SPECIFICATIONS - SANITARY WORKS

GENERAL
In case where the specifications given below are found wanting the latest I.S. specifications,
shall hold good. Wherever reference has been made to Indian Standard or any other
specifications, the same shall mean to refer to the latest specifications irrespective of any
particular edition of such specifications being mentioned in the specifications below or
Schedule of Quantities.

Workmanship:
The workmanship shall be the best of its kind and shall confirm to the specifications as below
or Indian Standard Specifications in every respect or latest trade practices and shall be subject
to the approval of the Engineers. All materials and/or workmanship, which in the opinion of
the Engineers is defective or unsuitable, shall be removed immediately from the site and shall
be substituted with proper materials and/or workmanship forthwith.

5. Paint:
These shall be of standard manufacture, Shalimar, Asian Paints or equivalent conforming to the
latest Indian Standards for various paints.

6. Water:
Water shall be Municipal water, clean and free from excessive salinity, impurities/ingredients
and other harmful matters, duly tested in an approved laboratory, declared suitable for
construction purposes as approved by the Engineer.

7. Sanitary-wares:
All sanitary wares and fittings shall be best quality, white vitreous China as manufactured by
M/S. E.I.D.Ltd., Hindustan Sanitary ware or equivalents.

8. Toilet Requisites:
(a) Mirrors shall be of 6mm thick plate glass of imported quality free from any defects.
The glass shall be uniformly silver plated by Divecha at the back with a uniform
protective coating of red lead paints.
(b) Towel rails shall be of brass with best quality chromium plated of M/S BILMAT make or
equivalent.

9. Galvanized Iron Pipes and Fittings


All pipes shall be of galvanized iron medium quality. The pipes shall be seamless screwed and
socketed or flanged conforming to IS:1229:1958.

10. C.P. Brass Fittings :


Shall be of brass with best quality chromium plating of PENGUIN or ESSOCO or equivalents
make conforming to IS:781.

11. Full-way valves :


Shall be of gunmetal heavy quality of standard brand or equivalent conforming to IS:778:1957
or ISI standard.

12. Ball Valves :
Shall be of brass with float of copper sheet 0.58 mm. thick for float up to 115 mm. size. The
body of the valve shall withstand pressure of 14 Kg/Sqm. and shall conform to IS:1703:1962.

13. Manhole covers and frames:


Shall be of approved make conforming to IS:1726:1974.

I SANITARY-WARES
1. European Type W.C. Pan or commode & Cistern:
Shall be of white vitreous china first class quality, Hindustan Sanitary ware or equivalents,
double symphonic close `P' or `Strap coupled with cistern with fittings, brackets complete in all
respects. The W.C. pan and cistern shall be free from cracks, crazes, and blisters and shall have
smooth surfaces.

Fixing:
The W.C. pan or commode shall be laid in floor slope towards the pan in a workman like
manner care being taken not to damage the pan in the process of fixing. If damaged in any
way, it shall be replaced at no cost to the Employer. The pan shall be fixed on a proper base of
cement concrete 1:2:4 mix (1 cement: 2 coarse sand: 4 stone ballast 20mm. nominal size)
taking care that cushion is uniform and even without having any hollows between the concrete
base and pan. Joining between the pan and finished floor shall be neatly done and no hair
cracks shall be visible. Joining between the outlet of pan and HCI neat cement yarn, linseed
oil, white trap shall be made with lead and water proofing compound and made leak proof.

Flushing Cistern:
Shall be of white vitreous china first class quality, Hindustan Sanitary ware or equivalents, with
push/pull handle. Cistern shall have mosquito proof cover ball valve with copper float, lever
and siphon complete with necessary unions etc. for inlet outlet and overflow connections.
Cistern shall be fixed on rolled cantilever bracket, which shall be firmly embedded in the wall
by making holes of required sizes. Brackets shall be grouted in holes with cement mortar 1:2
(1 cement: 2 fine sand). The wall used for making holes shall be made good to original
condition.

