Phase 7 Bahria Town


Rehabilitation Plan
1. Introduction:
A visit of The Millennium Universal College (TMUC) Phase 7, Bahria Town on 17 th
November, 2020 was conducted for the purpose of inspection and rehabilitation of
ground floor Staff Washrooms by Resident Engineer M. Ammad Hassan in the
presence of Senior Engineer Saeed Iqbal and Qasim. The team also met the campus
manager and campus supervisor and inspected other sections of the campus that
needed attention.
2. Objective of the Visit:
The objective of the visit was to assess the damage to the washroom walls, tiles and
ceiling etc., inspect the foundation system laid by the Landlord and make a
comprehensive rehabilitation plan for the two washrooms.
3. Background and Reason for the damage:
The structure and tiles of the staff washroom starting showing signs of cracking a year
ago, gradually the cracks kept increasing, resulting in 1-2inch wide external cracks and
damaging the inside wall tiles. The reason for the cracking was most definitely due to
the old damaged piping system in the washrooms and in the foundation of the affected
area. The resulting water damaged to the foundation cause the section of the building to
settle down causing the resulting damage and cracks. The damaged pipe was identified
by the Landlord’s team by using a pressure test. The whole piping of the washroom was
replaced with a PVC pipe system and a new foundation was laid in the area, the
foundation consists of 4 deep beams throughout the length of both washrooms and
concrete was poured around the beams.
According to the campus manager and supervisor, the Landlord has asked them as he
has borne the huge cost of foundation relaying, they (TMUC) have to bear the cost of
fixing the walls and washroom re-tiling.
4. Rehabilitation plan and further observations:
Since, it has been more than a year since the cracks started to appear and according to
the campus manager and supervisor, it’s been almost a year since the re-concreting of
the staff washroom floor/foundation had been done, there is minimal chance of the
cracks expanding further.
The new concrete foundation has been inspected and the depth and dimensions have
been found adequate to bear the superstructure load. And since the walls are non-load
bearing there is no need for them to be completely demolished and reconstructed.
4.1 Crack Repair: Following are the techniques that should be used for the crack repair
and washroom rehabilitation:
 Remove all the loose materials from the crack.
 Remove and scrap plaster up to 12-15 inches on both side of the cracks.
 For the big middle cracks of width greater than 2-3 inches extra care is required a
specialized method of crack stitching is required. In the crack stitching process, a
horizontal cutting of up to 3 inches deep and wide enough for a #3 reinforcement
bar placement is made by racking out the horizontal line of mortar 12-15 inches
on both sides of the crack. A strong grout is prepared and an initial layer is laid
inside the horizontal grove, a specialized helical bar if available (If not then a #3
reinforcement bar) is placed in the grove and rest of is filled with the grout as
well. This method will be applied for all cracks wider than 2-3 inches. The method
can be further understood by the attached pictures below.

Crack Stitching
 For the rest of the cracks, the conventional grouting and filling with a strong CSM
mortar will be used.
 After filling of all the cracks has been done, to prevent future cracking fix a weld
wire mesh of galvanized steel wire on both side of the wall and stretched and
fixed with nails.
 Finally, apply the first layer of cement plaster of CM 1:2 in 15 mm thickness and
second layer of cement plaster 20 mm thick in CM 1:3 in double coat plaster
which should be matched with the existing surface.
4.2 Rehabilitation of Washroom (Retiling and Ceiling):
 The damaged tiles on and near the periphery of the cracks should be removed
and scrapped.
 Clean the surface after the crack fixing operation had been completed.
 Apply waterproofing chemical and fix new tiles (matching color as old tiles).
 The damaged ceiling can’t be fixed with filling and refixing but needs to be
completely removed and replaced preferably with 2x2 Aluminum drop ceiling tiles
fixed with steel stripes or with a gypsum board ceiling.
 The damaged wooden washroom door beading needs to be replaced.

5. The Way Forward:


The whole rehabilitation job can be completed in 10 days (Giving the crack filling proper
settling time). The campus manager has to provide 2 quotations from different vendors
for the whole above-mentioned job and the DASO Engineering team will also obtain
quotations for the job and finally start the rehabilitation process pending approval from
management team.
