The Landlord served us with a section 21 notice on the 10th November 2020. The
landlord agreed that as we paid in 6 month chunks and we had paid up until the end
of February that if we left before that we would get a repayment of rent equal to the
amount of time left on the tenancy. There were no other stipulations to this
repayment. Due to the potentially fluid nature of our leaving date we agreed to keep
the estate agents informed and arrange for everything to be done when we knew we
were moving. We ended up moving out on the 12th Jan 2021 and therefore
arranged for the checkout to be done on Saturday 16th Jan. Included as evidence is
the section 21 letter and the response to the checkout we received from the landlord.

I had the carpet professionally cleaned before leaving the property.

Details:
According to the landlord, the oven was not professionally cleaned; I enclose
exhibit B, a completion of clean certificate that proves we did in fact get a
professional clean for the flat. During the dispute prior to escalation, I was in
correspondence with the cleaning company we hired to see if they could perform
a touch up clean so that it could be done to the landlord’s satisfaction. Upon
arrangement of this, I informed the landlord’s representative and was told that he
had gone ahead and got his own cleaning company in to perform the clean and
that we are still eligible to pay the original costs.

that we had let them know prior to the date of the inventory being taken that if

As the pictures in the inventory (exhibit G) show, on page 14 and 15, there is no
evidence of the proposed line of emulsion stated in correspondence with the
landlord’s representative in exhibit I. Indeed, the only time images showing this
appeared were in exhibit H, 6 days after we had moved out. I find it suspicious
that these marks are our doing when they only appeared 6 days after we left. This
email also confirms they were not in the inventory report and therefore are not our
responsibility to pay for. The inventory itself states only light marks and staining
on the walls in bedroom 1 and light marks and scuffs in bedroom 2. Again, this
sounds to me like wear and tear and we are not liable for such things. Exhibit H
also admits that the landlord had the place redecorated before we moved in and

him, something that is not permitted to come out of the deposit.
Additionally, I would like to state that the landlord refused to provide us with
invoices of all works he claims should be paid by us. As this is our right, I find it
very suspicious that these would not be provided if he had nothing to hide from
us. Exhibit J is the email chain between myself and the representative proving I
asked for them, but never received them prior to this dispute being opened.