Flush Pipe:
Cistern shall have 32 mm. dia. outlets for flush pipe connected to W.C. pan. Flush pipe shall be
of chromium plated. Vertical drop of flush pipe shall be embedded in the wall with a long bend
from outlet of cistern. Horizontal piece shall be laid under floor. The chase of embedding shall
be made good with cement concrete 1:2:4 mix. Jointing between C.P. flush pipe and W.C. pan
shall be made with white lead, yerr, and water proofing compound or any other suitable
method. The joint shall be absolutely leak proof.

2. Plastic or Lead Connection


Cistern shall be connected with a lead/plastic. Connection pipe of 450mm. Length with brass
unions at the ends. One end shall be connected to cistern inlet and the other to distribution line
with a stopcock in between for control of flow.

Stop Cock:
Shall be of C.P. brass of "ESSOCO" make or equivalent.

Measurements: shall be by numbers including all accessories mentioned above.

3. Mixing Fittings: shall be C.P. brass with modern head for hot and cold for spray and rim
with diverter.

Angle Valve: shall be of 12.7mm dia. C.P. brass with 12.7mm. dia. C.P.copper supply pipe of
304.8mm.length with nuts and washers. The connection between angle valve and supply line
laid in chase shall be made in a manner so that the union is flush with finished face of the wall
and no threaded portion of the angle valve or supply line is visible.

4. Urinals: shall be white vitreous china 1st class


Quality, Hindustan Sanitary ware or equivalents.. The urinal basins shall be free from cracks,
crazes, blisters and directed by the Engineer.

Waste / urinal: shall be 31.75mm dia C.P. brass heavy type, with solid rubber plug and ball
chain.

Bottle Trap: shall be 39mm cast C.P. brass heavy type with wall discharge pipe of required
length with flange. Discharge pipe shall be connected to G.I. waste pipe in chase in a manner
so that the flange is flush with finished face of wall.

5. Wash Basins: shall be white vitreous china 1st class quality, Hindustan Sanitary ware or
equivalents. The washbasins shall be free from cracks, crazes, blisters and directed by the
Engineer

Angle Valve: shall be 12.7mm. C.P. brass with inlet connection of required length with unions
and C.P. brass cap.

Bottle Trap: shall be 39mm cast C.P. brass heavy type with wall discharge pipe of required
length with flange. Discharge pipe shall be connected to G.I. waste pipe in chase in a manner
so that the flange is flush with finished face of wall.

Waste / washbasin: shall be 38mm dia C.P. brass dome type waste.

Pillar Cock: shall be 12.7mm dia C.P. brass with 12.7mm dia C.P. copper supply pipe of
609.6mm length and C.P. brass cap or with modern head.

Brackets: shall be cast iron concealed brackets of approved design fixed to wall with screws
and painted white with enamel.

Fixing: Brackets shall be embedded in wall with cement mortar 1:3 or as directed by the
Engineer. The payment is included in the main item for which the bracket is fixed.

Painting: The brackets shall be painted with 2 coats of white synthetic enamel paint of
approved manufacture over and including a priming coat of red lead.

Measurements: shall be per wash Basin for different ranges as specified in the schedule of
quantities including all accessories required.

Rates shall include the cost of all materials and labours involved in all the operations described
above.

6. Kitchen Sink: shall be of white vitreous china 1st class quality, Hindustan Sanitary ware or
equivalents.

Fixing:
The sink shall be laid in wall in a workman like manner care being taken not to damage the
sink in the process of fixing. If damaged in any way, it shall be replaced at no cost to the
Employer. The sink shall be fixed on a proper base of cement concrete 1:2:4 mix (1 cement: 2
coarse sand: 4 stone ballast 20mm. nominal size) taking care that cushion is uniform and even
without having any hollows between the concrete base and sink. Joining between the sink and
wall shall be neatly done and no hair cracks shall be visible. Joining between the outlets of sink
shall be made leak proof.

