1. GENERAL CONDITIONS
1.1. SPECIFICATION
This document shall form part of the contract. Where any variation exists
between the drawings and this specification the contract will include the
greatest number of articles and the largest amount of superior quality of
labour and/or materials specified or shown.

1.2. PRICES
Unless otherwise stated, pricing shall be held to include for the conveyance
and delivery, unloading, hoisting, all labour, setting, fitting and fixing in
position, lapping of materials, straight cutting and waste, return of packing’s,
establishment charges, Awards and conditions payable to workmen, profit
and the supply of all necessary material, and the builder is to allow for same
in his prices.

1.3. CONDITIONS OF CONTRACT


The form of Contract will be a lump sum contract for simple building works.

1.4. SCOPE OF WORKS


The construction and completion of a commercial building comprising of five
office floors and a basement carpark. The whole of the work is to be carried
out in accordance with the Contract Documents and all schedules and
instructions.

1.5. WORKMANSHIP AND MATERIALS


All work shall be carried out by competent workmen and where necessary by
skilled tradesmen under the charge of a General Foreman. All materials shall
be new and the best quality of their respective kinds and subject to the
approval of the Architect.

1.6. DOCUMENTS
Figured dimensions on drawings, unless otherwise shown, are to the faces of
structural materials and figured dimensions shall be followed in preference to
scaled dimensions. Large scale drawings shall take precedence over those
of smaller scale.
All dimensions are to be checked and verified on site prior to construction.
Should there be any discrepancy between the drawings and specification,
such discrepancy is to be brought to the attention of the Architect with a view
to equitable interpretation. Otherwise, the Contract shall be deemed to cover
the alternative which involves the greater cost.

1.7. OBVIOUS WORK


Any work that is not specifically mentioned in this specification or shown on
plans, but that is obvious work required to be done for satisfactory completion
of the contract is to be carried out as part of the contract.

1.8. VARIATIONS
Variations are to be approved by the Architect in writing prior to any work
being done or materials being ordered for the variation. Failure to obtain
written approval will result in the variation not being allowed.

1.9. BUILDER’S RESPONSIBILITY


Before entering into the Contract, the Builder shall be deemed:
a) To have carefully examined the drawings, the form of Contract and this
Specification.
b) To have fully informed himself as to the site, the physical conditions upon
and below the surface of the site, water supply, facilities for handling and
storing materials, transportation facilities, availability of labour, and other
conditions affecting the carrying out of the Works.
c) To have made his own interpretations, deductions and conclusions as to
the difficulties and cost of carrying out the Works, and to have himself
formulated an estimate of facilities available and needed to fulfil all his
obligations under the contract.
Failure by the Builder to have done all the things which he is deemed to have
done, shall not relieve the Builder of the responsibility of satisfactorily
performing the Works complete as required regardless of their difficulty.
The Builder shall ensure that, in addition to items of work specifically
mentioned in the relevant sections, each trade shall assist, leave holes for,
cut away for, do chasing and drilling for, make good after, and arrange work
sequence with every other, in such a manner as to promote the best interests
of the work as a whole.
Variations shall not be accepted for unnecessary additional work due to
disputes between trades or sub contractors, or between sub contractors and
the Builder.
The Builder shall within fourteen (14) days of notification of acceptance of
tender submit to the Architect three (3) copies of a construction schedule.
The chart shall be completed in such a manner as to indicate dates of
commencement and completion of the Works and shall further indicate, in
order of trades, similar details for the progressive stages of the work. A copy
of the chart shall be retained on the Site, revised as necessary, and will show
for the information of the architect the actual progress in relation to the
original or revised programme.
The Builder shall have and maintain a competent and adequate site
management team during the construction period. The Builder shall submit
within fourteen (14) days of notification of acceptance of tender the names,
qualifications and experience of his proposed site management team for
approval by the Architect.
The Architect may revoke at any time his approval of any member and the
Builder shall immediately remove such person from his site management
team.

1.10. INSPECTIONS
The Architect is to be given at least three (3) days notice to inspect or
arrange for an inspection of any item required to be inspection prior to
concealment.

1.11. SERVICES
All services are to be extended from Authorities supply with all required extra
equipment and operations to ensure satisfactory completion and compliance.
Temporary services are to be made available to all subcontractors. Install all
necessary equipment and pay all fees associated with the provision of all
temporary services. Comply with all regulations and Authorities
requirements.

1.12. PLANT AND EQUIPMENT


The Builder shall provide all necessary miscellaneous items of plant and
equipment including tackle, tools, cranes, hoists, gantries, rubbish chutes,
mixers, pumps, scaffolding, timbering, braces, struts, forms, shutters and the
like required for the efficient and proper carrying out of the contract.
The Builder shall provide, erect and maintain sheds, as may be necessary for
the proper performance of the Works. Such sheds shall be erected before
site works commence, kept clean and shall not be removed without the
Architect’s approval.
The Builder shall provide and install a site office and adequate toilets
together with necessary washing facilities to comply with the relevant
authorities for use by all workmen, subcontractors and others on the Site.
The site office shall be erected before site works commence, be kept clean
and shall not be removed without the Architect’s Approval.

1.13. SETTING OUT


Copies of a survey of the site in its existing condition prepared by a
registered surveyor are included in the Documents.
The Builder is to ensure that all dimensions and levels of the proposed works
are checked and verified on site.
The Works are to be set out in accordance with the contract Documents.
The Contractor is to engage and pay for a licenses registered surveyor to
identify and peg necessary site boundaries, produce check surveys on
footings and walls to verify location and alignment and produce an
Identification Survey on completion.
Before making the first Progress Claim the Builder shall provide a certificate
from a registered surveyor stating that the building has been set out in
accordance with the drawings and is wholly within the boundaries of the site.
Copies of surveys are to be given to the Architect within fourteen (14) days of
their production.

1.14. SIGNBOARD
Provide, erect and maintain a signboard in a location to be determined by the
Architect until completion of the Works.
The board is to be approximately 1500 x 2400 and bear the name of the job
and the names, addresses and Proprietor, Builder, Architect and Engineers.

1.15. MAINTENANCE AND CLEARNING


The Builder shall:
1. Make good all damages to work under construction as it occurs and in
any case before Practical Completion.
2. Clean up and remove rubbish from the site as it accumulates.
3. Comply with the requirements of the relevant Authority’s hoarding
regulations.
4. Protective coverings are to be provided as necessary for the proper
performance of the Works, and/or the safety of the Public, and/or to
comply with the requirements of the relevant Authorities and clear
away all traces on completion.
5. Leave the whole works in a neat clean and safe condition.

1.16. ON COMPLETION
On completion of the works prior to handing over to the Proprietor the
following is to be carried out:
1. Clean and remove all surplus materials, rubbish and dirt.
2. Make good all damage, stains and blemishes and replace materials
where necessary.
3. Clean all surfaces, including vacuum cleaning of carpeted areas and
clean and polish glass (both sides).
4. Ease all doors, windows, drawers and check, oil and adjust all locks
and closers.
5. Check test and ensure that all services and equipment are functioning
efficiently and satisfactorily.
6. Label all keys with suitable label and hand over to the Proprietor.
7. Provide the Proprietor with all required guarantees, warranties,
brochures, tests, drawings, surveys, manuals, service agreements,
certificates, as built hydraulic drawings and the like.

1.17. COMPLIANCE
All work shall comply with the requirements of the Building code of Australia,
latest edition of relevant Australian Standards and all Authority Regulations
having jurisdiction over the works.

2. EXCAVATION AND SITE WORKS


2.1. GENERALLY
The Builder shall provide and maintain all necessary protective measures
required to protect members of the public, his own and sub contractors
personnel, adjoining private and public property, during the course of the
excavation works.

2.2. NATURE OF SITE


The Builder shall examine the site of the Works to satisfy himself as to the full
extent of the excavation work.

2.3. BULK EXCAVATION


Cut and fill the site to produce the levels and gradients shown on the
accompanying drawings, due allowance shall be made in the finished levels
of cuts to accommodate the combined depths of on ground slabs, external
paving and appropriate base course material all as shown on the Engineer’s
drawings.
The Builder shall exercise all due care in excavating against the adjoining
property. Provide all necessary shorting and props as required to prevent
subsidence or collapse of the adjoining property.

