this Resident Handbook. This handbook contains information pertinent to your tenancy
and should be stored in a convenient location for you to refer to it easily. The
information compiled here will help familiarize you with our processes and policies.

You will find maintenance guidelines, rental payment instructions, general information, move-
in/move-out instructions/tips and more. We request that you read the handbook carefully.

Tenant Charge List

Tenant shall keep the premises and the fixtures and appliances therein in a clean, sightly and healthy condition, and in
good repair at Tenant's own expense. Tenant agrees to only place toilet paper and facial tissue in all toilets. Paper towels,
wipes and feminine hygiene products are prohibited in all toilets. Tenant shall make all necessary repairs due to
Tenant's conduct or neglect and shall replace all broken glass and fixtures.

MINIMUM LABOR RATE CHARGES:


Services or Repairs during work hours Starting from $ 95.00 per hour
Services or Repairs after/before work hours Starting from $142.50 per hour
Services or Repairs by a Contractor Actual Cost
A minimum labor cost of one (1) hour will be charged for services or repairs of one hour or less during regular Office/
Work hours (Office/Work Hours: Leasing Season (March-October) Monday-Friday: 8AM - 6PM Saturday: 9AM-1PM
Non-Leasing Season (November-February) Non-Leasing Season (November-February) Monday-Friday: 8:30AM -
5PM). A minimum labor cost of two (2) hours at a rate of $142.50/hour will be charged for services or repairs of two
hours or less outside of regular work hours. Cost of materials will be added to repair.
LIGHT BULBS, BATTERIES, FILTERS:
Lesee is responsible for purchasing and changing all in-unit lighbulbs, batteries and filters.
PAINTING:
The actual cost of labor and materials will be assessed when wall repairs and/or paint are necessary in a unit or the
common areas. Painting charge will be pro-rated based on the age of the paint.
FLOORING:
Carpet replacement will be pro-rated based on the age of the carpeting.

The Move e‐In Inspection Form is the e single most important doocument thatt will help dettermine how much 
of your de our lease. It is  important yo

floors must have protective e coasters or padding.  
 All garbage mu ust be placed in plastic baggs and then inn the dumpstter or cans, no ot outside of the 
dumpster or caans. All boxess must be bro oken down beefore being placed in the d dumpster or ccans.  
 Dumpsters and cans must fully close, otherwise this is a violation o of the city of C
Chicago 
ordinances. If tthe city fines the Landlordd, this cost wi ll be charged  to your ledgeer and will bee due 
annd payable wwithin 30 dayss.

Landlord Move-Out Cleaning Check List


You must thoroughly clean your unit before you leave. Please leave enough time to clean in order to avoid cleaning
charges. We have provided a cleaning list below as a guide.

Refrigerator:
 Remove ALL FOOD from refrigerator and freezer areas.
 Wash inside of refrigerator & freezer with warm water (egg trays, door shelves, etc).
 Take out all drawers and wash in warm water - dry and replace.
 Wash and dry outside of refrigerator - including the top of the refrigerator.
 Dust off grill at bottom of refrigerator.

Stove:
 Remove racks, broiler pan and drip pans. Soak in hot water to clean (scrub if necessary), dry well and
replace.
 Clean/Scrub inside of oven, top of stove, under elements (may need to lift up stove top) and pan drawer. If it
is not a self-cleaning oven, you must use an oven cleaner and scrub where necessary.
 Wash and dry outside of stove.
 Pull out stove or take out bottom pan drawer and clean under stove.
 Scrub the range hood and exhaust fan (it gets dusty on top). Clean filter.

Cabinets and Drawers:


 Remove all items from cabinets and drawers.
 Wash cabinets inside and out. If something is sticky, make sure you scrub to remove it.
 Wipe out drawers with damp rag. If something is sticky, make sure you scrub to remove it.
 Scrub sink with comet or other cleanser and clean off all counter tops well.

Bathroom (s):
 Clean bathtub, tile or surround around the tub. SCRUB OFF ALL SOAP SCUM, DIRT & MOLD.
 Clean inside and outside of toilet. MAKE SURE YOU CLEAN UNDER AND BEHND TOILET.
 Clean / scrub sink and all sink fixtures.
 Clean the inside of medicine cabinet or any other cabinets in bathroom.
 Clean all mirrors.