Waste: shall be 40mm dia C.P. brass with solid rubber plug and C.P. brass ball chain.

Mixing Fittings: shall be same as for item no. 3


Under SANITARY-WARES.

Angle Valve: shall be same as for item no. 5.

Measurement: shall be by numbers.

Rate: shall include cost of labor and all materials involved in all the operations described
above.

II. Toilet Requisites:

1. Mirror: shall be 1/4" thick plate glass of imported quality. These shall be free from
bubbles, ripples or any other defects. The glass shall be uniformly silver plated at the back by
`DIVECHA' Silvering shall have an uniform protective coating of red lead paint. The mirror
shall be of "Golden fish" make.

Backing: The mirror shall have hard board ground of 6mm thickness, projecting around
conforming to the size of wooden frame.

Fixing: The mirror and its backing shall be fixed on wall face with wooden cleats, with C.P.
brass screws and washers. The frame shall be French spirit polished.

Measurement: shall be by numbers.

Rate: shall include cost of labor and all materials involved in all the operations described
above.

2. Towel Rail: shall be of C.P. brass of `BILMAT' make catalogue No. R-11.

Fixing: Brackets shall be fixed to wall by means of C.P. brass screws to wooden plugs or crawl
plugs or dash fasteners firmly embedded in the wall or as directed by the Engineer.

Measurement: shall be by numbers.

3. Hooks: shall be C.P. brass of `BILMAT' making catalogue No. H-32.

Fixings: shall be same as for item No. 2

4. Toilet Paper Holders: shall be white vitreous china, Hindustan Sanitary ware or
equivalents. These shall be of 1st quality, free from cracks and crazes etc.

Fixing: These shall be fitted in recess in masonry on 80mm thick cushion of cement concrete
1:2:4 and jointing to the masonry with white cement or with approved materials to match with
dado work.

Measurement: shall be by numbers.

Rate: shall include cost of labor and all materials involved in all the operations described
above.

5. Soap Dish: shall be of white vitreous china, Hindustan Sanitary ware or equivalents.

Fixing: shall be same as for item no. 4.

Measurement: shall be by numbers.

Rate: shall include cost of labor and all materials involved in all the operations described
above.

6. Tooth Brush Holders: shall be of C.P. brass of `BILMAT' make code No. T-71.

Fixing: shall be same as for item no. 2.

Measurement: shall be by numbers.

Rate: shall include cost of labor and all materials involved in all the operations described
above.

III HDP PIPES AND FITTINGS FOR SEWERAGE & DRAINAGE


All soil, waste, vent and rain water pipes shall be of HDP (High Density Polyethylene) made
from Hostalin GM 5010 T2.
The pipes shall be of Series - II type which can safely withstand a pressure of 4 kg/sq.cm. The
pipes shall be manufactured as per IS:4984:1972 and the wall thickness should confirm with
the above standard.
All pipes shall have uniform wall thickness throughout the length and shall have very smooth
surface free from any blisters or cracks.

1. Fitting: All fittings shall be made from the above specified pipe of Series III type (6
kg/sq.cm) at the site by cutting the pipes and butt welding them at specified temperature to
give a smooth and very small rimed joints and shall be tested to withstand a pressure of 6
kg/sq.cm safely. The clean out caps shall be ready made fitting confirming to the above
standard having male threads. The caps shall be tightly fixed to the clean-out pipe and shall
be watertight.

Joining: All pipe joints shall be butt-welded by means of a heating plate preferably electrical.
The temperature of the plate shall be tested, before welding by using thermo chrome crayons.
The joints shall have very small, uniforms rims. The heating plate shall be covered with Teflon
Gover to avoid pipe material sticking to the plate and thus spoiling successive joints.

