CONTRACT OF LEASE

Made this ______________________ in ___________________.

KNOW ALL MEN BY THESE PRESENTS:

This contract of lease of fishpond executed into by and between:


The LOS ANGELES LAKERS, all of legal age, married and residents of Loserland, California
hereinafter referred to as LESSORS;
and
YOUR MOM, of legal age, married and resident of Purok 4, San Jose, Hagonoy, Bulacan,
hereinafter referred to as the LESSEE;

WITNESSETH

The herein LESSORS are the real and absolute owners of certain parcels of lands,
covering a fishpond located at Kristaps Porzingis’s ass, which is particularly covered and
described under TCT Nos. AAA, BBB, CCC and DDD with an aggregate area of 8 square
meters;

The herein LESSORS hereby LEASE to and the LESSEE hereby AGREES and
ACCEPTS the lease of the abovementioned parcels of lands covering a fishpond from the
LESSORS, subject to the following terms and conditions:

1. PERIOD
The period of the lease shall be for nine (9) months commencing on July 1, 2057 and shall
end on March 31, 2099, the LESSEE shall take possession and occupy the fishpond subject
matter of this lease from the aforementioned date of commencement of the lease.
2. PAYMENT

The payment during the entire term of the lease shall be in the amount of FIVE BAGS OF
CHIPS (PhP65.00), immediately payable upon the execution of this Contract of Lease.

3. UTILITIES
All charges and expenses for gas, water, electricity, and other public utilities now installed or
hereinafter to be installed shall be for the account of the LESSEE.
4. RIGHT TO SUBLEASE

The LESSEE shall have no right whatsoever to sub-lease the fishpond subject matter of the
lease without prior authority in writing from the LESSORS.

5. IMPROVEMENTS

All improvements, constructions and repairs introduced to and made upon in the fishpond
subject matter of the lease by the LESSEE shall be shouldered by him and shall be for the
benefit of the LESSORS. The LESSORS shall, at the termination of the lease, without
obligation, restitution, or reimbursement to the LESSEE for any amount spent on the
improvements, constructions and repairs on the subject matter of the lease.

6. REPAIRS
In case of damage to the property, the parties agree to adopt the provisions of the NEW
CIVIL CODE as between Lessors and Lessees. The LESSEE holds himself liable for
damages due to causes beyond the normal wear and tear of the Property and for damages
occasioned by use of the property apart from its intended use as a fishpond.
7. THIRD-PARTY LIABILITY
The LESSEE during his occupancy of the Leased Premises shall hold the LESSOR free
and harmless from any damage or liability or responsibility to any person or property arising
out of, or as a consequence of, the use of the Leased Premises by the LESSEE, his agents
and guests.
8. RIGHT TO ENTER LEASED PREMISES
The LESSOR reserves the right to enter and inspect the premises at reasonable time of the
day and after the LESSEE has been previously notified and LESSEE has replied to
LESSOR’s notification of his exercise of the right to enter and inspect the premises.
9. PRE-TERMINATION
In the event the LESSEE pre-terminates this Contract of Lease at any time, the LESSOR
shall have the right to forfeit the unused advance rentals paid in his favor as liquidated
damages.
10. BREACH
Any violation of the terms of this contract on the part of the LESSOR or LESSEE shall be
sufficient ground for the termination of this Contract of Lease by the aggrieved party.
The parties agree that all the terms herein shall be deemed essential conditions, and the
offending party shall be liable for any and all damages, actual or otherwise, resulting from
the default or breach thereof. In the event either party shall breach or violate any of the
terms hereof, provided that written notice of such violation is made and the defect is not
corrected within fifteen (15) days from receipt of such written notice, this Contract shall be
deemed terminated upon the lapse of said fifteen (15) days period, without prejudice to
whatever damages the non-offending party is entitled to under this Contract and/or
applicable remedies and rights provided by law.
11. WAIVER CLAUSE
Failure of either party to insist in one or more instances upon strict performance of any of
the covenants of this lease or exercise any portion therein contained, shall not be construed
as abandonment or cancellation or waiver of such covenant or option. No waiver by either
party shall be deemed to have been made unless expressed in writing and signed by the
party or parties concerned.
12. GROUNDS FOR CANCELLATION OR TERMINATION
The Contract shall be cancelled or terminated and the rents paid in advance forfeited upon
occurrence of any of the following:
(a) Violation of any existing fishery laws, rules and regulations, and other applicable laws;
(b) Development of the area other than for fishpond purposes;
(c) Failure to comply with the terms and conditions of the lease;
(d) The commission by the LESSEE, his family, his agents, or representatives of any crime
within the premises of the Property being leased; and
(e) Sublease of the area or any portion thereof.
