DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF CONDITIONAL SALE made and entered into this

___________________ at Davao City, by and between:

I, CHRIS GEORGE CURA PALES, of legal age, Filipino and resident of 119
Second Avenue, Margarita Village, Bajada, Davao City, Philippines, hereinafter
referred to as the “VENDOR”.

-and-

Spouses _____________________ and __________________________ likewise,

both of legal age, Filipinos and residents of ____________________________,
Philippines, hereinafter known and referred to as “VENDEES”.

WITNESSETH:

That the VENDOR is the registered owner of a CONDO UNIT covered by

Condominium Certificate Title No. _______________ located at Third floor level
(Unit-303) – A Residential type condominium unit at Trentino Building of
Palmetto Place, situated in Barangay Maa, City of Davao, containing an area of
THIRTY SIX (36) SQUARE METERS, and a balcony area of SEVEN POINT TWENTY (7.20)
SQUARE METERS, more or less issued by the Office of the Register of Deeds for
the Province of Davao City;

That the VENDOR sells the above-described CONDO UNIT to the VENDEEs in
the amount of TWO MILLION ONE HUNDRED THOUSAND PESOS (P2,100,000.00),
Philippine Currency and the payment for the said condo unit shall be made in
the following manner:

1. That upon the execution of this Deed of Conditional Sale, the VENDEES
shall pay the amount of ONE MILLION PESOS (P1,000,000.00), to the
VENDOR as partial payment of the purchase price of the condo unit;

2. That upon the release of the mortgage and release of the certificate
of ownership from the Union Bank the buyer shall pay the remaining
balance in the amount of ONE MILLION ONE HUNDRED THOUSAND PESOS
(P1,100,000.00);

3. The VENDOR likewise shall execute the Deed of Absolute Sale in favor
of the VENDEES upon the receipt of the remaining balance, and

4. That the expenses for capital gains tax, documentary stamps, property
taxes, registration fees and other incidental expenses shall be
shouldered by the VENDEES.
