes will be bonded to
the earthing system
A separate earthing system (clean earth) will be provided for telecommunication, electronic
and data systems. The associated earthing resistance will not exceed 0.5 Ohms, when
measured independent of other systems.
The calculation and installation of earthing system will be such as to keep ‘step voltage’ and
‘touch voltage’ within safe limit.
The metallic conduits, cable trays and cable armor shall not be used as a sole protective
conductor for any section of installations.
As for weapons & immunity warehouses; separate earthing systems (clean earth) with their
own electrostatic discharge devices to be provided.
Based on the risk assessment calculations for the buildings (to be submitted for review and
approval); complete lightning protective system shall be provided in accordance with NFPA
780 &/ or the British Standards BS 62305 "Code of Practice for the Protection of Structures
against Lightning” and shall also comply with SEC requirements, if any.
The roof termination network will be composed of bare annealed copper roof conductors
forming a mesh with dimensions as called for in the regulations and connected to the down
conductors .The building's steel reinforcing bars may be used as down conductors by bonding
them to the roof and earthing conductors at approved intervals according to BS requirements.
The earth source will be bonded underground to the main earthing system. The earth source
will consist of multi-earth pits interconnected with bare copper and will ensure an earth
resistance less than 5 ohms.
2.10 Elevators
The elevators will comply with the requirements of EN81: “Safety Rules for Construction and
installation of lifts” and all its applicable related derivatives. Lifts of adequate capacity and
speed shall be provided as per design assessment to serve the building.
Tie-in (link) to the fire alarm system shall be provided to park the lifts on ground floor upon
receipt of a fire signal.
The Contractor shall allow for ‘free fall test’ on selected sample at each site and shall replace
worn out components resulting from this test.
Introduction
This part of the report is intended to set out the scope of works outline specifications and
minimum technical requirements required to prepare the drawing and installations of the low
current systems in the 1KP Projects.
The detail drawings and installations of the low current systems works will be carried out by
the Contractor. The requirements and responsibilities of the contractor as well as the
deliverables required shall be the same as that outlined in the General requirements.
Scope of Work
The scope of telecommunication & low-current installations in the 1KP projects will include
but not necessarily limited to the following:-
Introduction
An addressable fire alarm system shall be provided to achieve automatic fire of fire in all
areas via automatic fire alarm devices as well as manual fire reporting via distributed manual
pull stations.
System Description
The MFACP shall be surface mounted and located in the main Building in the
project in specified area.
The MFACP shall contain power supplies, data bus conductors, battery charger
and all necessary function modules and components, including the following:
Microprocessor based, Central Processing Unit (CPU) to process all system
data and generate all system automatic alarm functions.
Fire alarm loops cards to covered all buildings in the project.
Alphanumeric, backlit, Liquid Crystal Display (LCD).
System ALARM LED indicator with alarm condition acknowledge button.
System supervisory condition LED indicator with supervisory condition
acknowledge button.
System trouble condition LED indicator with trouble condition acknowledge
button.
System alarm silence button.
System reset button.
Emergency voice dialer for fire brigade interconnection.
The MFACP shall be provided with battery backup capability. The batteries shall
provide 12-hours of normal standby operation and 5 minutes of normal alarm
operation at the end of the 12-hour standby period.
The MFACP shall:
Interface with Public Address System control relays, each control relay module
represent one Public Address zone that will be interfaced with the correspondent
fire alarm zone as per the approved fire alarm zones.
In case of fire alarm reporting from any device within one of the fire alarm zones,
the MFACP shall initiate the corresponding zone relay module which in turn,
shall initiate a pre-recorded evacuation message via public address speakers.
Interface with BMS System via control relays. The interface shall be on the zone
level (one control relay per each fire alarm zone). Through this interface, the
BMS system shall control the HVAC equipment and electrical panels.
The interface between the fire alarm system and BMS System may be via
software protocol (if exist).
Interface with elevators, if applicable.
Interface with Fire fighting system via monitor modules to monitor the fire pump,
tamper switches and water flow switches.
Interface with security system (Access control).