2.4. COMPACTING AND FILLING


Filing and compaction to be to Engineer’s detail. Proof roll the site to achieve
the compaction levels specified on the Engineer’s drawings, remove soft
spots, fill and compact. Provide certification from Geotechnical Engineer that
required compaction levels have been achieved.

2.5. FOOTING EXCAVATIONS


Excavate for the lines, dimensions, levels, depths and profiles required, to
form the trenches and pits to accommodate the footings, beams, column
bases and other structural elements and building features shown on the
drawings.

2.6. MAINTAINING EXCAVATIONS


Allow for properly draining or pumping out the excavated trenches and pits to
remove all seepage water.
Allow for planking and strutting or otherwise maintaining all excavated
trenches and piers where such excavations are liable to subside. Any
material deposited in trench bottoms or pits and any saturated material
resulting from water infiltration, shall be removed from the excavation before
the concrete is placed.

2.7. BASE COURSE


Beneath all slabs on ground, including external paving slabs, whether on
natural, excavated or filled ground, lay a consolidated thickness of recycled
concrete as nominated on the engineer’s drawings. The quality of material,

method of laying and compaction shall be as specified on the Engineer’s


drawings.

2.8. EXCAVATION FOR SERVICES


Excavate for all services specified under the respective trade sections.

2.9. SPOIL AND DEBRIS


All surplus spoil and debris, accumulated from the excavations shall e
completely removed from the site and properly disposed of.

2.10. REINSTATEMENT, RECTIFICATION AND DEPOSITS


The Builder shall be responsible for the necessary reinstatement of any
public footpaths, roadways or gutter crossings damaged during the course of
and as a result of, the Works. The Builder shall pay all prescribed charges
for the proper rectification of footpaths, roadways and similar to standard
consistent with that existing.
The Builder shall refund to the Proprietor the scheduled footpath damage
deposit with the first Progress Claim. The Builder shall accept responsibility
to the Council for any footpath damage and shall recover the deposit from the
Council upon completion of the Project.

3. CONCRETE
3.1. GENERALLY
All reinforced concrete is to be in strict accordance with the Engineer’s details
and specification. All of the concrete used in the Works shall conform to the
standards and requirements of the current SAA Code AS 1480 and the ACSE
Concrete Specification as amended.
Where a discrepancy exists between the Engineer’s documentation and this
specification, the Architect is to be notified immediately for interpretation.
Where this is not feasible the Engineer’s documentation shall take priority
over this specification.
All of the concrete used in the Works, shall be placed and finished by
experienced and competent tradesmen, using the best trade practises and
the appropriate plant and equipment. The Builder shall be responsible for
supervising and the execution of all on site functions associated with the on
site concrete work and shall ensure that he or an appointed competent
representative familiar with the Codes and Standards described hereafter, is
in attendance during all concreting operations to direct the actual execution of
the Work.

3.2. SCOPE OF THE WORK


Provide co-ordination for the erection of pre-cast concrete wall panels. Form
up for, reinforce, pour, strip, and finish all elements shown on the drawings
including:
• Reinforced floor slabs on grade or fill, including all thickenings as
detailed.
• External reinforced concrete paving.
• Reinforced concrete column units.
• Concrete pits, steps, recesses and the like, to form the features or to
accommodate the elements shown on the drawings.
• Concrete kerbs, futters, footpaths, crossings and laybacks.
• Sundry concrete required for other trades and as necessary to
complete the works.

3.3. DRAWINGS
Before commencing each separate stage of the work detailed drawings shall
be issued to the Builder setting out the dimensions of the components, the
required type, strength and consistency of the concrete and the size, grade
and position of all reinforcing. The information shown on the details shall be
strictly adhered to except where the Architect or Engineer to the contrary
issues specific directions.

3.4. INSPECTION
The architect’s approval shall be obtained at the completion of each stage of
construction.

The Engineer shall inspect all reinforcement prior to pouring of concrete. The
Builder shall give sufficient notice, not less than 48 hours, to permit an
inspection to be carried out without delaying the progress of the work on site.
At time of concrete placement, all formwork shall be clean and free of wood
shaving, sawdust, loose reinforcement or tie wire and all other refused and
deleterious matter.

3.5. SETTING OUT


The Builder shall be responsible for accurately setting out the forming for all
concrete work to ensure that the concrete elements as formed are
maintained in their correct relationship to all other elements.

3.6. MATERIALS
All materials shall conform to the relevant SAA Code or Specification, or
where no such code exists to the relevant ASTM Code. In particular the
following materials shall comply with the respective Codes as scheduled;
• Chemical Admixtures, AS 1478 & 1479
• Portland Cement, ACSE Specification Type A, AS 1379
• Aggregates for Concrete (Grading), AS 1465, 1466, 1467
• Plain Steel Reinforcing Bars, AS 1302
• Hard Drawn Steel Reinforcing Wire, AS 1303
• Hard Drawn Steel Wire Reinforcing Fabric, AS 1304
• Methods of Testing Portland Cement Concrete, AS 1012
Copies of SAA Code AS 1480 and ACSE Specification (as amended) shall
be kept on site at all times.
No admixtures other than those shown on the Engineer’s drawings shall be
included in the concrete mix without the express approval of the Engineer.

3.7. CONCRETE QUALITY


All concrete for use in structural components shall be obtained pre-mixed
from an approved supplier. The Builder shall be responsible for obtaining
concrete of the correct compressive strength, slump, aggregate size, and
with only those admixtures all as shown on the Engineer’s drawings.
Concrete shall be supplied in agitating trucks only.

3.8. SAMPLING AND TESTING

Generally
The cost of all sampling and test procedures shall be borne by the Builder.
An approved NATA Laboratory shall carry out the sampling of all concrete
and the making, transporting and testing of all specimens of structural
concrete. Test cylinder samples shall be made and cured in accordance with
AS 103 (1957) and shall be properly stored on site under reasonably
controlled conditions. The moulds shall be carefully transported to the testing

laboratory and the subsequent curing, capping and testing shall be performed
in the laboratory. All test cylinders shall be clearly marked and true copies of
all test results shall be given to the Architect as soon as possible after their
receipt by the builder.
Samples shall be taken in accordance with the ACSE Specification and as
noted on the Engineer’s drawings. The slump test from each sample shall be
made in accordance with AS 1012.

Number of Samples
The sampling shall be distributed evenly throughout the number of trucks or
site batches necessary for any pour, and in pours of over three truck loads
not more than one sample shall be taken from each ruck or each site batch.
Where the source of supply, or the specified quality changes during the pour,
then the ACSE Specification shall be used to determine the number of
samples required from each section of the pour.

Rejection
Formed and hardened concrete shall be rejected at the Site if:
1. It is porous, segregated, or honeycombed.
2. A construction joint has been made at a location or in a manner not in
accordance with the Engineer’s drawings.
3. If the reinforcing steel has been disturbed.
4. The construction tolerances have not been achieved.
5. The required surface finish has not been achieved.
6. The test strength is below that specified.
7. The concrete does not meet other requirements of this specification.

3.9. DEFECTIVE MATERIAL


Where concrete used in structural elements does not comply with the
acceptable criteria previously specified, the completed element may be liable
to rejection by the Architect and under these circumstances the Builder would
be liable to bear the cost of removing and replacing the rejected element.
The particular element may be subjected to test loading and if found
effective, the value of the compensation due to the Proprietor shall be
deducted from the Contract Sum.

3.10. FORMWORK
The Builder shall allow for the supply and erection of all recoverable, non
recoverable, slab joint and other forming as required to form the in-situ
concrete elements shown on the accompanying drawings, and shall
dismantle and remove same on completion.
It shall be the Builder’s responsibility to ensure that the formwork is of
adequate strength to properly support all dead and live loads imposed during
construction without unacceptable deflection. Formwork joints between
decking units shall be sufficiently tight to prevent the excessive leakage of

wet concrete from formwork. The formwork shall be of the respective types
to yield, after tripping, the quality and type of finish as specified elsewhere.
Provide all necessary dressed timber block outs and strips to form the
rebates, recesses, fillets, splays groves required by the drawings. Timber
strips forming grooves are to be splayed and sealed to prevent swelling.
Splays to be 1:4 or as detailed.

