Month to Month Lease Agreement

This Room Rental Agreement is being made between {homeownerName} ("Homeowner") and
{renterName} (“Renter”). It is a legally binding agreement that sets forth the rights and obligations of the
Parties and is intended to promote household harmony.

TERMS

This Room Rental Agreement is on a month-to-month basis beginning on {startDate}. 

Either Party may terminate this Agreement with 30 days written notice personally delivered to the other
Party. The homeowner may terminate this Agreement with seven (7) days written notice (and a seven-day
period to cure) if the Renter is in default under this Room Rental Agreement.

Monthly rent to be paid by Renter to Homeowner is {rent9} per month, due on or before the 1st day of
each calendar month during the term of this Room Rental Agreement. In addition, Renter will pay the
Homeowner a security deposit of {securityDeposit10} as security for any damages to the House caused
by Renter. The Security Deposit will be returned to Renter within 10 days of termination of this Room
Rental Agreement, less any deductions for damages, with an accompanying itemized statement
explaining any deductions.

HOUSEHOLD RULES

Bedroom assignment: The assignment is determined by the authorized and can be reconsidered if there is
a con ict between roommates.
Waterbed: Roommates will make a decision for who will use the waterbed and when.
Kitchen use: Always wash your dishes soon after your breakfast/lunch/dinner.
Cleaning duties: Make a monthly plan that includes who is responsible for the cleaning of speci c rooms.
Appliance use (washer, drying, etc.): You can use appliances during the day if it is not a study/quiet hour.
Common area use: Do not shout in the common area and do not replace the stuff.
Telephone/internet use: Do not call that takes more than half an hour and do not use VPN.
Study/quiet hours: Do not talk or whisper during the study and quiet hours. If you want to work as a group,
ask permission to others in the room.

UTILITIES

Renter will be responsible for payment of the following percentages of monthly utility bills:

Gas/Electricity – [%50]

This Room Rental Agreement constitutes the entire agreement between the Parties and cannot be changed
unless both agree in writing to do so. There are not any understandings or representations that contradict