The graphic fire command center shall provide easily recognizable site plan and
floor plan information to simplify the fire alarm system operation and in order to
direct the operator to the immediate area of interest.
The system shall consist of Desktop computer, 17 inch color LCD monitor and
the needed software.
The system shall have the following features:
A graphical annunciation and control for all fire alarm devices/ points of the Fire
Alarm System.
Importing of drawing files.
Extensive historical logging.
Multiple operator level with password control.
System Printer
Desktop type printer shall be provided in the main control room and it shall print
the following:
A permanent hardcopy record of all pertinent details of system activity.
Record all alarm, supervisory and trouble conditions.
- Fire Alarm Control Panel (FACP) (number shall be according to the drawings and
covered all buildings in the project )
FACPs shall be used and located in the open area 24 hour (Security room,
hall,…) . The connection between the fire alarm control panels and the MFACP
shall be peer to peer connection via fiber optic cables or the manufactured
recommended.
The FACP shall contain power supplies system, data bus conductors, battery
charger.
All necessary function modules and components shall include the following:
The FACP shall be provided with battery backup capability. The batteries shall
provide 12-hours of normal standby operation and 5 minutes of normal alarm
operation at the end of the 12-hour standby period.
All fire alarm control panels shall send all alarm, supervisory and trouble actions
to the main fire alarm control panel in order to achieve centralized monitoring
and control of the fire alarm system
Fire alarm repeater panel shall be of modular design and containing all
components of the system including solid-state electronic components, audible
and visual unit, relays and interface components, batteries and charger and other
components required for operation of system.
An addressable duct smoke detector type shall be provided. The duct smoke detector
shall incorporate sampling tubes and housing designed for this application.
The addressable duct smoke detector shall be connected to the fire alarm system loop, but
it shall be provided as a complete set with control relay for connection with BMS system
as well.
An addressable Fixed Temperature/Rate of Rise Heat detector type shall be provided. The
heat detector sensor shall provide an analogue measurement that is digitally transmitted to
the fire alarm control panel. At the panel, the received data shall be calculated to
determine and store the average value. The alarm or abnormal condition is determined by
comparing the sensors presented value against its average value and time.
The addressable heat detector shall have the following features:
Automatic environmental compensation via the fire alarm control panel.
Sensor alarm and trouble led indication.
The addressable heat detector shall be supplied as a complete set with its base. All
detectors shall be supplied with a standard base type except 7% of devices which shall be
supplied with fault isolator base.
Heat detector, fixed temperature type at range from 80°C to 90°C shall be provided for
installation in diesel generator rooms.
Addressable manual fire alarm station shall be provided. The manual station shall be of a
single action push type.
When the manual station operated, the pull level latches into the alarm position remains
extended out of the housings to provide a visible indication until the station is reset.
Addressable Control Modules: Shall be individually addressable control relay and shall
consist of printed circuit board with discrete circuitry for controlling one individually
addressable control relay. The control shall respond to control signals from the Fire
Alarm Control Panel.
These control relays shall be used for interface with the BMS, lifter and Public Address
systems.
Multi-Sensor Detector
DESIGN: two wire operation, processes and analyses information from each
sensor (photo/heat) separately using dynamic filters, with high quality solid state
electronic components, completely shielded, protected against false alarms from
EMI and RFI, and obtaining operating power from supervisory current in
detection loop.
6 inch size fire alarm bell including strobe light unit shall be used. The alarm bell and
strobe light unit shall operate on 12 or 24 Volt DC supplied directly from the fire alarm
control panel.
The alarm bells and strobe light units shall be provided in all buildings.
The fire alarm system shall cover all areas with smoke detectors except the kitchens, the
buffets and the tea rooms which shall be covered by heat detectors.
Smoke detectors shall be installed above suspended ceiling in all areas which contains
combustible materials.
The manual pull stations shall be provided in all buildings.
Generator rooms shall be covered with heat detectors and smoke detectors transformer
rooms power panel rooms.
System Control
The monitoring, control and operation of the fire alarm control system shall be controlled
from the main control room through the following equipment:
System Power
In addition to the power backup batteries used in the fire alarm systems capable to keep the system
running for 12h in standby mode and 5 minutes alarm mode (MFACP, FACPs, Graphic Display Unit
and printer), all also should be fed from the Uninterrupted Power Supply (UPS) for 15 minutes.