3.11. EMBEDMENT AND CORES


Where core holes and embedment of services lines and fittings are required
in the concrete and not shown on the drawings, details of such core holes
and embedments shall be submitted to the Architect. Cores shall not be cut
or drilled in the hardened concrete without the approval of the Engineer.
The Builder is responsible for the co-ordination of the core hole and
embedment requirements of all trades and for their accurate placement.
Embedded conduits and similar, passing along the thickness of slabs and
walls, shall not have their outside diameter larger than one third the minimum
thickness of the slab or wall within which they are to be placed. Nor shall
they be placed closer than three diameters centre to centre, nor located as to
impair unduly the strength of the construction.

3.12. REINFORCEMENT
Fabricate, supply, deliver and install the rod and fabric reinforcement for all
concrete elements of the types, grades, sizes and spacings shown on the
Engineer’s drawings and specification.
All reinforcement shall be accurately placed, securely tied and adequately
supported clear of the forms to provide the required cover and prevent
displacement of the reinforcing during the concrete placement, compaction
and finishing. Reinforcement in slabs on ground or fill shall be supported on
bar chairs on pie plates. Reinforcement to wall panels shall be supported on
approved plastic bar chairs.
All reinforcement shall be clean and free of oil loose rust and scale and other
bond inhibiting matter.
When the reinforcement is completed and before the concrete is placed the
Engineer shall inspect the reinforcement any necessary adjustments made
prior to concrete placement.

3.13. CONCRETE PLACEMENT


Concrete shall be transported in clean containers from the point of discharge
to the point of placement as rapidly as possible and without loss, separation
or fusion of the ingredients. The concrete shall be placed uniformly and
progressively from one starting point to maintain a “wet edge”. Concrete
shall be placed in one uninterrupted operation between construction joints.
Concrete shall be placed to completely fill the formwork and shall be fed into
and around all angles and forced up against the vertical faces, to ensure that
the finished concrete is accurately moulded to the profiles of the forms.

The Builder shall provide adequate runways where necessary and supported
soundly off the formwork and clear of reinforcement for the transport of
concrete over formwork.
The tops of all hobs, kerbs, toes pedestals and footings to be built upon or to
provide fixings for following trades shall be accurately screeded off to a true
and level face, except those to receive surface finishes.

3.14. COMPACTION
Concrete shall be thoroughly compacted by mechanically activated vibrators
operated only by experienced tradesmen. The vibration of concrete must not
be prolonged such as would cause the separation of the ingredients. Where
the throat dimensions of the forms prevents its internal use, the vibrator shall
be applied to the external faces of the formwork.

3.15. CURING AND PROTECTION


Freshly cast concrete shall be protected from premature drying and
excessively hot or cold temperatures. In extremely windy conditions
windbreaks shall be erected to shield the concrete surface during and after
placing.
The minimum curing period, shall be in accordance with the ACSE
Specification or as directed by the Engineer.
Curing shall be commenced as soon as the surface has hardened sufficiently
to prevent damage, but in no case later than two hours after the finishing
operation has been completed. Concrete shall be cured by the use of either:
a) The use of curing compounds to ASTM-C309. Such compounds shall be
applied in accordance with the manufacturers recommendations and shall
not be used on any surface against which additional concrete or other
finishes are to be placed.
b) The use of approved 0.2mm PVC waterproof black membrane firmly held
against the concrete for the full length of all edges and laps and at
frequent intervals between so that there shall be no air circulation upon
the concrete surface.

3.16. STRIPPING
Formwork shall not be disturbed until the concrete has hardened sufficiently
to withstand such action without damage. The formwork shall be uniform and
progressively removed so as to avoid creating uneven stresses in the
concrete.

3.17. JOINTING
Provide the slip joints and similar between concrete elements and masonry
walls as shown on the Engineer’s drawings.
Where concrete slabs on fill or natural ground butt walls or columns, insert a
strip of approved 3 ply bituminous felt “road jointing”, equal in width to the
depth of the slab and butt jointed between lengths. Excess jointing material
projecting above the slab surface shall be trimmed off on completion.

Form up all keyed construction joints and sawn or formed weakened plane
joints as shown on the Engineer’s details.

3.18. MOISTURE PROOF BARRIER


Beneath the whole of the floor slab, laid on ground or filling, lay a moisture
proof barrier of 0.3mm nominal “FORTECON”, in widest practicable widths.
Joints to be lapped 150mm and sealed with “BEAR 550” tape. Pipes,
conduits and similar penetrations shall be neatly taped and rendered leak
proof. After laying and before concrete placement the whole of the
membrane shall be inspected and any punctures repaired.

3.19. DRAINAGE PITS


The stormwater drainage pits are to be provided as shown on the Engineer’s
drawings.

3.20. CONCRETE SURFACE FINISHES

Type A-Keyed Finishes


Conforming to ACSE scratch finish, consisting of rough screeded finished to
Class B tolerance to produce good mechanical bond for applied tile finish to
the following areas:
• Entry foyers and toilets

Type B-Trowelled Finish


Conforming to ACSE Concrete Specification finished to Class A tolerance to
the following areas:
• Office floors, precast walls and stairs

Type C-Floated Finish


Conforming to ACSE Concrete Specification finished to Class B tolerance to
the following areas:
• External driveways, footpaths, crossings and paths
Note: Provide falls in external paving as shown on the drawings.

4. STRUCTURAL STEELWORK
4.1. EXTENT OF THE WORK
The work shall consist of the supply, fabrication and erection of all steelwork
indicated on the drawings and shall include surface treatment, storage,
delivery, off loading erection, on site welding, all connections and fastenings,
miscellaneous attachments, anchor bolts, wedging, permanent grouting and
necessary repairs to surface treatments.

4.2. SHOP DRAWINGS


Prepare shop drawings showing clear and complete details of each
assembly, component and connection, together with all information relative to
their fabrication, surface treatment and erection. Provide copies to the
architect and the Engineer for approval prior to the commencement of any
work. Allow for a minimum of 10 working days for approval of the shop
drawings.
The Contractor is to verify dimensions and levels for the work on site.

4.3. MATERIALS, WORKMANSHIP AND FINISH


Unless otherwise specified on the Engineer’s drawings and specification all
structural steel in this contract shall be tested, marked, inspected, stored, of
type and grade, fabrication, welded, erected, bolted, grouted, encased and
surfaces treated all in accordance with the ACSE Structural Steel
Specification and conforming to the relevant Australian Standards.
Except where otherwise specified, all structural steelwork is to be cleaned of
all loose rust, loose mill scale, dust, oil and grease and shop applied with one
coat of good quality zinc rich primer, in accordance with AS 2004.
After fabrication, any damage to or deterioration of the priming coat is to be
made good on site at the earliest opportunity.
All anchor bolts, washers and nuts, angles and bars supporting masonry are
to be hot-dip galvanised complete after fabrication, in accordance with AS
1214 and AS 1650.

4.4. ATTENDANCE
The Contractor shall perform all works in association with the erection of the
structural steel roof framing which shall include but not be restricted to the
following:
a) Prepare the concrete elements to receive the steel beams and columns.
b) Provide hold down bolts and other necessary fixings and accurately
position same for carrying in concrete elements in accordance with the
shop drawings.

4.5. ATTACHMENTS
The Contractor shall arrange an allow for the necessary drilling’s and cleats
to support and connect finishes and structure as shown on the drawings.

5. METALWORK
5.1. GENERALLY
All mild steel specified in this section shall be of uniform section and free from
pitting and other blemishes. Any metal components which are cut, pierced or
trimmed by mechanical saw or oxy-acetylene torch shall be ground after each
process to remove the rough cut edges.
Except in structural components or as otherwise specified, all welds shall be
6mm continuous fillet welds. Welds, which are uniform in contour and
dimension for their entire length, shall require no further treatment unless
otherwise specified. Inconsistent welds shall e ground back flush.

