AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

THAT WE, LOURDES Q. GINES, of legal age, widow and a resident of De Joya
Compound, Alangilan, Batangas City hereinafter known as the FIRST PARTY, and NENITA
UY PEREZ, of legal age, married, resident of Nueva Villa subdivision, Batangas City,
hereinafter known as the SECOND PARTY, do hereby agree and state:

That the FIRST PARTY is one of the registered owners of the parcel of land located at
Alangilan Batangas City and covered by Transfer Certificate of Title No. T-5164 RT 4798
(5164);

That the SECOND PARTY mortgaged the said property in favor of Rural Bank of
Batangas, Inc. (now Pride Star Development Bank, Inc.) in the amount of P110,000 on
September 28, 1992;

That since the SECOND PARTY was the one benefited by the said mortgage, the
SECOND PARTY agrees and undertakes to pay the outstanding balance of the said obligation to
Pride Star Development Bank, Inc. within one (1) year from date of this Agreement;

That the SECOND PARTY undertakes to deliver the Duplicate Owner’s Copy of
Transfer Certificate of Title No. T-5164 RT 4798 (5164) free of any lien and/or encumbrance
arising from the said mortgage to the FIRST PARTY.

IN WITNESS WHEREOF, we have hereunder signed our names this _____ day of
March 2011 at Batangas City , Philippines.