Fire alarm cables shall be low smoke, zero halogens, LSOH fire resistant type to IEC
331,332 part 1 and 3, 754 and 1034.
Refer to the main fire alarm system riser diagrams in the projects and update the riser
according to the modified arch. Drawings in plans in addendum 1.
Introduction
Broadcasting audio materials from CD player, DVD and AM/FM Radio Tuner
Achieve paging from paging microphones to a certain zone, group of zones or All-Call
paging via paging microphones.
Interface with the fire alarm system to be used for voice evacuation announcements inside
and outside buildings.
Indoor type loudspeakers (mounted in fire-resistant dome) shall be distributed in all areas
inside buildings while outdoor type speakers shall cover all outside areas.
The cable shall be recommended by supplier.
Paging Microphone
More paging microphones shall be used; one microphone shall be located in the main
control room.
Each paging microphone can be used to page a certain zone, group of zones or ALL
CALL paging facility.
The paging microphone shall be a desktop type and shall comprise a microphone, double-
signal chime tone, paging button for each zone and ALL CALL paging button.
Rack Cabinet
A standard "19 inch" rack cabinet(s) shall be provided to house the public address system
central equipment. The rack cabinet(s) of the system shall be located in the main
equipments room in the main Building.
The centralized public address equipment shall be installed within the rack in a logical
(signal path) sequence. Notwithstanding this requirement, equipment requiring routing
operation (e.g. switch and monitor panels) shall be located at a convenient working
height.
The rack cabinet shall be equipped with power strip unit and blower.
A rack-mounted AM/FM radio tuner shall be provided. The unit shall have high
sensitivity reception performance and clear sound.
The unit shall be equipped with display, tuning and search buttons and preset memory
buttons.
The AM / FM antenna shall be provided with the radio tuner.
The Audio Switching Matrix shall be provided to assign any audio input source to any
designated audio output(s) with the required priorities between inputs. The audio
switching matrix shall be a rack-mounted type.
The Audio Switching Matrix shall have a number of audio inputs for the sound sources,
emergency message unit and paging microphones.
The Audio Switching Matrix shall have a number of audio outputs that feeds the
loudspeaker zones.
The Audio Switching Matrix shall have a contact closure control inputs to interface with
the fire alarm system.
A rack-mounted surveillance unit shall be used to monitor the status of the loudspeaker
lines.
The surveillance unit shall automatically detect the following fault conditions:
Loudspeaker line short circuit.
Loudspeaker line open circuit.
Monitor Panel
A monitor panel shall be provided to monitor the output of each amplifier. An amplifier
selector switch, integral loudspeaker and calibrated loudspeaker gain control shall be
provided.
Visual monitoring with a visual meter shall be provided on the monitor panel.
Ceiling Speaker
Outdoor Speaker
Wall mounted and weather proof complete with 100V matching transformer.
Rated power 30 watt.
Sensitivity 101 dB (1w/1m).
Other speaker mentioned in the drawing.
Speaker cables
All speaker cables shall be twisted pair plenum rated type, minimum size of 2.5 sq. mm with no more
than 0.5 dB insertion loss per circuit.
System Control
The operation and control of the public address system shall be as following:
The broadcasting of audio signals from the available sources like CD player or AM/ FM
Radio Tuner.
Automatic broadcasting of pre-recorded evacuation message in case of fire alarm
reporting.
Refer to the P.A risers drawing in the projects, scope of work and modified drawing in
addendum 1.
The scope shall include interfacing the security systems and devices, i.e. the
CCTV Systems, Access Control System, Intrusions Detection System, Road
Blockers, fire alarm system , fire fighting systems, and under vehicle inspection
system, etc. together in one platform software for monitoring the status and alerts
of each system.
The system shall have all required hardware and software to make a complete
compatibility, share information and control all security systems and monitor life
safety systems.