5.2. MATERIALS
Unless otherwise specified, metals shall be suitable to their required function,
finish and method of fabrication and comply with the relevant standards.
Sections shall be of adequate strength and stiffness for their purposes.
Extrusions shall be straight, with sharply defined profiles, free from all defects
impairing appearance or durability.
Prepainted steel sheets shall be equal to “Lysaght Colorbond” in all respects
and shall be suitable for exterior or interior use as recommended by the
manufacturer.
Aluminium sections and components shall be of B 6063 or KE 45 allows and
have minimum 0.02mm thick clear anodised finish to all exposed surfaces,
unless otherwise specified.
All extrusions shall be of smooth finish and free of excessive die lines.
Galvanised components shall be hot dip galvanised after fabrication, unless
otherwise specified.

5.3. WORKMANSHIP
Fabricate and assemble in the workshop wherever practicable. Use metals
suited to the process or finish specified. Match colours of sheet metals and
extrusions in colour finished work.
Cut edges, drilled holes, riveted joints, and flat sheets shall be clean, neat
free from burrs and indentations. Remove sharp edges without excessive
reducing. Fit mitred joints accurately to a fine hairline.
Form bends in steel tubing without deforming the true cross section, using
methods recommended by the tube manufacturer.
Items to be assembled and erected on site shall be preassembled in the
workshop and match marked. During assembly and erection, do not strain,
twist, bend or open such items to bring them to their true positions.
Use and mark proprietary items in accordance with the manufacturer’s
recommendations.

Provide for thermal movement in joints and at fastenings, particularly in sheet


materials. Prevent direct contact between incompatible metals by suitable
and approved means.

5.4. FASTENINGS

Generally
Fixings, fastenings, anchors, lugs and the like shall ensure the rigidity of the
assembly. All metal fixing components are to be of non-corroding materials
or are to be hot dip galvanised or electroplated.
All fixings are to be located and spaced as detailed, specified or
recommended by the manufacturer of the item that is to be fixed and to the
satisfaction of the Architect.
Pop rivets are not to be used on any item unless approved for each specific
use.
Unless otherwise specified masonry anchors shall be of the patent expansion
type of approved manufacture.
Unless otherwise specified exposed metal thread screws shall have
countersunk Philip heads. Countersinking for screws shall be of the exact
size of the screw head that shall finish flush.

Welding, Brazing and Soldering


Welding in steel shall be as specified under Structural Steel. Welding in
aluminium shall be by inert gas arc process, or by resistance or pressure
welding where appropriate. There shall be no visible surface colour
variations in aluminium after jointing.

Aluminium Fastenings
Fastenings to aluminium or alloys shall be aluminium alloy or non magnetic
stainless steel unless otherwise specified. Cadmium-plated steel fastenings
shall not be used except in protected situations subject to approval. Visible
fastenings shall be colour matched to adjacent aluminium work.

5.5. PROTECTION
All finished metalwork exposed to view on completion of the works shall be
adequately protected during installation and for the duration of the works. On
completion of the contract remove all protective materials, clean down all
surfaces and leave whole in first class order.
Do not weld previously galvanised members unless unavoidable. In such
cases, hot zinc spray or redip the whole item on completion. If neither is
practicable subject to approval, cold galvanise with an approval zinc rich
epoxy based paint to manufacturers recommendation.

5.6. EPOXY POWDER COATING


Remove all rust by sandblasting and apply epoxy powder using an
electrostatic gun in a clean atmosphere to ensure that no dust particles or
other impurities blemish the final product.

5.7. ANODISING
Aluminium to be anodised shall be given a matt surface by caustic etching or
polishing, chemically cleaned and given an anodised coating in accordance
with AS 1231 or AS 1956 as appropriate. Thickness shall be 0.20 – 0.25mm
unless otherwise specified.
Colour anodised finishes shall be prepared by an approved process using
suitable dye pigments, or special alloys, or special hard coat alloys and
electrolytes or a combination of all of these. Colour shall be equal to
approved samples.

5.8. MECHANICAL FINISH


Mill finish, polishing, sandblasting, burnishing, hammering and scratch finish
or satin finishes shall be within the range of approved samples.

5.9. BAKED FINISH


Pre-coated baked vinyl or acrylic finishes on aluminium or zincalume coated
steel shall be factory applied and be capable of withstanding 20% salt spray
at 5°C for 300 hours without blistering, corroding, chalking, losing gloss or
adhesion or changing colour after recovery period of 30 minutes.

5.10. ALUMINIUM DOORS AND WINDOWS


Fabricate, supply and install to the extent and in the locations shown on the
drawings, aluminium framed doors and windows finished with polyester
powder coatings of selected colour. All aluminium components are to be
adequately protected with strippable coating, applied by the sub-contractor
for the entire duration of the Works, until removed by the Builder upon
completion.
Refer to Schedule of Finishes (Section 17.3) for window specification and
finishes.
Shop drawings and samples of the approved finish are to be submitted to the
Architect for approval a minimum of 10 days before fabrication of these items
commences.
The whole of the aluminium doors and windows upon completion will be
complete with all glass and gazing, concealed fixings, weather pile strips,
caulking, matching angle head and jamb trims (set in mastic against adjoining
materials) and all other components necessary to complete the installation.
The aluminium doors and windows shall be a proprietary system installed in
strict accordance with the manufacturer’s instructions.

5.11. GRAB RAILS


Stainless steel grab rail fixed to walls to BCA requirements for disabled
amenities where indicated on the drawings.

5.12. STAIR BALUSTRADE


Provide stainless steel balustrade to all stairs complying with the BCA
(Clauses D2.14 & D2.17) and relevant Australian Standards.

5.13. BALCONY BALUSTRADE


Provide stainless steel tubular railing and post, to complying with BCA
(Clauses D2.16) and relevant Australian Standards.

5.14. METAL STUD FRAMING


All internal plasterboard faced walls shall be framed up using roll formed steel
stud system equal to CSR Steel Stud Wall System, in accordance with the
manufacturers instruction.

5.15. CHAIN OPERATION


Provide a chain operator to each electrically operated roller shutter to
facilitate manual operation in case of power failure.

6. MASONRY
6.1. GENERALLY
Pre plan all work, confer, co-operate and execute to suit the needs of all
trades and services. Determine the locations of all openings and items to be
built in prior to commencement.
All of the work specified in this section shall be executed by experienced
tradesmen using the best trade practices and first quality materials.

6.2. STANDARDS
The materials and methods employed shall conform to the most recent
published standards of the relevant SAA Specifications and Codes.

6.3. SCOPE OF WORK


The dimensions, extent, type of blockwork, formation of special features,
decorative elements, application of applied finishes, and location of all major
elements to be built into the work are described in the drawings.

6.4. MATERIALS

Common Bricks
Shall be of nominal 230 x 150 x 76mm dimensions, free of callows and
clinkers and having a minimum compressive strength of 20 MPa (equal to
Boral PW76).

Concrete Blocks
Shall conform to AS 1500 and shall be machine made as supplied by Boral
Besser or other approved manufacturer. Blocks shall be of standard sizes
which conform to 100 module, allowing for 10mm joint, and shall be sound
with sharp arris and free of cracks and other defects. All blocks shall be
standard natural grey unless otherwise specified and shall be high pressure
cured by autoclave method.

Where concrete blocks are used in face work, in addition to clean sharp
arrises and expose faces shall be of uniformly fine textures and free of any
blemishes. All blocks shall be delivered to site on pallets, PVC wrapped and
properly covered until their use.

Cement
For use in masonry mortars shall be fresh Portland Cement conforming to AS
131.

Lime
Shall be supplied ready for use from an approved source and shall comply
with the relevant SAA standard.

Sand
Shall be washed, free from excessive clay, saline, organic and other
deleterious substances and shall comply with the relevant SAA standards.

Water
Shall be clean, portable and drawn from and uncontaminated source.

Concrete
Concrete infill to reinforced concrete block retaining walls where required by
the Engineer’s drawings, is to be of the strength nominated by the Engineer
and is to be supplied, mixed and placed to the standards as specified under
“Concrete”.
All materials and components to comply with BCA Specification C1.10
regarding Fire Hazard Properties.