Laundry Areas:
 Remove all items from washer/dryer
 Remove lint from dryer
 Clean inside the washer for any soap residue.
 Clean behind & under washer & dryer – at the very least, sweep the sides if you cannot move the
washer/dryer.
 Wipe down outside of both units

Balcony/Decks
 Remove all personal items
 Clean area and remove all debris

Miscellaneous:
 Clean off all outlet covers (electrical and lighting).
 Replace any burnt out or non-similar bulbs.
 Clean inside and out of dishwasher.
 Clean windows, window tracks and window sills (also tracks on sliding glass door must be cleaned.
 Wipe down exhaust fan covers in bathroom
 Wipe down all closet shelves (bedrooms, hallway, bath, etc)
 Wipe down all doors (inside and out) - both interior and exterior doors
 Make sure ALL garbage or ALL items that are not part of the unit are removed and properly disposed.
 Vacuum all carpeted areas
 Clean/dust all blinds
 Dust/Wipe down all baseboards
 All garbage must be placed in plastic bags and then in the dumpster or cans, not outside of the dumpster or
cans. All boxes must be broken down before being placed in the dumpster or cans.
 Dumpers and cans must fully close. Otherwise, this is a violation of the city of Chicago ordinances. If the city
fines the Landlord, this cost will be charged to your ledger
 When garbage is excessive, contact SSS to order an extra trash removal. The additional fee will be charged
to the your ledger

THIS LIST IS MEANT AS A GUIDE AND MAY NOT BE ALL-INCLUSIVE. THE UNIT SHOULD BE LEFT IN A
CONDITION WHERE THE NEXT TENANT CAN MOVE RIGHT IN WITH MINIMIMAL ADDITIONAL CLEANING.
THE GOLDEN RULE IS IF IT CAN BE CLEANED, SCRUBBED, MOPPED, VACUUMED, DUSTED, ETC, IT
SHOULD BE DONE.

Once keys are returned, no one is allowed back in the rental unit for any reason.

911 Emergencies:

For all emergencies including burglary, vandalism, fire, criminal activity or


medical, immediately call 911. After reporting the emergency, call our emergency
tel # at 877‐877‐9865.

Emergency Work Orders:

Call 877‐877‐9865, which is our 24/7 hotline. You will speak with a live operator.
Emergency repairs include but are not limited to security or health hazards, heat not
functioning, water flooding or leaking, electrical outlet smoking/ sparking, clogged toilet,
tub or sink (units that have one bathroom only), lock‐outs (See Rider #2 for charges)
and garage/back gate not operating.

Gas Emergencies:

Immediately vacate your home and call Peoples Gas Emergency line at
866‐556‐6002. Then call 911. Last, call our emergency # at 877‐877‐9865.

GENERAL INFORMATION

ANIMALS/PETS: If you decide during the term of your lease that you would like to adopt a pet, please
contact our office via email at leasing@southsidestoriesllc.com for approval. An initial one-time pet
fee of $250 will be applied. Pet rent is $25 per month per pet and updated pet vaccinations and a photo
of the pet will be required if your request for a pet is approved. Aggresive and/or uninsurable breeds of
dogs are not permitted. NO DOGS ARE PERMITTED AT 4840-48 S. INDIANA BUILDING.
PARKING: Commercial and industrial vehicles and equipment are prohibited. Storage is not permitted.
All cars must be operational, contain a current city sticker and current license plates. Proof of vehicle
insurance must be provided to management within 3 business days of a request to provide proof of
insurance. Vehicle repairs in parking area are prohibited.

ALARMS: If you decide during the term of your lease that you would like to add alarm services, please
contact our office via email at leasing@southsidestoriesllc.com. The cost is $37 per month and will
require a lease update to reflect the $37 per month increase in rent. Once the alarm is installed, you will
be responsible for the cost of service unitl your next lease renewal. Service may only be canceled at time
of renewal.

PRE-VACATION PROCEDURES: Please inform our office of any vacation lasting more than a week
and be sure to adjust your thermostat accordingly during winter/summer months.

ADDITIONAL OCCUPANTS: Only the persons listed on your lease are considered occupants. If you
would like to add an additional occupant to your lease, they must undergo a background check if they are
18 or older and will not be financially responsible. If the additional person will be financially responsible,
they will be required to complete a full application and be added to the lease as a tenant. The application
fee is $65 per person.

RENEWAL LEASES: Approximately 60-90 days before your renewal lease expires, you will be contacted
by South Side Stories Property Management with information regarding your options to renew and renewal
terms if applicable.

BICYCLES: No bicycle is allowed on the Premises, building or any common area of the
property, unless there is a specific area designated for same. All exceptions must be requested via email
at leasing@southsidestoriesllc.com.

REFERRALS: Management offers a referral payment for referrals that are approved and sign a lease.
For more information, contact leasing@southsidestoriesllc.com.

LOCK OUTS DURING OFFICE HOURS: If possible, stop by the office if you are locked out during
business hours to retrieve your key. As long as the key is returned the same day within business hours,
there is NO COST!
