Introduction

Conflict management is a practice by any organization and business of being able to identify and

handle conflict and issue fairly, efficiently and sensibly. In any organization or business, conflict is a

natural thing to happen and exist, but that’s why it is important in any organization, business and

workplace to have someone who can understand the conflict and issues that is happening in the

organization and business and know how to resolve it. Properly managed conflict can improve the

organization and business situation. Conflict management also refers to techniques and concepts

designed to scale back the negative effects of conflict and enhance the positive outcomes for all

parties involved.

The techniques and concepts used depend upon the sort of conflict that needs managing researchers

differentiate between affective (relational) and substantive (performance, process or task-specific)

conflict, also as inter organisational conflict that involves between two or more businesses and intra

organisational that is conflict within organisations.

Conflict management is important for any organization and also business. The particular reason for

the circumstance conflict management purpose is to teach conflict resolution skills, such as managing

conflict, self-awareness about the different formats of conflict and produce effective communication

while in conflict with a team member. These skills assist teams in establishing a positive outcome

from conflict and overall, reducing conflict on an entire. With the use of conflict management, certain

strategies can be implemented to eliminate and resolve negative aspects of the conflict, increase the

positive factors of conflict and enhance performance within the working environment.

A lot of huge organizations and businesses in the world such as Samsung, Apple, Virginia Airlines,

AirBnb and many more have conflict management. It is important for huge organizations and

businesses to have conflict management in order to identify, analyse and overcome all issues and

problems that can jeopardize the image and reputation of the organization.
AirBnb Inc is an American vacation rental online marketplace company based in San Francisco,

California. AirBnb was created by Brian Chesky, Nathan Blecharczyk and Joe Gebbia in the year of

2008. AirBnb is a shorter version of their original company’s name which is Air Bed and

Breakfast.com. AirBnb operates and maintains their business, hosts a marketplace accessible to

consumers and consumers via their website or mobile app that is available in Google Play Store,

Apple Store, Huawei Store and many more.

Using the Airbnb website and mobile app, the users can use the app to list out all of their properties

such as their banglo, condominium, cottages to arrange lodging, primarily homestays, and tourism

experiences for rental. AirBnb does not own any of the rental listed properties but they only receive

profits from the commissions from all the bookings. AirBnb operates in 220 countries all over the

world with a number of 6,300 employees and 2.9 million hosts. AirBnb market capitalization is worth

U$D 100 Billion. So, this makes them one of giant organizations in the world. Big organizations like

AirBnb are hard to manage and will always face issues and problems in any kind of situation and

that’s why it is important to have conflict management in this organization.


Contemporary issues in Organisational Perspective on Stakeholders management.

On 31st October 2019, the state of California was shocked with a deadly incident in Orinda,

California. The deadly incident involves a gunshot incident during a Halloween party that caused 5

victims in their twenties were killed. The Orinda Halloween party incident happened at the residential

house that had been rented through Airbnb services by a woman who had reportedly told the property

owner that she was hosting a family reunion for 12 people, and that some guests had asthma and

needed to gather at a location free of wildfire smoke. Because of the duration of the rental was only

for 1 night, the owner of the house does not allow the renter to have any parties at the property.

During the deadly Halloween incident, the party was attended by 100 guests including the victims.

The neighbour who lives near the house make a complained to the local police department

complaining about the loud noise coming from the party shortly after 9 P.M. During 10:45 P.M,

additional police officers responded to the home when they received multiple reports from the

residents who live near the house about the gunshot sound and gunshots being fired inside the house

that have been rented for 1 night. When police arrived at the scene, many of the party guests were

running and fleeing from the house. One of the party guests mentioned that during the party there was

no argument or physical contact that leads to the shooting incident. The town of Orinda has never

encountered with this kind of deadly incident before.

This Orinda Halloween party incident happened in one of the AirBnb listed rental properties that use

their service to book it. The news about the incident was widely spread in the United States of

America and also all over the world. This incident has sparked fear, controversy about the safety of

using the services of AirBnB rental services. AirBnb stakeholders consists of the Guests, Hosts,

Communities, Shareholders, and Employees. Most of these stakeholders were affected by the deadly

Orinda Halloween incident. The guests (users) of the AirBnB are afraid of using the services. This is

because they are afraid that the house/property that they rent/use are not safe enough for them to live

in. Most of the guests would prefer to book and stay at the hotel due to safety concerns. The guests
(users) also don’t want to be in tricky situations because of new strict policy from AirBnb for the user

to follow. AirBnb required the user to provide all of their personal information for safety reasons.

While for the hosts (owner of the property), the Orinda incident has caused them getting less

reservation and booking for their listed property. This is because most of the guests (users) are afraid

of renting a house from AirBnb services due to safety issues and they would prefer to stay at the hotel

or resorts. Due to the new policy, the hosts are not allowed to rent the property to the (renter) guests

who want to make a huge gathering or party in the rental property. The hosts (owner of the property)

also received complaints from the local city council. This is because the hosts must have a licence and

permit in order to operate the rental services via AirBnb. They also complain that this new way of

house rental services has increased the local rental price and it caused most of the rental property is

not affordable. A lot of local city councils start to make new rules that they do not allow the hosts to

rent their property for short duration. They must at least rent it to the renter for at least more than 30

days. Less than that are not allowed.

While the effect towards the community is most of them are concerned about the safety of their lives

and property. This is because the local community is not really used with the short-term rent services.

Most of these renters are outsiders or tourists, so this makes the local community feel that they are not

safe when these outsiders are living in their neighbourhood. The local community does not know the

identity and the background of the guests that rent the house near them. So, this has raised a safety

concern among the neighbourhood about the AirBnb rent policy.

For the shareholders, the Orinda incident that has happened has caused them to lose some existing

customers and potential customers. This is because most of the customers (guests) start to look for

other alternative when looking for a house to rent. Most of them will rent rooms at a hotel because it’s

more convenient and also safer. They no need to think about safety when they stay in the hotel

because all the hotels provide tight security at the residential.