6.5. MORTARS
Pre mixed and site mixed mortars shall comply with AS 1640 Brickwork Code
and AS 123 Mortar for Masonry Construction.
Site mixed mortars for use in concrete block retaining walls shall be
Engineer’s details.
Site mixed mortar for use in all other clay bricks shall be composed of 1 part
Portland Cement, 1/10 part slaked lime and 6 parts sand. No plasticiser shall
be used without the supervisor’s specific approval, and where such approval
is given, the plasticiser shall be mixed in accordance with the manufacturers r
recommendations and given an equivalent strength.

6.6. LAYING
All block and brickwork shall be laid on full beds of mortar, in true and level
runs, with all vertical joints fully pointed. No section of work shall be carried
up more than 1500 above the proceeding work. All work shall be in straight
wall lengths, and shall be accurately gauged.
Cores in hollow blocks which are hereafter specified, to be reinforced and
concrete filled shall be kept free of excess mortar and droppings. All

blockwork shall be laid in accordance with the manufacturers


recommendations.

6.7. SETTING OUT AND GAUGING


Block and brick walls shall be set out to ensure that end blocks or bricks are
not less than half-length and that closers are not less than quarter length of
the respective materials.
The vertical gauge for all brickwork is 6 courses per 600mm. The horizontal
gauge is in modules of 400mm, equivalent to one block and one perpend.

6.8. BONDING AND REINFORCING


All brickwork and blockwork shall be laid in stretcher bond.
All reinforcing and securing pieces shall be to the Engineer’s details.

6.9. JOINTING
Brickwork joints are to be left ready for render. Blockwork joints are to be
lightly ironed.

6.10. CUTTING AND CHASING


Allow for and perform all necessary fair and rough cutting required to form the
features, to accommodate the built in elements, provide the openings and
maintain the gauges and bonds in all brickwork and blockwork, as specified,
as implied by the nature of the work and as shown on the drawings.
Allow for and form all necessary recesses, corbels, brick on edge or block
levelling courses for seating structural elements and the like. Form all
necessary apertures for service pipes, ducts and conduits, recessed fittings
switchboard and similar elements as specified or as required by the following
trades.

6.11. ACCESSORIES, EMBEDMENTS AND THE LIKE


Build in lugs and fixing devices supplied with all metal door frames (fully grout
frames) and build in electrical conduits, ducts and hydraulic pipe work.

6.12. DAMP PROOF COURSES, MEMBRANES AND FLASHINGS


Supply and install the Damp Proof Courses and flashings throughout the
project as required. The Contractor must ensure that all flashings and damp
proof courses are properly laid to shed and retain water to the outside of the
premises and that the works are made water and weather tight.
Damp proof courses shall be “Super Alcor” or equivalent with heavy gauge
aluminium core having both sides coated with bituminous material and sand
surfaced all in accordance with ISO 326. Damp proof courses shall be laid in
the longest practicable lengths, lapped 150mm at junctions and intersections.
Damp proof courses shall be equal in width of the full width of the masonry
leaf into which they are inserted.
Lay damp proof courses over the first course from floor of all amenity walls.

7. CARPENTRY AND JOINERY


7.1. GENERALLY
The whole of the carpentry and joinery work throughout shall be framed in
accordance with the best trade practices. Provide and fix all necessary
templates, linings, blocks stops wedges and ironmongery. Allow for all
trimmings grooving, tonguing, rebating, morticing and other machining and
jointing incidental to the proper execution of the work.
All carpentry and joinery work shall be framed up in a workmanlike manner,
by competent and qualified tradesmen employing the best trade practices. In
joinery work, any butt joints shall be glued and fastened with screws or nails.
The moisture content of all seasoned timber shall be 12% to 15%. Only kiln
dried or equivalent seasoned timbers shall be used in joinery items.

7.2. DOORS
All doors to be approved manufacture and shall comply with AS 1980 and AS
1909.
Solid core doors shall comply in all respects with the requirements of the
relevant standards. Internal doors 35mm, external doors 40mm with marine
ply.
Hardware shall be provided to suit the required purpose and shall be fixed
strictly in accordance with the requirements of the manufacturer, and comply
with BCA NSW in all respects.
The Builder is to allow for the supply, delivery and fixing of hardware,
complete with all necessary suiting and master keying of locks, sampling of
cylinders, tagging of keys and similar for handover to the Proprietor.
Glass sliding egress doors must comply with section D2.19 of the BCA, and
be provided with a failsafe automatic reset mechanism. All required exit door
hardware to comply with clause D2.21 of the BCA regarding operation of
latches.

8. MECHANICAL, ELECTRICAL AND OTHER SERVICES


8.1. GENERALLY
The Builder shall be responsible for the setting out and location of all services
and other items and shall provide necessary penetrations, trimmings, under
flashings, building in or holding down bolts, plinths, repair and making good
of adjacent surfaces and the like to complete the services and installations.

8.2. AIR CONDITIONING AND VENTILATION


Mechanical ventilation to BCA requirements is to be provided to basement
carpark and all toilet areas.

Compliance
All work is to comply with AS 1668 Parts 1 and 2/1991/, BCA, Sydney
Ventilation Code and all other relevant codes and regulations.

Associated Work
a) Support platforms for condenser units, including all penetrations and
flashings.
b) Relief air grilles to doors and ceilings.
c) Sub-mains, switchboards, control gear and wiring from the units
distribution board.
d) Condensate drainage.
e) All other works necessary for a complete installation.
f) Refer to Mechanical Specification for “Work by Others” for mechanical
services.

“As-Built” Drawings
On completion provide “as-built” drawings of all systems, including wiring
diagrams, equipment specifications and manufacturers maintenance
manuals.

8.3. ELECTRICAL SERVICES


Allow for the supply, installation, testing and commissioning of the whole of
the Electrical Services.
Electrical services shall include the following work, which will be carried out
by a Specialist Nominated Sub-Contractor.
1. Supply and installation of light fittings including exit and emergency
fittings and associated sub-circuit cabling.
2. supply and installation of all power outlets and sub-circuit cabling
including power connection to hot water service and roller shutters.
3. supply and installation of consumer mains and sub-mains, main and
distribution switchboards.

4. supply and installation of conduits, draw wires, frames and the like
required by Telstra, to enable telephone installation to factory.
5. supply and installation of a tw0 (2) channel perimeter wall duct in the
office area equal to ESCO AS 100 extruded aluminium with selected
marviplate cover piece.
6. supply and installation of external flood lights located on parapet
7. supply and installation of wiring to the stormwater pump
8. testing and commissioning
9. payment of all authority fees and charges
These services shall include the above general provisions as well as all
others necessary to satisfy the requirements of the Energy Authority and the
relevant Council.
The Builder shall allow for attendance upon the subcontractor performing
these works, including the forming of openings or recesses required, the
formation of any platforms that may be required, the making good of surfaces
and any other attendance necessary to complete the subcontract.
The Builder is to arrange with the contractor, on completion, for the
production of all “as built” drawings, circuit diagrams, equipment and light
fitting guarantees and similar that may be necessary.

9. ROOFING
9.1. EXTENT
The extent of the work comprises all roofing, roof plumbing and associated
work including miscellaneous metal trim to make the whole building entirely
waterproof, weather tight and birdproof on completion.

9.2. SUBCONTRACTORS
An approved specialist subcontractor, who shall be fully experienced in the
fixing, flashing and the like of the roofing specified, shall install the complete
roof and associated works.

9.3. SUB STRUCTURE


Ensure that the sub structure to the roofing is satisfactory for the acceptance
of the specified materials before commencing fixing. Check the alignment of
purlins or girts before fixing and sheets. Any mismatch at the abutting ends
of purlins or girts shall not exceed 2mm. The top of purlins and battens shall
not deviate more than 5mm per metre of purlin or batten spacing from a
plane parallel to the specified roof slope, and any such deviation shall be
smooth.