Introduction
A number of IP based CCTV cameras shall be placed within the Buildings and on the facility
fences to video surveillance of all areas in/around the facility projects. The video recording
of all cameras shall be saved in order to keep a record of all events. Camera monitoring and
control are to be via Main equipment in main Building.
System Provision
The IP CCTV System shall be provided in all project buildings as mentioned in the drawings
and Main Gate, entrances building, Fences and outdoor area in the site, ….
System utilizes different types of IP color cameras, operator workstations, video servers,
image recording equipment and application software. All cameras are utilizing a TCP/IP
interface where UTP cables are to be connected to the camera through an RJ 45 connector.
Camera UTP cables are then connected to the nearest Low Current room where it shall be
connected to the facility data network and some cameras connect to the LAN network with
Fiber optic cable 2 core if the distance more than 90m from the nearest Low current room. the
IP CCTV Camera in Fence connected to the Watch tower with Cat6 cable also the watch
tower connected to the LAN with single mode fiber optic 4 cores as shown in the drawings
.All operator workstations are connected to the data network via UTP cable which is in turn
connected to the nearest data switch where it gets connected to facility data network. Camera
video servers are connected via UTP to nearest data switch to the Central Control Room in
main building. Each video server can handle up to 1000 fps. The Video storage equipments
shall be connected to the LAN via Ethernet interface. The LAN shall be connected to the
nearest data switch that connected to the Central Control Room with an adequate storage
capacity for minimum of 30 days period of time continuous for all cameras with live picture
of 30 frame/sec minimum and high resolution.
Operator workstations are located at main control room or some anther location in the main
building also in some anther building as mentioned in the drawing buildings , riser diagram or
in BOQ where viewing of cameras in single and multi screen formats is available as well as
initiation of image recording as per the request of the operator. They shall be able to monitor,
record, playback and control all cameras existing in the project.
PTZ cameras to monitor corridors, entrances, lobbies, sitting areas, gates and lift
lobbies.
Fixed indoor high security cameras within computer equipment room and data
storage room.
Fixed day/night outdoor cameras are utilized to monitor the facility fence from
the inside part and the outside part as well.
Some system need to PTZ camera and fixed camera as indicative in the drawing
and BOQ.
Integrations
Cameras located on the fence surrounding are integrated with the perimeter intruder detection
system in order to be able to call cameras automatically in case of intruder alarm detection.
All cameras are integrated within the security management system under which all security
systems are integrated.
System Control
Cameras shall be monitored and controlled via operator workstations from the central control
room located in Admin building, and Maine gate building some building having a sub control
room and connected to the main control room in the Admin building. Central control room
shall be able to monitor and control all existing cameras within the entire facility. Gate
control room shall only monitor gate cameras as well as cameras located at road blockers and
car barriers. Camera control includes camera viewing, camera PTZ control, camera recording
and play back of recorded images.
The IP CCTV system shall be fed from UPS for 15 minutes for both the Cameras and control
equipment.
Introduction
A number of IP Access Control Panels panel with related proximity card readers, locks and
magnetic door position switches shall be placed within the buildings. Biometric
authentication (fingerprint) shall be used at computer equipment room, data storage room and
intermediate distribution frame rooms and all rooms indicated in the drawing buildings. A
system server and operator workstations shall be located at Central Control Room for door
transaction monitoring and control. All system transactions (who, when and where) shall be
logged to an event printer as well as being recorded on hard desk located in the main Control
Room for report generations. Main and operations rooms building gate doors, road blockers
and car barriers are monitored and controlled through the Access Control System.
System Provision
The IP Access Control System shall be provided in some projects and anther projects contain
the normal Access control system. See the Document of each project the BOQ , scope of
work, riser diagram ) taken into consideration the modified drawing in addendum No.1.
