Introduction
Today signifies modernism, creation, and
utilization of high technology. Communication,
transportation, and other aspects where high-
tech facilities are applied are the things that
every single person has experienced. Another
thing that must be considered is the construction
of mixed use structures that is intended to be
used for residential, commercial, business, and
recreational services. Manila, Makati,
Muntinlupa, Alabang and other certain parts of
the NCR are evident primarily in modern and
progressive cities.
The idea of proposing a Business and Leisure
Complex entitled ‘Egos Viridis’ will be a town
center conceptualized based on the needs and
demands of a promising municipality like
Tanauan. This development will provide a mix
of commercial, business, recreational,
entertainment, lodging, and other facilities. This
development will serve as another tourist
landmark with the approach of modernism and a
catalyst of economic growth.
In response to the motioned needs, “Egos
Viridis: Engaging with Green and Open Spaces -
A Proposed Tanauan Business and Leisure
Complex" has proposed a goal of creating a
daytime, evening, and weekend activity center
that will be easily identifiable, pedestrian-
oriented, and incorporates a mixed use of
activities.
Background of the Study
Tanauan City is known to be the cradle of noble
heroes namely, Jose P. Laurel and Apolinario
veteran in terms of culture, products, and
customs. The city has 24/7 busy streets where
history of nationalism, determination, and
competitiveness that brought them to the verge
of success and progress.
Tanauan City have different establishments
aside from concrete historical landscapes, the
city is also abundant in agricultural land that
creates self-sufficient city.
Proposing a lively-mixed use places such as
business and leisure complex in Tanauan
Batangas and suburbs is a growing but a
challenging sector of the development market
today as people increase their demand to a better
urban design and a strong sense of place of new
development schemes.
Significance of the Study
This study provides general importance to the
following:
 To the residents of Tanauan, this will
give and provide their everyday needs
without going to other municipalities to
provide their necessities.
 To the public officials and government
officials of Tanauan, this will help them
to attain knowledge about the primary
provisions and longing wants of their
residents.
 To the investors, developers, and stake
holders, this study will benefit them
through emphasizing the beauty of city’s
resources. In consideration with
aesthetics, this study will prevent future
developments on mass destruction. This
means that there will be a collaboration
between architectural and environmental
considerations.

that will be the heart of the community
and that will be distinctive and
beneficial to the users.

center must acquire.
  To provide an environment conducive
and supportive structures such as living,
working, shopping, and entertainment.

revenue through potential investors.
 To utilize urban design to establish
zoning and density requirements
that will assist in defining the business
area.
 To give job opportunities to the
residents of Tanauan City

 To provide a plan through the use of
sustainable development and make the
town more livable.
 To provide high quality streetscapes and
pedestrians.
 To provide structures that will best suit
the site.
 To design establishments such as
commercial centers, accommodation
structures, and recreational structures
that will attract investors to make the
city's economy grow more.
 To make a useful and green design for
low consumption of energy and water by
providing techniques on green
architecture.
 To introduce a new way of producing
architecturally aesthetic structures for
the city to stand out among other
municipalities.

As designers, we think first of designs that
would best aid the needs and demands of people
and its civilization.
We're time travelers in mind, explorers by heart,
and designers by soul. Think of the past, use it
for present. In that way, there will be excellent
and promising future for later generation. All is
one. Everything and everyone belong together in
relationship and in contrast. In design, there
must be hierarchy. It is a chain where everything
connects; buildings, humanity, and nature. We
must think of somewhat like how to connect the
dots; identify, gather, examine, incubate,
retrieve, differentiate, plan, execute, and track.
Conceptual Framework
The concept to be used for this proposal will be
the City's tagline "City of Colors" due to its
festive symbolism. The proposed structures to be
made will be based on that concept. This will
show the residents of Tanauan and other visitors
from different and near municipalities to be
reminded that Tanauan City is a place for happy
people and festive colors, and it will prove that
the city is capable of presenting a livable city
that showcases business prospects to its pristine
land.
Design by Nature. The main concept of this
proposal will be based on nature's geometric
forms. Urbanization is the movement of
population from rural to urban areas. Since the
location of the development is at the UEZ of
Tanauan City, there may be possibilities of
having a larger urban area to the city. The Mayor
and Officials of Tanauan City, has its on-going
project, which is the relocation of the new
Tanauan City Hall at the opposite location of the
proponent's site.

This study focuses on the following:

Source of Funding
The proposed Tanauan City Business
and Leisure Complex is going to be financed by
the Century Properties Corporation. The project
is one of the future proposed projects of the
Government of the City of Tanauan.
Findings and Conclusions
After gathering all necessary data and
information pertaining to the project proposal
entitled, "EGOS VIRIDIS; Engaging with Green
and Open Spaces: A Proposed Tanauan City
Business and Leisure Complex,” through
various researches, interviews, ocular site visits
and observations, the proponent found distinct
elements in relation to the possible top solution
suited for the development.
The proponent finds the project proposal to be
needed by the city and just in time. Based on the
current status that the proponent has gathered, it
is stated that Tanauan City has the opportunity
and potential of being a central complex for
trade, business, and leisure.
The project would be expected to boost
economic trade and exchange brought about by
the growing rate of investments and incoming
tourism demands. Progressive market conditions
will also continue to accelerate directly in ratio
with better business developments. With
surprising areas of improvements, the
environments has said to be always sacrificed
but through applying certain principles and
hazards will be controlled and managed. Some
alternative natural responses will be taken into
its design considerations.
As the proposed business and leisure complex is
pushed through, this will create a big difference
and advancement among the users as well as the
people around the development will surely
benefit to it. This will be the biggest move for
the Batanguenos more especially for the whole
region of CALABARZON as to be projected as
a high-end city center.

Recommendations
For the future developments, it should be
delicate enough to follow the city's vision, from
low minimal details to its smart growth of
developments to match the existing
environment.
Technically, further studies on analyzing
supplementary environmental impacts must also
be focused on. The structure should be equipped
with innovating building and site systems to
meet the goals and objectives of the proposed
subject.
The proponent recommends the proposed project
to be pushed through for this can be the first step
to go on the peak of success and development.
 Tanauan Business and Leisure Complex will be
the first high and globally competitive business
park on the Southern Luzon.