9.4. MATERIALS AND WORKMANSHIP


All materials and workmanship shall be of first quality and shall comply with
the relevant standards. All materials shall be of approved manufacture and
experienced tradesmen using the best trade practices shall execute all fixing.
Carry out all necessary operations for the satisfactory performance of the roof
including cutting at junctions, trimming around penetrations, and flashing.
Protect the roofing from damage throughout the works. Avoid construction
loads on the roof. Clean off debris and loose material from completed
sections at the end of each day’s work and on completion. Keep the
rainwater system free of foreign matter and leave them unobstructed on
completion.
Prevent direct contact between incompatible metals by separating contact
surfaces with a suitable plastic or bituminous felt separation layer.
Provide for thermal movement in the roof sheeting, including movement in
joints and fastenings. Prevent detrimental effects including tearing, buckling,
opening of joints, undue stress and fatigue.
Work shall be pre planned and executed to meet the needs of all trades and
services. Positions of evaporative coolers, vents, flues and the like shall be
determined in conjunction with the installation trade and shall be determined
in relation to purlin and girt locations prior to commencement of work.
All materials and components to comply with BCA Specification C1.10
regarding Fire Hazard Properties.

9.5. METAL DECK ROOFING


The entire roof shall be covered with metal deck roofing, similar and equal in
all respects to 0.42mm thick “Lysaghts Trimdeck” High Ten roof sheeting,
colorbond finish and in single length sheets, for the extent shown. Roof
sheeting is to overhang box gutter sides by 50mm minimum and be turned
down.
Fix with recommended fixings, complete with washers to steel purlins over
the insulation and sarking specified hereafter and trim roof sheeting in a
recommended manner around exhaust ducts, vents, and penetrations. The
whole of the installation is to be strictly in accordance with the manufacturer’s
recommendations.
Turn up roof trays at the high point to form tanked ends, to finish level with
the tops of the ribs. At parapets and at penetrations, provide and fix 0.61mm
colorbond zincalume steel apron flashings, overlapping and notched as
required and turned up 75mm minimum to the parapet or penetration. Such
flashing shall be overflashed 75mm minimum by colorbond zincalume
cappings. All flashings and overflashings are to be supplied and fixed in long
lengths with joints between lengths lapped 150mm riveted and sealed using
“Sikaflex” as recommended by the manufacturer. Overflashings are to be
secured tightly to upstand flashings at regular centres to prevent weather
entry using pop rivets or set screws, and sealants.
The whole of the roof shall be made water and weather tight.

9.6. INSULATION AND SARKING


Provide sarking and insulation under metal deck roofing to the whole of the
roof area. Insulation to be 50mm thick.
Sarking and insulation to be supported on 50x1.2mm galvanised poultry wire
mesh over purlins and wired secure. The sarking shall be laid to the
maximum practical lengths and widths, with side and end laps not less than
150mm and insulation, sarking and chicken wire are to be trimmed neatly at
penetrations.
Sarking material must comply with BCA requirements, and must have a
Flammability Index not more than 5 (refer BCA Specification C1.10).

9.7. GUTTERS
Box gutters to the above roof shall unless otherwise noted be formed as
shown on the detail drawings out of 1.0mm zincalume to be laid on support
decking as specified below, turned up against gutter purlins and carried
under roof sheeting as shown. All joints to be lapped, sealed and pop
riveted. Form expansion joints as a stop end where shown with zinc saddles.
Gutters to be of sizes as shown on the drawings, by Hydraulic consultant.
Provide 300x100mm overflow spouts in locations shown. Leave the whole of
the box gutter in a thoroughly water tight condition.
Fall gutters from a high end to sump. Sides of gutters are to have tops
horizontal and trimmed flush with tip of gutter purlin as detailed.

9.8. GUTTER SUPPORTS


Provide and install box gutter and sump supports constructed of treated hook
bolts, 30x30x2mm mild steel support angles at maximum 900 centres or 2 to
each sump and continuous zincalume Spandeck sheeting, for whole width
and length of gutters.
Securely suspend to required falls and separate gutter from support sheeting
with 0.02mm thick PVC membrane sheeting.

9.9. SUMPS
Provide zincalume sheet steel sumps, 500mm long, full width of gutter and
200mm deep. Lap seal and pop rivet all joints. Fit sump guards of 6mm
galvanised steel mesh, spacings 50x50mm over sumps.

9.10. DOWNPIPES AND OVERFLOWS


Provide prefinished colorbond circular downpipes in the locations shown on
hydraulic drawings. Joints to withstand head pressure and be connected to
sumps and outlet with necessary offsets, and connected to drains at foot.
Securely fix astragals at 1500mm maximum centres with masonry anchors.
Allow for selected colorbond rainwater heads as specified. Refer also to
Schedule of Finishes (Section 16).

9.11. ROOFLIGHTS
The Translucent Sheeting shall be Ampelite industrial quality sheeting type
SC as manufactured by Ampelite Fibreglass Pty ltd or similar to comply with
AS 2376 Part 2, Licence No 986. The weight of the sheet shall be *2400g/m2
and shall be manufactured to conform with the Trimdek profile and Opal
colour sheeting shall be installed in accordance with Ampelite fixing
instructions and with the Plastics Building Sheets – General Installation
Requirements and Design of Roofing Systems AS 2424, 1991.

10. HYDRAULIC SERVICES


10.1. GENERALLY
The whole of the work shall be carried out by a fully licensed Plumber and
Drainer and in accordance with the rules and regulations of Sydney Water,
the Local Council requirements, the specification and the accompanying
drawings.
Apply for and obtain all permits, give notice and pay all fees. Where
necessary break into existing services including the Board’s sewer and make
connections to the satisfaction of the governing authorities.
Drains and other underground or enclosed work shall be left exposed until
inspected, tested and approved.
Leave all unfinished work in a safe condition by protection of the works
against damage or loss through any cause whatever until the works have
been handed over on completion.
The Contractor is to allow for and provide any necessary penetrations
through structural components. Locations of all penetrations are to be
approved by the Structural Engineer, prior to cutting or forming of
penetrations.
The plumber shall allow for the setting out of all core holes and the supply
and fixing of core hole forms for the passage of all hydraulic pipework before
the fixing of any pipework is commenced to ensure that such pipework does
not foul the pipework, ducts and similar of other trades.

10.2. PLUMBING AND DRAINAGE RECORDS


During the progress of the works the Contractor is to record faithfully the
location of the depths “as laid” of all sewer and stormwater lines showing also
the location of all concealed gulleys, cleaning eyes, junctions, risers and
other salient features. The location of these items is to be related to walls
and floor levels. Similar “as built” records will be kept during the Works and
produced upon completion, of all plumbing runs, stacks, vent pipes, floor
drainage outlets, cold water services.
On completion of the works and prior to the end of the Defects Liability Period
the Contractor is to record all such information on well prepared and
documented drawings and is to issue the Architect with three (3) copies each
of such records.

10.3. EXTENT OF WORKS


The work to be executed under this contract comprises the supply,
installation and commissioning of the following Hydraulic Services complete
with all excavation for pipework, the placement of pipework and fittings, the
construction of all its, sumps, trenches, all backfilling, the installation of all
above ground pipework, fixing clips, hangers and the like, the supply and
installation of those fixtures specified hereafter and the completion of all
works to the satisfaction of the governing Authorities. The works comprise:
a) All stormwater drainage shown on the drawings.

b) All waste plumbing and drainage indicated on the drawings.


c) Cold water supply to taps, cocks, fire hose reels and hydrant where
shown on the drawings.
d) Hot water piping from hot water unit to each fitting indicated. All hot water
pipes are to be fully lagged using an approved expanded or foam plastic
insulation sleeve.

10.4. DRAWINGS
All pipe runs, branches, levels and the like, shown on the drawings are
diagrammatic and are included for tender purposes only and as being
indicative of preferred routes of pipes.
The Hydraulic Contractor shall be entirely responsible for the design of the
respective reticulations and for the accuracy of all as built drawings
submitted.

10.5. MATERIALS

Generally
All pipes and fittings and other materials shall be of the best quality of their
respective kinds and must comply with the requirements of the responsible
authority and be in accordance with their respective SAA specifications.

Drainage pipes
All soil and sullage pipes shall conform with Australian Standards for vitreous
clay pipes or such higher standards as may be required by the Water Board.
UPVC and polypropylene pipes shall be manufactured in accordance with AS
1435 for Sewer Waste and Vent applications.
Where required as agricultural drains they shall be slotted with a 4mm saw at
150mm spacings and wrapped in woven “Geofabric” or other approved filter
sock.