System Description
System utilizes distributed panel architecture; access control panels are distributed within the
buildings in order to be able to control access to secured areas. Each access control panel is
equipped with a number of proximity card readers with integrated keypad, magnetic door
locks and magnetic door position sensors in order to control access to highly secured areas
related to doors under control of this particular control panel. All rooms such as stores, server
rooms, low current rooms, control room etc. shall be equipped with an emergency break
glass unit in order to mechanically release the door in case of emergency. A system setup and
configuration is to be done via system software by system administrator. Cardkeys are to be
issued at a central location for all authorized personnel with related access levels
corresponding to his duties and areas he is authorized to enter, this keycard can be time, date
and access level limited. An authorized person can gain access introducing his keycard to the
proximity readers as well as entering a Personal Identification Number (PIN) related to his
keycard in order to be allowed through that particular door. All access control panels shall be
programmed via main Control Room for purpose of security, also door control and
monitoring shall be done via Central Control room. All system transactions such as door
open, close, forced open, valid card, invalid card etc. with time and date stamp are reported to
main control room where it shall be printed on an event printer and saved on a hard desk for
report generation. Access control panels are equipped with an Ethernet interface board which
leads to more system flexibility in terms of system expansion since all communications
between panels and system server is via operations room building data network.
Access control system shall control and monitor the following locations:
Areas enclosing valuable items like stores and low current rooms.
Main control room
Computer equipment room/data storage room
System Integrations
Access control system shall be integrated within the security management system. Access
control system is to be interfaced with CCTV system in order to call cameras .on particular
monitors in case of any access control event. Moreover the access control system is interfaced
with the fire alarm system in order to automatically release specific doors in case of
confirmed fire alarm status, interface criteria is to be advised by building management.
System Control
Authorized personnel shall gain access to restricted areas based on their access levels via
proximity cards and PIN. All doors can be Locked, Secured and Unlocked via Central Control
Room through operator workstation units located inside it. If door is locked, no one even
authorized personnel can open this particular door, if secured, only authorized personnel can
gain access through that door, if unlocked, anyone can gain access through this door during
the unlock period of time. Road blockers and car barriers can be raised and lowered via Push
Buttons located at the main gate control room.

System Provisions
The MATV system shall be applied in the project and can be serve at least 30 channel TV
Satellite from three satellite at least Nile sat, Arab sat and Hot bird sat or (as mentioned in
each project) ,one head end located in the main building in the project and connect all other
buildings with Head end by coaxial cable and Amplifier and Tap off as per mentioned in riser
diagram buildings and scope of work.

Dish Farm
Dish Farm consists of three satellite Dishes 1.8 m diameter. Aligned to Arab sat, Nile sat and
Hot bird sat, Each dish has a quad LNB installed and the LNB outputs connect to the
receivers’ head-ends using coaxial cables. Dishes shall be connected to head end station (RF)
via coaxial cables (4 cables for every LNB).
Head End
The head end equipment shall receive the TV channel (RF) from the receiving dishes in
digital form.

Off-Air Receivers
The Off-Air Receiver subsystem shall be responsible for converting the RF signal, received
from the satellite LNB, to receivers.
Set-top Boxes
Set top box shall be installed in the head End and combine the out in the coaxial cable to
send the other building
- A Dish Farm that includes (3) satellite dishes which shall be aligned to Arabsat, Niles
at and Hot bird.
System Requirements
- The MATV system shall be based on the coaxial Network distribution. The solution
is not dependent on specific company’s network hardware in order to deliver analog
and digital Television. However, there are some network requirements, the solution
must be carefully designed, tested, and staged to ensure the infrastructure can sustain
the traffic necessary to deliver video.
Introduction
- Structured cabling shall be comprised of copper and fiber technology, and shall
follow the star topology concept that is implemented in the networking criteria.
- Future proof multi mode fiber optic backbone shall be accommodated to support the
current and future requirements and single mode fiber optic cable. Also, a Copper
CAT 6 cable solution shall be available to support bandwidths up to 250MHZ latest
technology requirements.

Note: some projects contain the Traditional Telephone system and the Telephone network
contain the copper telephone cable, MDF, IDF see the scope of work in addendum No.1 and
BOQ.
Introduction
Some projects contain the traditional telephone system, PABX and MDF, IDF. The contractor
shall follow up the scope of work of each project in addendum no.1 and BOQ.
The IP Telephony System shall be applicable on all facilities buildings in the projects see the
BOQ.
