dated January 2020. Building over or adjacent to sewer or stormwater mains, easements, swimming pools and substations are not included
but will be added, if permitted and required, at a capped and No More To Pay amount. Landscaping, rain gardens, bushfire protection, acoustic

items that are not included that are relevant to you
–Y or your home construction. Many builders will try to
charge extra unknown and undetermined fees to their
customers in the thousands of dollars after they have
signed contracts. These are for essential items like
removing excess excavated soils after excavating the
site and after drilling piers or digging plumbing trenches,
they can charge for additional concrete slab engineering
or additional pier drilling as well. We won’t charge you
extra for these items. They are essential.

Why does Kaplan say “capped” and not “fixed” price?


We say capped price because many builders are now
abusing the term fixed price by fixing the price only to
a certain extent. They use tricks like stating “fixed price
site costs” on their quote and then in fine print they
make restrictions by limitation to how many metres
of concrete piering or what type of slab class design
they will do or how many tonnes of excess soil they
will remove from site. We say capped because we cap
the price and not the work. The work still must be done
to make the home meet the engineering standards
therefore they will charge you additional and exorbitant
fees to do that essential work knowing that you must
pay the fee to complete the home.

Full Refund of Commencement Fee Guarantee


Our full commencement fee refund means you have
nothing to lose by choosing Kaplan, you have a sure bet
to benefit or walk away without loss of money. If we fail
to deliver what we promised at the time your building
agreement is due to be finalised, you simply point that
out to us and we provide you with a full refund. This
means if we try to charge you more money with hidden
costs or don’t draw the plans we initially agreed to in the
time frames we promised, you get your money back.