Fixing: Pipes and fittings shall be fixed to walls or in recesses of RCC columns as shown in
drawings by using proper holder bat clamps or special designed clamps. The pipes shall be
fixed perfectly vertical or in a line as directed. Pipes suspended from roof slabs shall be
supported with special designed clamps made out of 6mm thick M.S. flats or angles of suitable
size. Suspenders made out of 10mm rounds shall have made threads at one end to fit into
inserts with female threads embedded in the slab or RCC work at the time of casting. All
branch connections to the main lines/stacks shall be made with easy sweep in the direction of
flow.
In the case of bends in the bottom most pipes of vertical stacks, these shall be long radius of
1350.
Inserts, suspenders and clamps shall be of the suitable sizes required for supporting the pipes
and fittings.

Testing and Water Test: Before the appliances are connected, all openings of pipes shall be
sealed with plugs. Water test in small sections of pipes shall be carried out, to a static head of
45 meters.

Hydraulic performance: After installation of all the appliances, discharge test shall be made,
singly or/and collectively. Obstruction in any of the pipes lines shall be traced and the whole
system examined for proper hydraulic performance, including the retention of an adequate
water seal in each trap.
Any defects revealed by the tests shall be made good and the tests repeated until a satisfactory
result is obtained.

2. Floor Traps: All floor traps shall be made of fine quality aluminum with automatic
siphoning system with removable cap for periodical cleaning.

The trap shall be placed in position and encased all- round with 150mm thick cement concrete
(1:2:4) and finished well.

IV. WATER SUPPLY

1. CPVC PIPES: The pipes shall be Chlorinated Poly Vinyl Pipe of SDR 11 CTS of 22.5

kg/cm2 pressure.The pipes and sockets shall be cleanly finished, well joined in and out and free
from cracks, surface flaws, laminations, and other defects.

Cutting, Laying and Joining of Pipes & Fittings: Where pipes have to be cut, ends shall be
carefully filled out so that no obstruction to bore is offered. The pipes shall be cleaned and
cleared of all foreign matter before being laid. All pipes and fittings shall be properly jointed to
make the joints completely watertight and all pipes kept free of dust and dirt during fixing. Burr
shall be removed from the joints, after screwing. Pipes passing through wall or floor shall be
provided with M.S. tube slaves when directed by the Engineer to do so.

All pipes and fittings shall be fixed truly vertical and horizontal unless unavoidable. The pipes
shall be fixed to walls or RCC columns with standard pattern holder bat clamps or special
clamps made to purpose of required shape and size so as to fit tightly on the pipes when
tightened with screwed bolts.

All pipes shall be provided with unions at the location fixing valves, pumps or any other fixed
equipment.

Testing: After laying and joining the pipes and fittings shall be tested for pressure and flow as
approved by engineer. Any joint found leaking shall be redone and all leaking pipes removed
and replaced without extra cost. The pipes shall be slowly and carefully charged with water so
that all air is expelled from the lines. The draw off-takes and stopcocks shall then be plugged
and hydraulic pressure of 6 kg/sq.cm shall be applied gradually. Pressure gauge shall be
accurate and recalibrated before the test. The test pump having been stopped, the test pressure
shall maintain itself without measurable lose for at least half an hour.

Cleaning and Disinfection of Supply System: All water lines shall be thoroughly and
efficiently disinfected before being taken into use and also after every major repair. The
method of disinfection shall be subject to the approval of the Engineer.

Measurements: The actually laid pipelines and fittings shall be measured correct to cm. and
paid per running meter.

Rate: shall include cost of labor and materials involved in the above operations and as
described in the Schedule of Quantities.

2. Non-Return Valves and Full-way Valves: shall be heavy quality of Leader/Audco


make manufactured by Larsen & Turbo.

Measurements: shall be by numbers.

Rate: shall include cost of supplying and labor for fixing in position.

