AFFIDAVIT OF SELF-ADJUDICATION
WITH WAIVER OF RIGHTS

I, BERNARDITA M. TICHEPCO, of legal age, Filipino, widow and a resident of B-1 L-6 Highview
Homes Congressional, Bagumbong, Caloocan City after having been duly sworn to in accordance with
law, depose and state:

1. That I am the only survivng parent of EDGAR M. TICHEPCO (Decease) who died
without any last will and testament on 19 August 2020 in University of Santo Tomas
Hospital located at España, Manila as evidenced by his Death Certificate issued by the
City of Manila hereto attached as Annex “A” and made an integral part of this
Affidavit;

2. That at the time his death, the Deceased had no debts, liabilities or obligations to any
persons, agency or institution;

3. That the property left by the Deceased attached as Annex “B” and made an integral
part of this Affidavit which is described as follows:

A parcel of land more particularly described and bounded as follows:

TRANSFER CERTIFICATE OF TITLE NO. 001-2016002930

A parcel of land (Lot 6, Blk. 1, of the Subd. Plan, PSD-00-

042650, being a portion of Lot 4 (LRC) PCS-26225, L.R.C.
REC. NO. 6563), situated in Brgy. Deparo, Caloocan City,
M.M., island of Luzon. Bounded on the NE., along line 1-2 by
lot 1, (excluded area); on the SE., along line 2-3 by Lot 5, both
of Blk. 1; on the SW., along line 3-4 by road lot 2, and on the
NW., along line 4-1 by Lot 7, Blk. 1, all of the Subd. Plan.
Beginning at a Pt. marked “1”on plan, being N. 41 Deg. 08’W.,
994.09 M. from LM No. 4, Tala Estate, thence; S. 15 deg. 28’E.,
28’W., 5.00 M. to Pt. 4; N. 74 deg. 32’E., 10.00 M. to the pt. of
beginning, containing an area of FIFTY (50) sq. m. more or
less. All pts. Referred to are indicated on the plan and are
marked on the ground by: PS. CYL. CONC. MONS. 15 X 60
cm., bearings grid/true, date of orig. survey,Sept. 1907 (Tala
Estate) and that of the subd. Survey, Feb. 14-16, 1996,
approved on Dec. 11, 1996.

4. That pursuant to Rule 74, Sec. 1 of the Rules of Court, I hereby adjudicate unto
myself the above-described property by means of this Affidavit and hereby files the
same with the Register of Deed of Caloocan City with the request that the said
adjudication be made effective without judicial proceeding as prescribed by the
aforementioned provision of the Rules of Court.

5. By virtue of the foregoing, the heir further deposes and state the following:

WAIVER OF RIGHTS

THAT AFTER ADJUDICATING THE PROPERTY LEFT BY THE

DECEASED I hereby voluntarily waive my rights and interest over the
above-described parcel of land, for an act of love, liberality and generosity;

THAT I freely GIVE, TRANSFER and CONVEY, my rights and interests over
the above- cited parcel of land in favor of my other son, RICARDO M.
TICHEPCO, Filipino and with residence and postal address at 41
Matatag St. Doñ a Isaura Subd. Novaliches, Quezon City;
 THAT the above-named transferee hereby accept and receive this waiver made in his
favour, and he expresses appreciation and gratefulness for the love, kindness and
generosity of the transferor;

THAT the Transferor and Transferee hereby affirm that we have voluntarily executed this
instrument out of our own free will, without force, intimidation or violence from any
person present at the time of execution of this presents, nor anything which somehow may
vitiate our individual consent;

THAT I, the transferor, have no more claim or demand against each other regarding the
said property;

THAT I the transferor, including the transferee herein, are executing this affidavit with full
knowledge of the consequences thereof, and for any legal purpose this affidavit may serve.

Principals further sayeth naught.
