Maintenance & Development Visit November 06, 2020 – Roots Millennium School

Greenwich Campus G-13


Debriefing Notes
Introduction:
RMS Maintenance team accompanied by Resident Engineer conducted campus visit of
the G-13 Greenwich Campus on 6th November, 2020. The team comprised of Resident
Engineer M. Ammad Hassan, Maintenance team in-charge Mr. Irshad and rest of the
maintenance team including an electrician, a plumber and an AC mechanic. The team
met the campus manager Mr. Arsalan Arshad as well as the campus supervisor to
inspect and discuss issues.
Objective of the Visit:
The objective of the visit was to provide facilitation and support to the campus staff to
maintain the campus operations as well as provide assistance and guidance regarding
major and minor civil works, to listen to and inspect the issues highlighted by campus
staff first and then inspect the building ourselves to identify the issues that need our
utmost and urgent attention so that we can improve the campus experience for the
students and staff.
Observations, Remedies and Recommendations:
The issues observed on campus site by the team and their recommendations are as
follows:

1. Cracks in-front of the building (near entrance) at ground level. The horizontal
crack is pretty wide at the moment and needs our urgent attention as it may affect the
integrity of the building.
Cause: - The cause of the cracks at the moment seems to be the expanding soil around
the area.
Affect: - The crack will keep expanding and cause harm to the building’s integrity. It will
cause seepage in the building’s basement floor. In the worst-case scenario, the cracks
will increase diagonally as well and may cause the portion of the wall/building to
collapse.
Remedy: - Further investigation is required of the area to check if the inner side of the
wall is plumb at the moment or not and to get a better perspective of the situation.

2. Cracks in the front tilling wall. The horizontal crack runs throughout the wall. Since,
the wall is at the front and has all the front tilling on it, it is not very aesthetically pleasing
to look at and since the crack runs throughout the wall, it may cause damage in the long
run if not dealt will on time.
Remedy: - A Mason needs to be hired to scrap the affected cracked area and make
inclined groves and refill and grout the cracked area with a strong cement sand mix.

3. Floor of the Grade-4 classroom on 1st floor of the building has been completely
damaged. According to the campus staff, the damage was caused right after the
resumption of classes and it was caused by an explosion which was due to
accumulation of gas (trapped under the tiles). The class is very poorly ventilated and
has no direct sunlight and if locked for a long period of time, the reasoning seems
plausible in that case. The floor of the entire class needs to dismantled and replaced
completely. A rough estimate has been made and attached below as well as a pictorial
profile in the annex.

Note: This is a rough estimate obtained by getting rates from vendor, the actual rate may differ
due to on site tile quality and brand.

Damage to the tiles and cracking of tiles is caused when tiles are fixed directly on the
concrete floor without applying an isolating layer between the surfaces of the tile and
the floor. Concrete being
4. Cracks on the roof slab of Grade-4 classroom. According to the campus staff, the
supposed explosion in the Grade-4 tiling has also caused cracks to appear on the roof
slab of the classroom. Although the cracks appear to be very minor, the situation needs
to be kept in check and the cracks should be monitored on the next visit to check if the
widen over time or not.
5. Front ground settlement issue. In the front of the building on the right side,
ground/floor is settling done below the original ground/floor level and has caused a gap
to appear between the ground and the building. During rain or any other water related
activity in the area, the water will flow through the gap and reach the basement and
foundation level and cause damage. The issue seems to be due to the underlying soil
being damaged probably due to water damage, caused by a faulty/leaking pipe
underground or nearby vegetation or improper prior compaction.