Mating Water Connection: A pit of suitable dimension shall be dug at the point where the
connection is to be made with Municipal main and earth removed up to 150mm below the
main. The flow of water in main shall be stopped by operating the nearest sluice valve on the
main. The main shall be drilled and tapped at 450 to the vertical and the ferrule of required size
shall be screwed in. The ferrule shall be fitted in a manner so that no portion of protection of
the shank shall be left projecting within the main into which it is fitted. Ferrule shall be of non-
ferrous materials with a C.I. bell mouth cover and shall be of nominal bore as required. The

ferrule shall be fitted with a screw and plug, on valve capable of completely shutting off the
water supply to the communication pipe. Water, if any, collected in the pit shall be bailed out.

Measurements: shall be by numbers.

Rate: shall include cost of all materials and labor involved in the operations described above.

Jointing: Stone-ware pipes shall be jointed with tested gasket of hemp yarn soaked in thick
cement slurry placed round the spigot of each pipe and then skipped into the socket of the pipes
previously laid. The pipes shall then be adjusted and fixed in the correct position and the
gasket caulked tightly home so as no to fill more than quarter of the total depth of the socket.

Manholes: shall be of specified size and comprise of the following specifications:

Excavation: Manhole shall be excavated true to dimensions and levels shown on the plan or as
directed by the Engineer. Excavation shall be done minimum 30 cm below natural ground in
filled up soil.

Brick Work: the brickwork shall be with local best quality brick in cement mortar 1:6 Brick
masonry round the pipes shall be in cement mortar 1:4. The joint shall be made thoroughly
lead-proof.

Bed Concrete: The manhole shall be built on a bed of 100mm thick cement concrete 1:2:4
mix.

RCC Work Slabs: shall be in cement concrete 1:2:4 mix. with steel reinforcement as per
details.

Foot Rests: shall be of M.S. square rod 22mm painted with coal tar. These shall be embedded
in masonry in cement mortar at least 230mm while the brickwork is in progress. These shall be
fixed 300mm apart vertically and staggered laterally and shall project 100mm from the wall.

Plaster: Inside and outside of walls shall be plastered with 12mm thick cement plaster 1:2. In
wet ground, outside plaster shall be waterproofed with addition of any other equivalent and
approved waterproofing compound. The waterproof plastering shall be done 300mm above
wet ground.

Manhole Covers: shall be of tough homogeneous cast iron of heavy or medium duty as
specified in the schedule of quantities. All manhole covers shall be double seal and invariably
bear the word "SEWER" on the top.

The frame of manhole cover shall be embedded firmly in the RCC slab. All exposed surfaces
of the frames and covers shall be painted with coal tar.

Rain Water Funnels: shall be made of mild-steel and shall be fixed on the roof slab flush with
the surface with 150mm pipe length of the funnel for hot bitumen jointing with HDP rain water
pipes.

V PVC PIPES
a) Pipes shall be of color specified by the Engineer. Fitting for PVC pipes shall include

coupling tees, bends, elbows, unions, reducers, nipples and plugs. Outlets of suitable diameter
for connection to the appliance shall be provided. PVC pipes shall be jointed with PVC
cement as recommended by manufacturers. Fixing of PVC pipes shall be done in the best
workmanship. No joints shall be covered until these are checked and tested by the Engineer.
Inlet and Outlet levels of the soil pipe, waste pipe line shall be strictly followed (Peg marking
to be approved). The Engineer shall be reject any and all works found to be not up to the
standards required and request replacement of workman if found necessary.

b) Construction
The rain water pipes shall be fixed to the stand sufficiently, well, so that no water leaks from the pipes.
A rain water head, funnel-shaped, shall be fixed in such a way as to prevent any leakage through the
slabs and walls. The bottom end or shoe of the pipes shall be fixed in such a way as to prevent the rain
water from splashing on the walls during discharge. The joints of the pipe shall be jointed with rubber
gasket where necessary, as per instructions of the Site Engineer. The pipes shall be painted with one
coat of red lead followed by one coat of aluminum paint before fixing in position.

Measurement
The measurement shall be taken in running meter for the finished work in fixed position. The rate shall
include all materials and labour, all complete.