Plumbing pipes
All copper pipes shall be solid drawn tube in accordance with AS 1432.
Gauges of tubing shall be in accordance with:
10 to 15mm diameter 0.9mm
18 to 20mm diameter 1.0mm
25 to 65mm diameter 1.2mm
80 to 125mm diameter 1.6mm
Brass tubing shall be 70/30 quality gauge, conforming to Type 5, AS 1432.

10.6. LAYING, JOINTING, FITTINGS AND THE LIKE


All excavation and backfilling is to comply with this specification under
Excavation and Siteworks.

Drainage works
All stormwater and sewerage lines shall be laid in straight runs, with uniform
gradients bedded solidly on the barrel on a 75mm minimum sand bed. Join
sewerage and stormwater pipes with approved rubber rings.
Provide and lay all necessary traps, sealed gulleys, radiussed bends, vents,
slope junctions, tapered reducers, induct pipe fittings and other accessories
required to complete the service in accordance with the Water Board and
local Council requirements. Induct pipes are to be provided with approved
brass covers.
All frames to covers and gratings are to be built in to the manufacturer’s
specification and all covers and gratings are to be fitted, protected and where
necessary filled in wit concrete in accordance with the manufacturer’s
specifications.

Plumbing works generally


All works shall be free of each other and easily replaceable for their full
length. Pipes shall be so arranged with inspection openings, valves, and
similar items of equipment placed as to be accessible through inspection
doors, or access panels in the walls, floors or ceilings.
Wherever possible, pipes shall be run parallel with the walls and slabs and
with each other and branches taken off at right angles.
Modifications, diversions and or disconnection’s affecting the work shall be
reported immediately. Prior to proceeding, be responsible for the resolution
of such difficulties in conjunction with the Authorities and the Architect.
During construction, leave all unfinished work in a safe condition, protecting
the works against damage or loss through any case whatsoever. Seal off
open ends of pipes in such a manner as to prevent the entry of foreign matter
into the lines until the works have been handed over on completion.
Provide all piping, fitting, tools plant and all other incidental materials
necessary for the satisfactory installation of the works. All work to be carried
out in a neat and tradesmanlike manner.
Wherever practical, adjoining or overlapping materials shall be
complimentary on the Galvanic Table. Where adjoining or overlapping
materials have a tendency to produce galvanic corrosion on one another they
are to be separated by a PVC strip or sheet of approved material.

Sanitary plumbing
Generally work is to be carried out to all sanitary fittings shown on drawing
and referred to in this Specification. All fabrication in an approved manner
and to the complete satisfaction of the Water Board requirements and in
accordance with relevant by-laws.
Unless otherwise specified clips and brackets for copper pipework shall be
galvanised mild steel separated from the copper by PVC strip or similar
approved materials. Fixings required for chrome plated pipework shall be
themselves chrome plated.

Horizontal pipe runs to be fixed to regulation falls and when fixed to


underside of floors or beams to be hung with adjustable hanging brackets at
maximum of 1800mm centres, or as required by the Water Board.
Traps and all other exposed water pipes in tiled areas to be chrome plated.
All traps are to be of universal type and to have a water seal as required by
the Water board.
Flashing of vents where passing through roofs to be cloaked over with collar
flashing. Provide approved cowl with flywire to all vents passing through roof.

Water services
All copper tube to be Table 3, type 3 tube or of other tubing approved by the
Architect and the Water board. Tubes 25mm and less are to be of capillary
fitting type. No tubes are to be less than 12mm outside diameter for cold
water.
Supply and install all necessary control valves and cocks, reducers, elbows
couplings, tees, nipples, brushes, unions and other fittings necessary to
complete the service and to effect the connection of satisfactory water flow to
all sanitary fixtures, equipment and faucets or other outlets as shown on the
drawings or as specified herein.
No pipes or fittings shall be cast into concrete slabs. Pipes passing through
slabs shall be fed through oversized cores or sleeves.
The whole of the service shall be pressure tested on completion of each
stage and before service is concealed Rectify any faults discovered.
Pay all fees, arrange for extension from existing supply main or where
necessary obtain a new tapping in the Board’s mains as agreed to by the
Water Board.
From the new supply, extend the water service reticulation service in
appropriate minimum diameters to all fixtures, fittings, hosecocks and the like
shown on the drawings, schedule in an specified hereunder, all requiring
supply.

Hot water
Supply and fix hot water units to locations as shown on hydraulic drawings.

Fire hose reels and hydrants


Supply and install fire hose reels where shown on drawings. Hose reels shall
conform to AS 1221-1981 and be of a type approved by the local fire brigade.
The reel shall be painted the colour Signal Red. The mounting plate shall be
secured in a rigid workmanlike manner without damage to the surrounding
areas in an approved manner using galvanised or non-ferrous metal masonry
bolts sufficient to withstand with an adequate margin for safety the fixing test
and the minimum static and dynamic loads likely to be applied to the fixing.
Hydrants to be installed in accordance with BCA, Water Board requirements
and AS 3500.

10.7. PITS AND SUMPS


All drainage inspection/junction pits and sumps are to be constructed in the
location and to the depths and details shown on the Engineer’s details.
Where not otherwise specified pits and sumps are to be constructed of
20MPa concrete reinforced with AS N9.604 fabric, rebated for manhole cover
frame. Where pits exceed 620mm in depth, provide and install galvanised
step iron of 19mm diameter MS approx 610mm long overall U shape, cogged
at ends and built into concrete walls and in accordance with the requirements
of the Water Board.
Pit covers are to be heavy-duty cast iron grating equal to “Gatic”.

10.8. TESTING
Prior to any backfilling or building in, carry out all tests as before specified
and as required by Authorities and rectify any rejected, faulty or
unsatisfactory work.

10.9. SINKS
Supply and install 1200 long single bowl and drainer stainless steels ink
equal to Clarke.

11. PAVING, TILING AND FLOOR FINISHES


11.1. GENERALLY
The whole of the work shall be carried out by competent tradesmen under the
supervision of a foreman who is responsible to the respective subcontractor.
All materials such as cement, aggregate, sand and water shall comply with
the specification under “Concrete”. All work shall be of the best quality
workmanship and shall be left uniform, level and true, free of trowel marks,
cracks, chip marks, stains and other defects and surfaces are to be even
throughout.
Cover all paving whilst curing and protect finished surfaces against wet
materials or following trades until completion of contract.
Slab walls and the like are to be thoroughly cleaned and sparrow picked
where necessary or treated with a chemical bonding agent equal to
“Cemstick”. Where two levels of topping or other finish meet at doors, grade
to higher level.

11.2. INTEGRAL FINISHES


All floor areas which are not topped, tiled or similar, shall be finished while
green in accordance with the Engineer’s specification and to tolerances and
quality required for the various flooring surfaces specified.

11.3. CERAMIC WALL TILES


Tiles to be in splashbacks 400mm high to back and returns of kitchen sinks
and vanities. Ceramic tiles are to be fixed with approved adhesive to walls.
All tile joints are to be fully pointed up with white cement grout and
completion are to be left clean and free of defects, faulty grouting chipped
tiles and the like.

11.4. CERAMIC FLOOR TILES


The extent of floor tiles is shown on the drawings, with a 200 high skirting.
All tiles are to be laid on a 3:1 sand/cement bed. Bed to be minimum 13mm
thick at floor wastes. Tiles shall be cut neatly around obstructions and shall
have all joints grouted with natural cement mortar, with the joint surfaces
finished slightly, concave. Allow tiles and joints to set and cure, and leave all
tiling clean and free from defects, faulty jointing, chipped tiles and the like.
Ceramic tiles to have non-slip finish to toilets, cleaner room and shower
recesses.
Finish tiled floors at junctions with differing floor finishes with a corrosion-
resistant metal dividing strip fixed to the substrate. If changes of floor finish
occur at doorways, make the junction directly below the closed door.

