2raro2s Detaled Steps for CM's Reviewing Design Orawings (Part 2 ~ Schematic Design Phase) -Fluis Contract Managers Blog Detailed Steps for CM’s Reviewing Design Drawings (Part 2 — Schematic Design Phase) February 7, 2014 The following is part two of a four part post that identifies the stages of documentation reviews that a Construction Manager goes through while the plans for a project are being developed. It includes practical checklists for readers to refer back to. Part one is the introduction, part two explains the ‘Schematic Design Phase, part three explains the Design Development Phase, Part four outlines the Constructability Review Phase. ‘The Schematic Design Stage Signoff Checklist Here are some basic items that the construction managers should be looking for: Basic Document Checking and Discipline Coordination 1L Review the Architectural drawings and ensure there is coordination with the other disciplines. Keep an eye out for layout changes that may not have been updated by one or more of the sub-designers. 2. Ensure there is a plan in place for picking up all of the items identified in the Programmatic stage. 3, You should have a rough outline of the project specifications available for review. All disciplines should have contributed by now. 4, Agrid system should be established, so that all of the A/E teams layouts all align properly. 5, Ahorizontal and vertical measurement control system needs to have been established, locking in the project control datum point, especially if you are modeling the project. Architectural 1L Scaled floor plans showing overall dimensions, identifying major areas and their relationship. Preliminary building exterior elevations and sections in sufficient detail to demonstrate design concept indicating location and size of fenestration. 3. Identify proposed roof system, deck, insulation system and drainage techniques. 4, Identify minimum finish requirements, including ceilings, floors, walls, doors, windows, and types of hardware. 5. Identity code requirements, include occupancy classifications) and type of construction. ‘Structural 1. Layout structural systems with dimensions and floor elevations. Identify structural systems (including pre- cast, structural stee! with composite deck, structural steel bar joists); with preliminary sizing identified. 2. Watch out for multiple construction types mixed together on the same project. Temperature control zoning. 4, Provide design criteria to include the intent base of design for the projects. 5, Evaluate and confirm the load requirements of all equipment and systems, the impact of those on existing facilities, and the requirements to increase these loads to accommodate the increase. Electrical 1 Calculate overall approximate electrical loads 2. Identify proposed electrical system for service, power, lighting, low voltage and communication loads, including proposed or planned additional buildings or other facilities on the project site. 3, Show systems on the drawings as follows: 1 Single line drawing(s) showing major distribution system, 2 Loe: centers, main panels and switch gear. 4, Provide design criteria to include the intent base of design for all the projects. 5. Identify the surface improvements including roadways, walkways, parking, preliminary finish grades and drainage. 3. Coordinate finish floor elevations with architectural site plan. Landscape 1 Develop and coordinate landscape design concepts entailing analysis of existing conduits, proposed ‘components and how the occupants will use the facility. Include the location and description of planting, round improvements and visual barriers. Specifications 1L Prepare outline specifications including sub-disciplines identifying the main materials to be used and their criteria and quality standards. steee Construction Cost Budget 1L Provide a schematic estimate that consists of unit cost applied to the major items and quantities of work. The unit cost shall reflect the complete direct current cost of the work. Complete cost includes labor, material, waste allowance, sales tax and subcontractor’s and contractor's markup. General Conditions shall be applied separately. 2. The estimate should separate the project's building cost from site and utility costs, 3. Escalation: all estimates should be priced at current market conditions. The estimates should incorporate all adjustments as appropriate, relating to mid-point construction, contingency and cost index (ie. Means or Lee Saylor Index). 4, The construction cost budget for the project must not exceed the client's construction budget unless the client authorizes and adjustment. 5, The estimate should be submitted for review and approval. At the end of this phase, the construction cost budget may include design contingencies of no more than 10% in the cost estimates. Other Considerations 1 Energy Efficiency and Performance 2. Environmental Considerations 3, Value Engineering Options 4, Constructability from the site perspective.
