DEED OF DONATION

KNOWN ALL MEN BY THESE PRESENTS:

REYNALDO V. BONITA, married to JOCELYN B. BONITA, legal age, Filipino

citizens, with residential address of Block 10 Lot 2 Veraville SA, Manuela Subdivision,
Las Piñas City, hereinafter referred to as the DONOR;

-and-

JED CHRISTIAN B. BONITA, single, Filipino citizen, of legal age, with residential
address of Block 15 Lot 6 Lotus Grand Village, Molino 3, Bacoor City, Cavite,
hereinafter referred to as the DONEE;

-WITNESSETH-

WHEREAS, the DONOR, by sheer liberality and pure gratuity on his part, decided to
convey a parcel of land, with improvements thereon, in favor of the herein DONEE;

WHEREAS, the DONOR intended to convey said property by donation with the consent
of his spouse, as identified above;

WHEREAS, the DONEE accepts the act of gratitude and liberality on the part of the
DONOR;

NOW, THEREFORE, this Deed of Donation is hereby executed to fulfill the purposes
above, pursuant to the terms as described below:

TERMS OF DONATION

The DONOR is the owner of a parcel of land, with improvements thereon, under Tax
Declaration No. 16-0006-00611 and Transfer Certificate of Title (TCT) No. T-1111780.
Said documents are registered under the name of the DONOR married to his spouse
Jocelyn V. Bonita.

The property is more aptly described as follows:

“A parcel of land (Lot 1 Block 31 of the consolidation-subdivision plan,

Pcs-04-017951, being a portion of Lots 1, 3, & 12-14, Blk 30, 1-4, 16 & 17,
Blk. 31, 1-4, Blk 32, all of Pcs-04-012413, Psu-04-008800 & Psu-04-
008801, L.R.C. Rec. No. N-31838, N-58798, N-58748), situated in the
Brgy. of San Antonio, Municipality of Noveleta, Province of Cavite, Island
of Luzon. Bounded on the SW., along line 1-2 by Lot 1 Blk. 90, of the
cons.-subd. plan; on the NW., along line 2-3 by Lot 162, Cad. 604-D,
Noveleta Cadastre, on the NE., along line 3-4 by Road Lot 32, Pcs-04-
012413, on the NE., E., SE., along lines 4-5-6-7-8-1 by Road Lot 68, of the
cons.-subd. plan. Beginning at a pt. marked “1” on plan, being S. 30 deg.
36’W, 3304.68 m. from BLLM No. 1, CAD. 203-D, Ext. Kawit cadastre.
Thence N. 80 deg 15’W., 13.81 m. to pt. 2, thence N. 11 deg. 11’E, 15.00
m. to pt. 3; thence S. 80 deg. 14’E, 10.73 m. to pt. 4; thence S 69 deg. 17’E,
1.67 m. to pt. 5; thence S. 44 deg. 46’E, 1.69 m. to pt. 6; thence S. 20 deg.
09’E, 1.68 m. to pt. 7; thence S. 04 deg. 44’W., 1.70 m. to pt. 8; thence S.
 16 deg. 44’W., 10.63 m. to the pt. of beginning, containing an area of TWO
HUNDRED THIRTEEN (213) SQUARE METERS. All pts. referred to are
indicated on the plan and are marked on the ground by PS cyl. conc.mnons.
15x40 cm. bearings true, date of orig. survey, June 14, 1984, and that of the
cons.-subd. survey, May 1-30, 2000 and was approved on August 2, 2002.”

The property described above is hereby donated by the DONOR in favor of the DONEE
with absolutely no payment, consideration, or any pecuniary amount in return.

The DONEE hereby accepts and receives this donation made in his favor by the
DONOR, and hereby manifests his gratefulness for the latter’s generosity.
