COURSE DESCRIPTION

The course provides a basic understanding of management


theory and the requirements of setting up a professional
office. It also deals with post-contract procedures, including
arbitration. Also related to insurance and reinstatement
costs.

This course also introduce student to entrepreneurial


knowledge and skills to enable them to incorporate business
strategy while practicing. This course also address the
professional route to registered Building Surveyor in
Malaysia (RISM), Royal Institutional Chartered Surveyor
(RICS), and relevant professional membership in building
surveying practices.
SYLLABUS CONTENT
1. Professional practice firm registration, governing bodies and
related acts.
2. Code of practice; professional ethic, duties and performance,
negligence, dispute, indemnity insurance and fees.
3. Professional building surveying office management; setting up,
registration, business operation, structure, organization, staffing
and administration, personnel policies, selection, job description,
span of control, authority and responsibility,
4. Business capital; capital appraisal, financial, agencies, affiliation
and government incentives.
5. Financial planning; set up expenses, balance sheet, breakeven
analysis, cash flow statement, financial history and ratios,
personnel financial statement and profit and loss projection.
6. Corporate management, strategy, formation of a company,
policies, strategic planning, management of change.
Contemporary issues relating to the construction industry and the
property market.
7. Business marketing, sale forecast, advertising, promoting and
bidding strategies.
COURSE OUTCOMES

Upon completion, students should be able to :-


✓ Interpret management theory and professional liability with
application to the Building Surveyors’ role in the construction
industry.
✓ Evaluate risks and insurances, disputes and dispute resolution
related to construction industry.
✓ Identify the need of claim and payment and able to prepare
claim document based on requirement in the standard form of
contracts.
✓ Recognize the entrepreneur skill on business capital and
financial planning.
✓ Interpret the corporate management in business industry.