PREAMBLES TO SCHEDULE OF QUANTITIES


These preambles apply to all the sections of the Schedule of Quantities and tendered rates shall
take into account all these provisions in addition to various provisions in other parts of the
tender documents:

1. The quantities given in this Schedule of Quantities are approx. and are liable to wide
variations. Such variations in Quantities shall not, however, vitiate the contract in any way
whatsoever and the contractor shall be paid for the actual measured quantities of work executed
by him/them at the rates given in the Schedule of Quantities.

2. Rates quoted shall include all the operations, materials, etc. mentioned in the
specifications of respective item of work, Schedule of Quantities, these preambles, and required
to complete the job.

3. Rates quoted shall include all labors, materials, tools, plants equipments, hoists, tackles,
scaffolding and other sundries etc. for workman for completion of work.

4. Rates quoted shall be for all the heights and depths unless otherwise specified in the
Schedule of Quantities.

5. Rates quoted shall include royalty, monopoly charges, and any other taxes levied by the
Government or local bodies except where stated otherwise in this Contract.

6. The works "as described" "as specified", "as shown", "as directed" or "as approved"
shall mean as described in the specifications, as shown on the drawings as directed or as
approved by the Engineer / Employer.

7. The following notations will mean as below appearing in the Schedule of Quantities
and specifications:

8. For the general guidance of the contractors, preliminary drawings will be shown in the
Engineer's Office. The detailed working drawings shall be issued from time to time during the
execution of the work so as to suit the time and progress chart prepared initially and/or
modified subsequently to suit the requirements of the Employer/Engineer. The execution
drawings may have to be revised from time to time to suit the requirements of the employer.
Such changes will not entitle the contractor to any extra payment, claim, or compensation other
than executed and measured work, whether during the contracted period or during the extended
period of completion.

9. The rates quoted for various items of work shall include working in all conditions
including in/under water, liquid mud, foul conditions etc. and shall also include bailing or
pumping out water from the foundations, basements or any other place of construction
collected from rains, or any other source whatsoever, at any time, till the completion of work
including all suspension period and delays whatsoever.

10. The rates quoted, unless otherwise specified, shall include works in all shapes, straight,
inclines or curved and all sizes as shown or as required.

11. The rates quoted in the schedule of quantities are to be full and inclusive of works
described in the schedule of quantities specifications and other documents including all cost
and expenses which may be required for the execution of the work described together with
other associated items such as general risks, liabilities and obligations, construction of
temporary stores, buildings, fencing, watching lighting insurance, labor regulations, indemnity
maintenance and the like set forth or implied in the tender documents.

12. Upon completion of the whole work, the contractor shall furnish to the Engineer at his
own cost, in triplicate along with original tracings copies of:

a) Completion of site plan at approved scale showing final position of buildings roads,
services, such as sewer lines, storms, water drains, water supply lines etc. as actually executed
showing distances invert and formation levels of the lines etc.

b) Completion of floor plans showing layout of pipes line sanitary wares, boilers etc.

13. The Contractor shall submit to the Engineer for their approval, samples and shop
drawings as required in the specifications or by the Engineer. The approval of these shop
drawings and samples will be general and will not absolve the contractor of the responsibility
of the correctness of the samples and shop drawings. At least 6 copies of the approved shop
drawings shall be supplied by the contractor at his own cost to the Engineer for distribution to
various agencies at site.

14. The contractor must see the site conditions and take all the aforesaid factors while
quoting the rates, as no extra will be allowed on any ground arising out of or relating to the
aforesaid factors.

15. In case where C.P. brass fittings are supplied by the Employer, free of cost, the
contractor shall include in his rates for taking delivery, storage and safe custody till the fittings
are installed at site, and handed over to the Employer. The contractor shall give a detailed
account of materials received, actually installed and the balance, if any.

16. The contractor shall appoint full time qualified Sanitary Engineer at site whose
credentials shall be approved by the Engineer.