11.5. WATERPROOFING
Waterproofing of all wet areas to be undertaken in accordance with AS 3740
(clause F1.7).

Membrane
Provide a proprietary liquid applied or sheet membrane system which:
• has a current Australian Building Products and Systems Certification
Scheme certificate; or
• has a current technical opinion issued by the Australian Building
Systems Appraisal Council stating that the system is suitable for use
as a waterproofing system for use in wet areas and associated floors
and wall/floor junctions which are to be tiled

Floor waste installation


Turn membrane down onto the floor waste puddle flanges, and adhere.

Hob installation
Extend membrane over the hob and into the room at least 50mm.

External tiling
Provide a waterproof membrane under external floor tiling, to balconies and
over habitable rooms, which forms a drained tank suitable for continuous
immersion. Do not run under bounding walls.

Curing
Allow membrane to cure fully before tiling.

12. PLASTERING AND RENDERING


12.1. EXTENT
This part shall apply to all plasterboard and render to inside of toilet areas.

12.2. GENERALLY
The whole of the work shall be carried out by competent tradesmen under the
supervision of a foreman who is responsible to the respective subcontractor.
All material such as cement, and water shall comply with the specification as
under “Concrete”.

12.3. PLASTERBOARD WALL LININGS


Plasterboard wall lining to stud partitions shall be 13mm thick CSR “Gyprock”
or similar approved machine made plasterboard sheeting with recessed
edges.
Provide large sheets, trim openings and neatly finish for power and switch
points, pipes, door ducts, and the like clean splashes and complete, true and
plumb.
Set salient angles of “Gyprock” with metal corner bead to manufacturer’s
recommendation.
All plaster board linings are to be handled, cut installed, fastened, taped
jointed, and the like in accordance with “CSR” Installation Manual.
Provide water resistant grade plasterboard to areas adjacent to Kitchenette
and Vanity benches.

12.4. PLASTERBOARD WALL SYSTEMS


All internal plasterboard wall systems shown on the drawings shall be framed
up with roll formed steel stud system, as specified under “Metalwork”

12.5. RENDER
Render to be minimum 12mm thick. Prepare sub-base as required to ensure
a good bond and finish render ready for painting.

13. CEILINGS
13.1. SUSPENDED CEILINGS
Suspended ceilings to be drop in panel type support on a 600x1200 T bar
suspension system, ceiling panels to be equivalent to “Freshtone” vinyl
coated plasterboard tile by “Gyprock”. Suspension system to be exposed
grid suspended from roofing purlins/concrete slab soffit as applicable. All
exposed grids to be prefinished in white complete with all matching
accessories and trims. All materials and fixings to be in complete
accordance with manufacturer’s recommendations.
Marked or damaged panels or grids are to be replaced or painted as required
by the Architect.
Setout for the grids to be in accordance with the drawings. Ensure that grids
align with window mullions and provide necessary cuts and infills. All cut tiles
to have rebated edges.
Ceilings to amenities area are to be have vinyl faced plasterboard tiles.

14. GLAZING
14.1. GENERALLY
This part comprises all glass and glazing, including factory glazing of
windows, doors, balconies and the like items specified in other parts, shown
on the drawings and as necessary.

14.2. MATERIALS
Glass shall comply generally with BS 952, be the kinds and grades specified
or shown on the drawings, and shall be free from cracks, scratches, bubbles,
blisters, and other defects which will interfere with the appearance or service.
Glazing not otherwise specified shall be float glass of thickness complying
with the requirements of AS 1288 for a basic design wind velocity of 40
metres/second and the applicable terrain category stated in AS 1170 Part 2.
External glazing to aluminium framed doors, windows and balconies to be of
“Pilkington Light Green” in the appropriate grades.
Mirrors are to be 6mm polished float, after cutting silvered by process equal
to copper back. Edges to be polished before coating. Provide semi
concealed approved fixing clips spaced at maximum 900 centres.

14.3. WORKMANSHIP
Glass to be cut smooth with straight edge and the full size required by the
various openings but maintaining clearances. Nipping to reduce oversized
dimensions, flares and the like will not be permitted. Where glass edges but
at mitred corners and at butted junctions edges shall be ground to provide
true straight edges.
Sealants to be fixed strictly to manufacturer’s written instructions. Glass to
be cleaned and sealant trimmed off to approval.

14.4. GLAZING TO ALUMINIUM DOORS AND WINDOWS


Glazing to aluminium framed doors and side lights and aluminium framed
windows to be supplied with the doors and windows by the manufacturer.
All glazing is to be in full compliance with the governing Authorities with sheet
sizes and thickness suitable to framing openings.

14.5. ON COMPLETION
Just prior to practical completion replace all scratched and broken glass and
thoroughly clean and polish all glass provided in whole contract.

15. PAINTING
15.1. GENERALLY
All materials used in the painting trade shall be of the best quality available
and shall conform to their respective standards.
All materials in this trade shall be delivered fresh to the site in sealed
containers bearing the name and brand of an approved manufacturer. No
trade lines will be accepted.
The respective manufacturer’s instructions and specification for the
preparation of surfaces and the preparation and application of the materials
shall be strictly adhered to. Breaking down and thinning of materials, unless
recommended by the manufacturer is not permitted.
Supply, maintain and remove on completion all necessary masking, drop
sheets or other protective measures required to prevent the permanent
disfigurement of prefinished surfaces and equipment or surfaces to which no
other finish is to be applied.
Any spillage, splash or spray marks shall be removed immediately to the
Proprietor’s satisfaction. If removal and cleaning is not acceptable the whole
section of the affected area is to be retreated, painted or replaced to the
Proprietor’s satisfaction.
The medium for application of the paints and other applied films, shall be a
type recommended or stipulated by the respective manufacturer. Irrespective
of the medium employed, the finished film or coat shall be homogeneous and
of uniform coverage, free from gaps, and semi bare patches and other
blemishes.
Allow for neatly cutting in, on straight lines between different materials and/or
colours and at the natural junction between planes.
Paint coats or films shall be free of runs or sags. No painting shall be
executed on improperly prepared surfaces or under atmospheric conditions
which would be detrimental to the quality of the finishing coat.
Generally undercoats and pre finishing coats shall be applied in varying
shades of the final coat. Final colours will be as selected, colours shall be of
the manufacturer’s standard architectural colour range but the painter will be
expected to tint colours not available or not standard. Any work not bearing
out to this or the paint manufacturer’s specification is to be given an
additional finishing coat.
The Builder is to provide all scaffolding, assistance and attendance for this
trade. The contractor is to allow for and provide samples of finishes or
colours as requested.

15.2. PREPARATION
Suitably prepare substrates to receive the painting system specified including
but not necessarily limited to the following:
• clean down,

• remove loose and foreign matter including grease, oil, laitance, dust,
dirt and the like,
• fill cracks and holes,
• sand down, and
• leave smooth
Unless otherwise specified the surface shall be dry before painting
commences. If there is mould or moss on the surface, treat it with an
appropriate fungicide in accordance with the manufacturer’s
recommendations and treat efflorescence if present.

15.3. COATING SYSTEMS

External and internal steel and metalwork


Where not prefinished with colorbond, all galvanised surfaces are to be
thoroughly de greased and cleaned.
Apply:
• one coat approved etching primer
• one coat zinc chromate primer
• one coat undercoat
• two coats full gloss enamel
Refer to schedule for final colours

Internal plasterboard
All cavities shall be stopped as required with approved plaster filler, the whole
rubbed down to remove all extraneous material and irregularities.
Apply:
• one coat sealer
• one coat undercoat
• two coats satin acrylic

Painted woodwork
Internal joinery items to be painted, shall be sanded smooth, all holes and
cavities shall e stopped, any knots shall be sealed with knotting varnish, the
whole sanded smooth and cleaned.
Apply:
• one coat undercoat
• two coats full gloss enamel

15.4. SIGNAGE AND TACTILE INDICATORS


Provide all required statutory signage in accordance with BCA NSW
requirements (refer to Section C3.6, section E3.3) and tactile indicators AS
1428.1.

15.5. MISCELLANEOUS FINISHES


Car parking bays as shown on the drawings are to identified in accordance
with Council’s requirements using 75mm wide white line markings equal to
“Stanmark” brand polymer film.

15.6. ON COMPLETION
Do all making good and cleaning, patching and touching up to match
adjacent surfaces and colours.