The IP Telephony system shall have the following features and facilities:
- Background Music
- Operator Console
- Corporate Directory
- Auto Attendant
- Call Features: hold, conferencing, and transfer, forward, redial, and speed dial, Do Not
Disturb (DND), etc.
- Enhanced telephone set features: Ring tone and volume control, call log for received, dialed
and missed calls, hands-free, Microphone mute, etc.
Note that Saudi Telecom Company (STC) business interface, application, and installation up
to site perimeter are the contractor responsibility. Connecting and installing the interfaces of
those trunks with the IPT system shall be contractor responsibility also, including the
interface equipment. The owner shall pay the total cost required from STC.
The system shall be based on the IP telephony model and shall include the following
components:
- Attendant console
- VIP and Manager telephone set shall with touch screen facility.
The site shall be equipped with dual voice gateway in order to provide voice connectivity
through digital E1’s interface trunks interface to the STC for off-campus telephone calls.
The Voice mail service shall be provided for 100% of the total users of telephone sets.
The project shall be equipped with one attend console system, which supports all traditional
features.
Analog terminal adaptor (ATA) shall provide analogue type connectivity through IP multi
services network. The ATA shall support Fax application. The distribution of the ATA units
shall be finalized during the detailed design revision.
The System Capacity shall be according to the no. of users and design requirement.
System Control
The services shall be controlled through a software program that shall facilitate the required
administration, day-to-day operation and add-on, maintenance, and alarming.
Some of project contain the traditional telephone system Technology, the stem shall cover all
future mentioned above in the IP telephone system, the contractor shall follow up the scope
of work in addendum no.1, BOQ and specification to cover the system.
1.7.1 Introduction
The model that we are considering is the three layers or two layer architecture models to
simplify network design, implementation and management for the project buildings.
Some projects contain two Data network the contractor shall follow up the scope of work and
BOQ of each project.
The network IP Data Network System shall be provided to the main Building and all
buildings in the projects as per mentioned in the drawing and BOQ buildings.
This network should secure different department’s application. It is consider the main
solution for connecting the secure active ports.
This network shall be based on the hierarchy of three layers: Access layer, distribution layer
(if exist ) and Core layer. The Edge switches are Layer–1 fixed configuration switches, the
distribution layer are Layer-2 and the core switches are third layer.
The number of active ports in each IT closet shall be based on the design drawing and as
approved prepare drawings by contractor. The Edge switch that shall be used is a fixed
configuration switches 24 10/100 ports or 48 10/100 port with 2 Gigabyte uplink to the
backbone switches, as per port distribution requirements. The backbone switches shall be
high performance modular switches that support a variety of modules, like Ethernet Gigabit.
The Secure IP data network provides Ethernet connectivity and switching for all connected
ports. Core, distribution and Access switches shall maintain QoS performance for all
provided services based on type of service and class of service. Different security techniques
can be used to guarantee network security, such as VLAN and Access Control Lists. The
secure IP data network operation can be monitored, managed, and reported via the LAN
centralized management system.
The IP data network shall be considered the main network for connecting the IP telephony
sets/ Internet PCs. This requires a complete available, manageable, and secure solution.
The Edge switches shall offer Power over Ethernet (PoE) that deliver DC power to IP
telephone sets. The modular Backbone switches shall support a variety of network modules,
like Ethernet Gigabit.
The IP data network shall provide Ethernet connectivity and switching for all connected ports.
The Core , distribution and Access switches shall maintain QoS performance for all provided
services based on type of service and class of service.
Also, this network is responsible to serve IP Low current systems (CCTV, access control,
BMS, etc.).
Audio Visual system and training Aids shall be designed for Auditoriums, Lecture halls,
Training workshops, Class rooms, meeting rooms and conference rooms as mentioned in the
drawing project building and BOQ , The system shall be intelligent control system to
distribute Audio/ Visual sources to display units .
The equipment shall be consists of Audio/ visual sources , DVD players , VCRs, Double
auto revere cassettes , Video Projector with automatic lift, Motorized large screens, Mixer
Preamplifiers , Computer Interface, speaker ………..
For the Education building, each class room shall have the A/V system which can operate
standalone from the class and can operate from centralized location for all class rooms in the
same time.
